The following are the mandatory requirements of a formal bid and failure to meet one or more shall result in the bid being disqualified: .1 the Bid document shall be signed;

.2 when the bidders have been requested to provide bid security, the bidders shall provide security in the form or amount required;

.3 all unit prices shall be included in unit price contracts;

.4 the Bid package shall be on Metropolitan Regional Housing Authority documents;

.5 any Bid based on modifying, qualifying or re-writing any of the terms or conditions of the Tender, the General Conditions or the Supplementary Conditions documents shall be disqualified; and,

.6 the Tender Submission shall contain all pages of the Bid Form.

.1 BID CLOSING ADDRESS The Bid Closing Address is 3770 Kempt Road, Halifax, . Bids delivered to the Bid Closing Address must be in a sealed envelope marked “Bid” and bear the name of the bidder and the Service “Tender Title”. Bids are to be placed in the Metropolitan Regional Housing Authority Tender Submission Drop Box, located at 3770 Kempt road, Halifax (door to the left of Subway). Bids will be received up to 2:00 PM local time and opened at 2:00 PM local time Tuesday April 06, 2021. .2 BID AND AGREEMENT FORM Bids shall be submitted on the original Bid and Agreement Form as provided herein by the Metropolitan Regional Housing Authority. These forms must be completely filled out in ink or by typewriter. Signatures are to be those of authorized signing officers and are to be witnessed. The Bid submitted shall not contain any form of qualification or, unless the Bid documents otherwise provide, any unsolicited alternative to the Bid. The completed form shall be without interlineations, alterations, or erasures. .3 RIGHT TO REJECT The right to reject any or all Bids or to accept any Bid deemed most satisfactory is reserved by the Authority. The Authority reserves the right to waive any informality in any or all Bids. The Housing Authority reserves the right to consider the following in the evaluation of the tender: .1 past experience with the bidder and/or its management, including, but not limited to the following: .1 compliance with the terms and conditions of past contracts between the Housing Authority or the Government of Nova Scotia and the bidder; and .2 timely completion of past tenders awarded to the bidder. .2 information received in response to inquiries of credit, customer and industry references; .3 the experience and qualifications of the bidder’s senior management and project management.

.4 MODIFICATIONS TO BIDS

.1 Modifications may be made to bids by e-mail to [email protected] provided the modifications are received by the Authority prior to Bid Closing Time .2 Note: Messages received by telephone shall not be considered. .3 The following requirements must be met: 1. modifications must be received at the address indicated in Paragraph 1 of Instructions to Bidder, prior to Bid Closing Time; 2. modifications made by fax or email shall immediately be followed up by the original document being delivered to the Metropolitan Regional Housing Authority and signed as outlined in Paragraph 2 of Instructions to Bidder; and, 3. modifications are not to include the total original or revised bid amount.

.5 EXISTING CONDITIONS The Bidder shall familiarize himself/herself with all locations where the work is to be carried out and will be deemed to have informed himself/herself of all existing conditions and limitations. .6 CONSTRUCTION SAFETY Prior to contract award, the successful bidder must provide a Certificate of Recognition issued jointly by the Workers’ Compensation Board of Nova Scotia and an occupational health and safety organization approved by the Workers’ Compensation Board of Nova Scotia or a valid Letter of Good Standing or Certificate of Recognition Pending from an occupational health and safety organization approved by the Metropolitan Regional Housing Authority. .7 CAPABILITY The Authority may require of any Bidder, proof of financial and technical capability to undertake the work for which its Bid is submitted. .8 INTERPRETATION OF APPROXIMATE ESTIMATE OF QUANTITIES

.1 The estimate of the quantities of work to be performed and materials to be furnished as shown on Schedules "A to B" of the Bid and Agreement is approximate and is given only as a basis of calculation upon which the award of the contract is to be made. The Authority shall not assume any responsibility that the estimated quantities called for in the Bid shall be the same as the actual quantities required in the work. The Authority reserves the right to increase,

decrease, or omit all or any of the quantities of work shown in the Bid and Agreement Form. .2 The Authority reserves the right to make mathematical corrections to the extensions which may change the Estimated Bid Price.

