Abstract: This report recommends that the Committee notes the applications detailed in Appendix 1 of the report granted by the Director of Planning & Transport in accordance with the Scheme of Delegation detailed in Standing Orders.

1.0 RECOMMENDATION

1.1 The Committee is asked to note the applications, detailed in the Appendix, granted approval under delegated powers.

2.0 INTRODUCTION

2.1 In terms of the Scheme of Delegation to officers, the Director of Planning & Transport is authorised to approve planning applications in accordance with the Development Plan, the Local Plans or established policies and where there are no objections, except those which raise a general issue affecting a large area, or are of major land or economic development significance.

3.0 APPROVALS

3.1 Attached as an Appendix is a list of 81 applications granted under delegated authority during the period to 24 January 2006 to 15 February 2006.

4.0 FINANCIAL IMPLICATIONS

4.1 There are no financial implications.

5.0 HUMAN RIGHTS IMPLICATIONS

5.1 There are no Human Rights issues arising directly as a result of this report.

12 That where the risk assessment identifies any unacceptable risk or risks as defined under Part IIA of the Environmental Protection Act 1990, a detailed remediation strategy shall be submitted to the planning authority for approval. No works, other than investigative works, shall be carried out on the site prior to receipt of written approval of the remediation strategy by the planning authority, and completion of the works in accordance with the remediation plan.

6 That the east most wall of the existing steading building within the site shall be retained in its entirety and made good and shall be permanently retained as such. The wall shall not be removed or altered without the prior written approval of the Planning Authority.

7 That the two metre fence along the west most boundary of the site shall be constructed with vertical lined timber and shall be stained in a recessive shade prior to the occupation of the dwelling. Once provided the fence shall be permanently retained as such unless otherwise agreed in writing by the Planning Authority.

8 That prior to the commencement of development a scheme of landscaping shall be submitted for the further written approval of the Planning Authority. The scheme shall include a strip of native planting along the east most boundary of the site. The approved landscaping scheme shall be completed during the first planting season immediately following the commencement of development or such other date as may be agreed in writing with the Planning Authority.

9 That prior to the occupation of the dwelling hereby approved parking spaces for at least two cars shall be provided within the site. Once provided this parking area shall be retained permanently thereafter as such.
