    Current and Future Market Conditions Q3 2014 Current and Future Market Conditions Q3 2014 The Philadelphia Central Business District (“CBD”) made huge strides in Q3 with 350,000 SF of positive absorption, bringing the year-to-date absorption to 492,000 SF. 5.2 million SF remain available, and the CBD’s vacancy rate dropped to 12%. For comparison purposes, at the peak of the market in 2007, vacancy was below 10%, and the total vacant space was just under 4 million SF. Q3 saw inbound demand and organic growth. Hill International, a South Jersey-based construction company, announced that it would relocate its global headquarters from South Jersey to One Commerce Square, where they have leased 60,000 SF for 12 years on floors 16 and 17. vXchnge, a data center service company, entered the CBD this quarter with a 10 year lease of 70,000 SF at 1500 Spring Garden Street. The University of Pennsylvania Health Systems renewed its lease in Centre Square through 2021 and leased an additional 56,000 SF. The healthcare giant now has a total of 234,000 SF in the building. Cigna Corporation continues its search for 300,000 SF, a substantial 150,000 SF reduction from its current footprint of 450,000 SF in Two Liberty Place. The Radian Group has entered the market and is seeking 150,000 SF. Obermayer Rebmann Maxwell & Hippel, LLP, a long-standing tenant occupying approximately 86,000 SF of the top three floors of Suburban Station, is seeking 50,000-60,000 SF. Accounting firm EisnerAmper, based in Jenkintown, is seeking 50,000 SF.

    Current and Future Market Conditions Q2 2018 Current and Future Market Conditions Q2 2018 Philadelphia’s office market remained flat in Q2. Small to medium size users of space continued to grow. This growth, offset the shedding of excess space by larger users. 5.5M SF is now available and the CBD has a 12% vacancy rate as of the end of Q2. Noteworthy Points: After the departure of FMC, Sunoco, and Bank of New York, Mellon Bank Center was left with 500,000 SF of vacancy in 2014. Fast forward to Q 2 2018, the building is now 95% leased. Kudos to Equity Common Wealth and their leasing team. However, with the inevitable departure of Aberdeen Asset Management, Melon Bank Center will have 50,000 SF of contiguous vacant space located on floors 31‐33. This space represents the highest available contiguous vacancy in the CBD. The space will become available in September 2019, though it is likely to be leased well before the end of 2018. “The Heat Is On” as rental rates continue to rise in the CBD. Growth occurred across virtually all business sectors with very few firms contracting their operations (excepting Towers Watson). As a result of this growth, the CBD’s asking rates continued to move upward in the quarter resulting in a $30.18/SF overall citywide average. Full service rates currently range from $30.50/SF for Class A, $27.25/SF for Class B, and $23.50/SF for Class C. As would be expected, the most expensive space at $39.50/SF is found in the Trophy Towers of West Market Street.

The Philadelphia Central Business District’s (“CBD”) continued its positive trend as 100,000 square feet was absorbed during Q 2. 3.7 million square feet remains available, and the CBD’s vacancy rate dipped ever so slightly to 9.5%. Large blocks of space remain scarce across the CBD’s inventory. As such, Independence Blue Cross will remove one of them by leasing 210, 000 SF at 1900 Market Street from Brandywine Realty Trust. The healthcare giant inked an 18 year lease and will backfill space vacated by Cozen O Conner which relocated to One Liberty Place during Q 2. ExcelleRx renewed their lease in Three Parkway for 3 years and remained in 100,000 SF. The Board of Pensions of the Presbyterian Church solidified their presence in 2000 Market Street by agreeing to a 7 year lease extension on 75,000 through 2028. Public Financial Management will vacate their long standing headquarters in Two Logan Square and lease 44,000 SF on floors 42 & 43 in Mellon Bank Center for 15 years. This relocation represents the first significant defection from Brandywines CBD portfolio. The Burns Group will consolidate 30,000 square feet from 1818 Market Street and 1835 Market Street and entered a new 10 year lease at Two Commerce Square. Cigna Corporation continues its search for 300,000 square feet. Radian Group is in the market and is seeking 150,000 square feet. The Market Place Design Center is searching the CBD in search of 150,000 square feet.