.9 NATURE OF TENDER

.1 The Tender Call consists of the following components: .1 Testing Services relating to annual inspection and testing as described in Section 16000. The Bidder must provide pricing for all locations listed in Schedule “A”. .1 Contract Pricing for providing Testing Services at any location will be based solely on Schedules A. .2 Additional Services relating to work not covered under Testing Services and 24-hour call-out as described in Section 16000. The Bidder must provide labour rates for all extra work not included under Testing Services as listed in Schedule B. 1. The Contractor will be responsible for all properties identified on Schedule “A” on an as-needed basis throughout the term of the Agreement. This does not preclude the Authority from having repairs or other maintenance activities preformed by others. 2. TO: METROPOLITAN REGIONAL HOUSING AUTHORITY FROM:

CONTRACTOR'S FULL BUSINESS NAME THE PROPOSED AGREEMENT IS FOR THE PROVISION OF EMERGENCY LIGHTING TESTING AND MAINTENANCE SERVICES METROPOLITAN REGIONAL HOUSING AUTHORITY FOR A PERIOD OF TWENTY-FOUR (24) MONTHS. THE AGREEMENT INCLUDES THE SUPPLY OF ALL LABOUR, MATERIAL AND EQUIPMENT. THIS EXCLUDES EQUIPMENT THAT IS NOT OWNED OR NOT MAINTAINED BY METROPOLITAN REGIONAL HOUSING AUTHORITY. The undersigned Bidder (hereinafter called the "Contractor") hereby offers to Metropolitan Regional Housing Authority to furnish all necessary tools, plant, materials, and labor to execute and complete the service(s) set out in the "Description of Services" for the Total Estimated Bid Price set out in Clause 3, Total Estimated Bid Price, of this Bid and Agreement. At expiration of this agreement, the option to extend this contract for another twelve (12) months is at the sole discretion of Metropolitan Regional Housing Authority, otherwise the contract is deemed to have terminated automatically. 3. GENERAL AGREEMENT

.1 This agreement shall be in effect for a period of twenty-four (24) months commencing with the effective date of award and ending twenty-four (24) months later, with an option to extend the contract for an additional twelve (12) months at the same price, terms and conditions. At expiration of this agreement, the option to extend this contract for another twelve (12) months is at the sole discretion of Metropolitan Regional Housing Authority, otherwise the contract is deemed to have terminated automatically.

.2 This Bid and Agreement, Instructions to Bidders, Specifications and the General Conditions included herewith shall be and are the complete Bid and this offer is made subject to the provisions contained therein. .3 This Bid supersedes and/or cancels all communications, negotiations, and agreements relating to the work other than that contained in the complete Contract.

.4 This Bid may not be withdrawn for a period of thirty (30) days following Bid Closing. .5 The acceptance letter shall be issued by: .1 Bid document, in which case acceptance shall be deemed to be on the day this letter is deposited in the mail, or; .2 delivering a letter by hand to the Contractor at either: the address set out in the Bid document, the Head Office of the Contractor, or to any officer of the Contractor, in which case acceptance shall be deemed to be the day the letter is delivered. .6 The complete Bid together with, and subject to, all the provisions contained therein shall, when accepted and executed on behalf of the Metropolitan Regional Housing Authority, constitute a binding Contract between the Contractor and the Metropolitan Regional Housing Authority. .7 This Bid is made without connections with any other person or persons submitting Bids to perform the work(s) described herein.

4. TOTAL ESTIMATED BID PRICE PLEASE NOTE: “THE FREQUENCY RATE” INDICATED IN EACH SCHEDULE IS AN ESTIMATE ONLY AND SHALL BE DETERMINED BY THE PROPERTY MANAGER AND/OR MAINTENANCE SUPERVISOR FOR EACH SCHEDULE. THE METROPOLITAN REGIONAL HOUSING AUTHORITY RESERVES THE RIGHT TO INCREASE OR DECREASE THESE ESTIMATED NUMBERS. 1. DEFINITION OF TERMS

In this Contract:

.1 "Project Manager" means the person designated to represent the Authority under the Contract.

.2 Project Lead deals with reports, invoices, scheduling work that requires Purchase orders.

.3 "Work" includes the whole of the work, materials, matters and things required to be done, furnished and performed by the Contractor under the Contract.

2. AUTHORIZATION AND PURCHASE ORDERS

.1 A portion of the work covered by this Contract may be of an emergent nature. In such cases the Contractor will be notified by phone or facsimile, by the Project Manager or Project Lead, of the nature of the call. The Contractor is expected to respond within 60 minutes. A purchase order number will be provided verbally at this time and the written document subsequently.

.2 In non-emergent situations, the Contractor will be provided with a written purchase order and the work shall be completed within a reasonable period of time which will not exceed two weeks.

