It is located on the banks of the Musi River, surrounding the Hussainsagar Lake in the Deccan Plateau of Southern India. The city’s area is 650 square kilometres and has a population of 9.7 million. Among the cities of Telangana, Hyderabad is the largest contributor to the state’s GDP, state tax and other revenues. Hyderabad has emerged as a hub for the information technology, pharmaceuticals and biotechnology industries and is known as “India’s pharmaceutical capital” and “Genome Valley of India”. The city is a major centre for higher education and research, and is among the global centres of information technology for which it is known as Cyberabad (Hi-Tech City). Hyderabad’s retail market is characterised by unorganised retailers such as ‘Mom and Pop’ shops and organised local retail chains such as department stores. The city’s retail market is mostly concentrated on main streets due to a lack of shopping centres. However, with new developments coming on stream and government support for FDI in retail, it is expected that there will be a surge in Hyderabad’s retail market prospects. The city government’s proactive steps, investor-friendly policies and improving infrastructure are reviving business sentiments, attracting investments and major companies, whilst boosting its real estate market activities. The retail market has seen significant momentum in recent times with retail leasing seeing an upward trend. Demand is largely driven by the apparel, entertainment and F&B sectors. Ikea, the world’s largest furniture brand, has opened its first centre in the city. Likewise, many International brands such as MG Motors, KIA motors, Sephora, One Plus, Brooks Brothers, Diesel have entered the city. The growth of the financial services sector has helped Hyderabad evolve from a traditional manufacturing city into a HYDERABAD cosmopolitan industrial service centre. From the 1990s, the growth of information technology (IT), IT-enabled services (ITES), insurance, pharma and financial institutions have OVERVIEW expanded the service sector and these primary economic activities have boosted the ancillary sectors of trade and commerce, transport, storage, communication and retail. WALCOTT Georgia State University, Atlanta and JAMES HEITZMAN University of California, Davis The economic giants of Asia, India and China, encourage clusters of high technology companies to fuel their national economic development drives, but the paths of these neighbors follow divergent trajectories due to different interconnections between government policy and business strategy. Based on field research, economic data and targeted case studies, this article explores the impact of regional political agency, technology infrastructure (unconnected versus integrated), the central government (hands-off versus highly involved), private capital (large versus negligible), and foreign direct investment. The picture emerging from each countrys profile allows assessment of short and long-term change for these urban clusters. 1. THE TECHNOPOLE AND ASIAN URBANIZATION A growing body of multi-disciplinary scholarship focuses on technopoles: dynamic clusters of research and production organizations generating rapid employment growth within innovative sectors, forming an important component of public policy. The technopole effect - encompassing spin-offs from co-located science or business parks, the segregated enclaves of privileged employees, attractive recreational amenities, and enabling infrastructure - produces a characteristic urban morphology within an emerging category of technology-based world cities. The transformed environments where the technopole effect occurs, often defined as corridors, signify a major component in urban policy that aims at the stimulation of services on the borders of former urban cores. A clear need exists for examining such spaces of human interaction, based on case studies of new urban developments offering possibilities for global application (Grant and Nijman 2002).

    M A R K E T B E AT HYDERABAD Residential Q4 2019 New launches on the rise, more projects underway in 2020 A total of 4,340 new units were launched in Q4, a 2X rise on a quarterly basis. This is in line with our predictions during Q2-Q3 when several large- scale projects were awaiting approvals. Established catchments such as Kondapur, Hafeezpet, Nallagandla and fast-growing locations such as 14,464 NEW UNIT LAUNCHES (2019) Gopanpally – Tellapur, Bachupally are have witnessed new launches during the quarter. On an annual basis, the number of launches were higher by 30% y-o-y, suggesting a positive momentum in the residential market. Western quadrant accounted for 3/4th of the total launches during the year with majority of the projects launched within close proximity to IT and financial districts. Locations with major new launches in other parts of the SHARE OF MID SEGMENT IN NEW city include Uppal, Bolarum, Patancheru and Kismatpur etc. Mid segment projects accounted for nearly 90% of the units launched during the quarter 46% LAUNCHES (2019) in addition to a a luxury project in Kondapur.
