With plenty of space for friends and family, plus generous bedrooms and a sunny, low maintenance garden, it’s sure to put a tick in every box. Set within a village but well placed for Wymondham, Norwich and the A11, there’s even a train station close by. Fulfilling Potential The owners instantly loved the location of their home and could see the potential to create their perfect family pad right here. “At the time, we had two young children and it only had a small kitchen, so once we’d settled in, we started to make some changes,” they explain. What was the original kitchen is now a generous utility, while the former double garage is a stunning, open plan kitchen and dining room that forms the heart of the accommodation. Above this is a lovely and tranquil master suite. “Doing this has transformed the house and we’ve been able to grow into it. Everything has worked so well at every stage that it will be a real wrench to leave!” Rising To Every Occasion The aforementioned kitchen has plenty of storage and preparation space to keep keen cooks happy, plus room for a large family table by the double doors leading out into the garden. These also allow the light to pour in so it’s a cheerful and uplifting area. A further set of double doors take you into the generous sitting room, so you can open up the rooms for entertaining, while the adjacent conservatory, currently a games room, adds to the size and versatility. “When the children were small, it was great being able to open all the doors and let them have the run of the garden while always being able to see where they were and know they weren’t getting up to too much mischief!” And as the children have grown older, the family can spend time together or host friends here in comfort, without getting under each other’s feet. “They can do homework in the study or at the table and can practice music without disturbing everyone.” There’s an additional, good-size reception that can be a snug or formal dining room – no shortage of options here! Quiet But Well Connected While the garden isn’t huge, it does have plenty of space for children to play on the lawn or adults to fire up the barbecue and entertain on the terrace. It’s also completely private and backs on to the end of another, very long garden, so nobody overlooks you. At the front, there’s plenty of parking and the loke is quiet and safe, so children can learn to ride their bikes there, or head out and call for friends. The owners are both keen joggers and love being able to go out along the quiet roads and soon find themselves in open countryside. “It’s such an easy location. The children went to the village primary and then had the choice of Wymondham High or Wymondham College, with a bus picking up each day for the High.” Summary The property is tucked away on a private loke, with four other properties. Situated within the sought after Spooner Row, it is only a short distance from the very well thought of Three Boars public house, whilst the village itself also has a train station. This is on the Norwich to Cambridge route. The house itself has been sympathetically extended by the current owners with a conversion of the double garage and the addition of the first floor above this garage, which now incorporates a master bedroom suite. The conversion of the garage created a wonderful breakfast kitchen, whilst the original kitchen became the separate utility room. Along with the three receptions, which offer the flexibility of a bedroom on the ground floor, the current owners also incorporated a conservatory. The master bedroom has an en-suite bathroom, whilst the main bathroom services the other three first floor bedrooms. Externally there is off street parking for several vehicles, whilst three timber sheds provide external storage. The enclosed rear garden is south facing in nature, ensuring sunshine for the majority of the day.