.3 The Contractor, shall on request of the Authority, provide a written quotation detailing the cost of labour and materials prior to the issuance of a purchase order.

3. ASSIGNMENT AND SUB-CONTRACTING

The contractor shall not assign the contract or any monies due or accruing under the contract under any circumstances without the written consent of the Authority. Every subcontractor shall incorporate all the terms and conditions of the contract which can reasonably be applied.

The Housing Authority reserves the right to approve all subcontractors.

4. INDEMNIFICATION

The Contractor shall indemnify and save harmless the Authority from and against all claims, losses, costs, damages, suits, proceedings, or actions arising out of or related to improper acts or delays in executing the work. The Contractor shall pay for and maintain liability insurance during the term of the Agreement in an amount of not less that Two Million Dollars ($2,000,000) in respect to any one accident or occurrence against claims for personal injury, death, or property damage or loss arising from any act, fault or

Certificates of Insurance showing the Minister / Department and the Housing Authority as an additional named insured shall be filed with the Authority.

5. WORKERS COMPENSATION

The Contractor shall carry Workers’ Compensation coverage on all employees engaged under this contract. The Contractor shall supply the Housing Authority with a Letter of Good Standing from the Workers’ Compensation Board and their Revenue Canada Business Number prior to the work commencing.

6. QUALIFICATIONS AND CONDUCT OF WORKERS

.1 All employees engaged in the performance of the work shall, in the opinion of the Authority, be qualified in the work carried out and shall hold current Journeyman or other appropriate certificates or licenses.

.2 The Contractor shall submit to the Authority upon request, a roster of employees (including copies of documents confirming their qualifications) engaged in providing service under this Agreement. Other persons shall be permitted to perform services only with the written approval of the Authority.

.3 Workmanship shall be of the highest standards and quality performed by workers that are experienced and skilled in the respective duties for which they are employed. The Authority reserves the right to require the dismissal from the work site, workers deemed incompetent, careless, insubordinate, objectionable, or unskilled in the respective duties for which they are employed.

.4 The Contractor and workers are expected to conduct themselves in a polite and professional manner at all times. Discussions with residents regarding the work shall be limited to only aspects of the work that bears directly on the residents.

7. PERMITS, LICENSES, FEES, TAXES & BYLAWS

The Contractor shall comply with all Federal, Provincial or Municipal laws and regulations, relating to the work, and shall pay for all permits, licenses, fees and certificates required for the execution of the work.

The Contractor shall include in the Tender all Federal, Provincial and Municipal taxes which are applicable to this Contract and the Contractor shall pay these taxes. No return of, or credit for taxes paid will be made to the Contractor.

8. SAFETY MEASURES

The Contractor shall take precautions to prevent accidents and injury to persons or property, about and adjacent to the premises where the work is performed.

The Contractor will be held responsible for the enforcement of all applicable provisions of the Nova Scotia Occupational Health and Safety Act and its regulations and all other safety measures as required by authorities having jurisdiction.

Vehicular and pedestrian traffic shall be protected by the use of barriers supplied by the Contractor.

9. PROJECT MANAGER AND CONTRACTOR

The Project Manager, as named in the Instructions to Bidders, shall represent the Authority in all matters dealing with this Contract and they shall decide all questions arising from the Contract Documents. Where the Contractor disagrees with these decisions, they shall provide notice in writing to the Authority.

The Project Manager may from time to time designate other representatives of the Authority to communicate with the Contractor. Significant instructions/directives are to be in writing.

Should the Contractor be absent, they shall appoint a competent foreperson, satisfactory to the Project Manager, who shall have supervision over the work.

10. CONTRACTOR SUPPLIED MATERIALS & EQUIPMENT

The Contractor shall,

.1 unless otherwise stipulated, provide and pay for materials, water, tools, equipment, light, power, transportation and other facilities necessary for execution and completion of the work.

.2 unless otherwise specified, incorporate all materials into the permanent work that are new and of good quality. The Contractor shall, if required, furnish satisfactory evidence as to the quality of materials.

.3 apply, install or use material according to the manufacturer’s directions.

.4 provide the products which are specifically named. Alternatives shall only be used if approved in writing by the Authority.

.8 Materials and replacement parts shall be supplied at wholesale cost plus a markup of 15% excluding all taxes which shall be shown as a separate item. The Housing Authority reserves the right to request a copy of the Supplier’s invoice.

11. INSPECTIONS

The Project Manager or designate shall have access to the work at all times. If the work is found not to be in accordance with the contract, it shall be corrected at the Contractor's expense.

12. WARRANTY

The Contractor shall make good any defects due to poor workmanship and shall replace any defective materials supplied if such defect(s) becomes apparent within one (1) year from the date of acceptance of the work by the Authority.

13. PROTECTION OF WORK AND PROPERTY

.1 The Contractor shall provide and/or maintain at their own expense adequate protection to any work in progress. .2 The Contractor shall protect from damage all real property, goods, household effects and personal property of residents, adjacent property owners or the Authority in the course of performing the work or as a direct result of it.

14. CONTRACTOR'S ACCESS TO BUILDINGS/UNITS

.1 The Contractor shall make arrangements with tenants to gain access to occupied units. The Authority will supply the tenants' name and address and, where possible and required, the tenants' phone number.

.2 Keys for access to buildings, service rooms, vacant units, etc. are to be obtained from the Authority's office or as otherwise directed. The Contractor is to promptly return the keys to the location designated by the Authority upon completion of the work.

.3 Failure to promptly return keys may result in the Authority's replacing the key and/or lockset, and at its sole discretion and without notice deducting the cost of same from any monies owing to the Contractor.

15. TERMS OF PAYMENT

The Authority agrees to make payment in accordance with the terms of the Tender and Agreement subject to the following:

.1 Where it can be proven by the Contractor that suitable arrangements were made with the tenant for access to the unit and the Contractor was unable to gain entry, the Authority will pay a charge of one hour at the applicable hourly labour rate contained in Schedule "B" of the Tender and Agreement.

.2 The MRHA designate’ s verification that all the work has been satisfactorily performed. .3 Invoices shall include a detailed description of the work performed, total number of hours at the applicable rate, material cost and mark-up, and applicable taxes identified separately. The purchase order number must appear on each invoice.

.4 A worksheet detailing the date and time of the call, a description of the work performed and, where applicable, a signature from the tenant shall be submitted with each invoice.

16. AUTHORITY SUPPLIED MATERIALS

The Contractor shall install material supplied by the Authority when, in the opinion of the Authority, it is expedient to do so.

17. RUBBISH & WASTE REMOVAL

.1 Rubbish and waste material is to be kept to a minimum. At completion of the work the Contractor shall, at their expense, ensure the maximum cleanliness of any Authority or other property and shall remove and properly dispose of all rubbish or waste materials.

.2 The Contractor, upon written request of the Authority, shall deliver to the Authority any part, etc. that has been replaced.

The Authority reserves the right to:

.1 exclude repair or maintenance work which, in the opinion of the Project Manager, will exceed One Thousand Dollars ($1,000). .2 exclude repair or maintenance work which, in the opinion of the Project Manager, the Contractor is unable to fulfil within a reasonable period. .3 carry out repair and maintenance work by its own forces from time to time.

19. TERMINATION OF AGREEMENT

The Authority reserves the right, at any time during the term of the Contract, to terminate the Contract with ten (10) days notice to the Contractor, for breach or non-performance of any of the terms and conditions or specifications in whole or in part.

20. SERVICE HOURS, EMERGENCY CALLS, TRAVEL TIME, AND SERVICE VEHICLE INVENTORY

.1 The Contractor shall provide an emergency call-out service on a 24-hour basis for all locations within the scope of this contract. Regular hours shall be between 8:30 a.m. and 4:30 p.m. Monday to Friday. Federal, provincial and municipal statutory holidays shall be overtime hours.

.2 Charges shall be in one-half hour increments.

.3 The Contractor shall have at their immediate disposal fully qualified technicians capable of undertaking all types of work encountered in this Contract.

.4 The Contractor shall not refuse any call for service by the Owner.

.5 The Contractor shall advise the Owner of the telephone number at which their representative may be contacted at any time.

.6 The Contractor shall not invoice the Housing Authority for the hours of two or more qualified technicians on the same job, without the prior approval of the appropriate Project Manager.

.7 Travel time and Service Vehicle Inventory:

1. The Contractor shall not be permitted to add labour or travel time for scheduled maintenance calls priced in Schedule A. Travel time shall be built into the rate.

i. Round-trip travel rates listed in Schedule B are to be billed once for calls to a building. Return visits must be approved by the Project Manager. This rate is all-inclusive of mileage and labour. No additional charges will be permitted. ii. No additional rates are permitted for additional staff-persons. iii. When making a service call to any outlying buildings as outlined in Schedule B, the Contractor must maintain inventory of general consumable materials in service vehicles to reduce the need to return to complete work. The stock may be reviewed by the Project Manager at any time.

Metropolitan Regional Housing Authority Tender No. MET20-17 Emergency Lighting Testing & Maintenance Services Provision of Services – Unit Price ASBESTOS DISCLOSURE MATERIALS LETTER: JANUARY 2014 January 2014 To Whom It May Concern,

This is to advise that certain building materials used in the construction of apartment buildings, office buildings and homes between the years 1946-1986 may contain asbestos fibres. Asbestos may typically be found in drywall filler, texture coats (stucco), floor tiles, tile adhesive, gaskets, hard board, plaster, ceiling tiles, caulking and seamless flooring. Asbestos can be a hazard if the fibres in the building material are released or separated from the material or become air borne. In order for asbestos fibres to be released from this material, it must be sanded or crumbled into small pieces.

Asbestos is not otherwise poisonous and it does not off-gas any toxic chemicals. Under normal conditions of day-to-day usage, these materials do not pose a risk to occupants, as they are not releasing dust.

As many of the Metropolitan Regional Housing Authority (MRHA) buildings were constructed prior to 1986, we are advising that asbestos may be present in the building materials. When properly managed these materials are not a cause for concern.

Typically, if asbestos is found in MRHA buildings it is in the drywall filler (the material used to cover the seams where two (2) pieces of gyproc meet or the corners of a room or where the ceiling and walls meet), stucco or plaster. Gyproc itself does not contain asbestos.

The following responsibilities fall upon any contractor whose work may results in the disturbance of any asbestos-containing or contaminated materials or surfaces:

1. Before commencing work, ensure all contractors employees and supervisory staff have been informed as to the presence and approximate location of all asbestos-containing materials that may become subject to disturbance (whether intentional or not); 2. Only workers trained and authorized in Type 1, 2, or 3 asbestos work procedures are assigned to work involving exposure to material containing asbestos; 3. File with the Metropolitan Regional Housing Authority a signed and executed copy of a Contractor's Notification & Acknowledgement form as provided at the end of this document; 4. Perform work in such a manner as to avoid the disturbance of any asbestos-containing or contaminated surfaces or materials other than those materials intentionally contracted to remove, repair, encapsulate or enclose; 5. Upon discovery of any unidentified asbestos-containing or suspect asbestos-containing materials, secure the area, suspend all activities that may disturb such materials and do not proceed with work in the area until it has been determined if the material in question contains asbestos and written authorization to proceed is obtained from the Metropolitan Regional Housing Authority; 6. Prior to proceeding with any asbestos disturbance for Type 2 and Type 3 work (i.e. removal, clean- up or repair) ensure a signed and duly executed Asbestos Work Permit is obtained from the Metropolitan Regional Housing Authority; 7. Ensure all work that may disturb any asbestos-containing or contaminated surfaces is completed in accordance with current regulatory requirements; and, 8. As required, provide the Metropolitan Regional Housing Authority with a copy of all executed Asbestos Waste Transportation Manifests, verifying the safe and proper disposal of asbestos waste generated.

PART A - GENERAL

1. SCOPE OF SERVICES .1 Work under this Contract shall include: .1 Testing Services relating to the inspection, testing, cleaning, adjusting, of building emergency lighting systems identified in Schedules A, and in a manner and frequency described herein and for a fixed fee as set out in the Bid and Agreement; .2 Additional Services relating to the maintenance and repair of building emergency lighting systems performed on a Time and Material basis at rates set out in Schedules “A and B”;

2. GENERAL

.1 Definition: ‘Emergency Lighting System’ means all components comprising the emergency lighting and power system including, but not limited to: batteries, chargers, controls, enclosures, terminations, wiring, fixtures and luminaries; .2 The purpose of the inspections and tests described in this section is to establish that the existing emergency lighting systems function as intended and conform to all referenced standards and AHJ regulations; .3 Life Safety Equipment according to the National Building Code (NBC) are fire alarm and emergency voice communication systems, firefighters’ elevators and elevators serving storeys above the first storey in a high building (as classified by NBC), fire protection water supply pumps that depend on electrical power supplied to the building, smoke control systems, fans required for smoke control, emergency lighting, and exit signs that depend on electrical power supplied to the building; .4 The Project Manager shall be the person designated to represent the Housing Authority in all matters dealing with this Contract; .5 The Contractor shall be the person/company approved by the Housing Authority to render services under this Contract;

3. QUALIFICATIONS

.1 The inspection, testing, and maintenance procedures shall be conducted by a person acceptable to the Housing Authority and AHJ, having been fully trained in maintenance of emergency lighting systems. .2 The preventive maintenance and service procedures shall be conducted by a qualified Contractor, system manufacturer, or personnel trained and certified by the system manufacturer; .3 The Contractor shall provide evidence of certification and/or training received in support of qualification required to service and maintain emergency lighting

systems. .4 The Contractor shall have minimum three (3) years of experience in servicing and maintaining emergency lighting systems. .5 Technicians performing any electrical work shall be licensed and hold a Certificate of Qualification as Construction Electrician Journeyperson. .6 The Contractor shall submit to the Project Manager upon request, a roster of employees (including copies of documents confirming their qualifications) engaged in providing service under this Agreement. Other persons shall be permitted to perform services only with the written approval of the Project Manager; .7 The Contractor servicing Emergency Lighting systems shall be manufacturer trained and approved personnel.

4. REFERENCE STANDARDS

.1 Do all work in accordance with the following standards (most recent version, regardless of edition listed): .1 National Fire Code of Canada; .2 CAN/CSA C282, “Emergency Electrical Power Supply for Buildings”; .3 Canadian Electrical Code of Canada C22.1; .4 National Building Code of Canada; .5 CAN/CSA C22.2 No. 0-M91, Canadian Electrical Code, Part II; .6 CAN/CSA C22.2 No. 141-15, Emergency lighting equipment; .7 All applicable safety bulletins from the Nova Scotia Department of Labour and Advanced Education, Public Safety Division, Chief Electrical Inspector, Office of the local Fire Marshall, and Nova Scotia Power Inc.;

5. FREQUENCY

As per The National Fire Code of Canada 2015, Section 6.5.1.6, Emergency Lighting Units shall be inspected monthly and tested annually as follows:

1. Monthly: a. Check condition of pilot lights i.e. they are functioning and not damaged / obstructed. b. Terminal connections are clean, free of corrosion, and lubricated as necessary. c. Terminal clamps are clean and tight as per manufacturer’s specifications. d. Battery surface is kept clean and dry. e. Check the emergency lights will function upon failure of primary power supply.

2. Annually: a. Ensure unit will provide emergency lighting for a duration equal to the design criterion under simulated power failure conditions. b. Charging conditions for voltage and current and recovery period shall be tested to ensure the charging system is functioning as per the manufacturer’s specifications.

6. SERVICE REQUIREMENTS:

.1 EMERGENCY LIGHTING BATTERY UNITS (6, 12, 24, & 120 VOLT SYSTEMS: .1 Depending on the unit characteristics, one or all of the following must be checked and adjusted if necessary: .1 Float voltage; .2 High voltage cut-off; .3 Low voltage cut-off; .4 Charging; .2 Clean all battery terminals and connections. Confirm correct polarity and secure connections. Protect with dielectric compound; .3 Load Testing: .1 First Test: functional test, with approximately a 10 to 15 minute load test associated with it; .2 Second Test: functional test, with a full duration load test; .3 During the load testing ensure that proper coverage is provided by existing units. If not, make recommendations along with cost estimates; .4 The above load test assumes no major power outages have occurred one month prior to testing. If an outage has occurred, check with Property Office as to the unit performance and adjust the full duration load test accordingly; .5 Load to the systems in accordance with AHJ regulations and manufacturer’s instructions: .1 Check wet batteries for electrolyte level and top up with distilled water if necessary; .2 Check heads, remote heads if any, pilot lights, AC indicators; .3 Check all exit signs for AC and DC operation; .4 Check to ensure emergency lighting and exit light breakers have locking devices on them;

8. REPORTING

.1 Emergency Lighting 1. Reports for emergency lighting battery units must include: .1 cell/battery voltages; .2 voltage vs. time graphs; .3 noted deficiencies; 2. The Contractor shall maintain a Red Log Book located on site in the Fire cabinet. Log book shall be provided by the Project Manager. Report shall include detailed information on the following, at minimum: .1 Inspection, testing, preventive maintenance, and emergency service repair conducted; .2 Minor/Major problems (if found); .3 Recommendations (if any); 3. When a repair is required, the Project L e a d must receive a report within 24 hours outlining the required repairs and preliminary estimates;

.2 General Statements 1. A copy of log book completed after servicing the above systems shall be kept on-site at the location determined by the Project Lead. 2. A copy of all reports must be submitted electronically to the Project Lead within 14 days of completion of work; 3. Payments will not be made until the Project Lead has accepted and approved all reports.
