This application seeks to reduce the built up volume that currently exists on site and that approved in PA 525/10. The aim of the project is to provide for two separate businesses. Cortis Timber & Wood Products Ltd.. at basement Level, and Lidl Supermarket at Ground Floor Level. Cortis Timber & Wood Products Ltd.currently has permission to upgrade its facilities as approved in PA 525/10. This redevelopment was necessary due to the f act that the existing structures on site are no longer adequate for the current functions of the company that was forced to branch out to other premises in other parts of the island. However, Zebbug remains its main centre of operations providing a one sto p shop for all timber and related products, starting from the tree trunk, down to the manufacture of standard timber products such as doors and windows for the cash & carry market, and using off-cuts for fire place timber. This site is crucial for such operations due to its central location and adequate access for both commercial and private vehicles. The new building is to include not only space for the timber to be processed and even finished, including that for the storage and handling of tree trunks, t hat for the manoeuvring of heavy vehicles, for the storage of both timber products and associated fittings but also for the adequate parking of clients of all types ranging from the carpenter who comes for the raw timber as well as private individuals who come to buy a piece of furniture or carry home a do-it yourself kit. This application is seeking to move all the timber operations at basement level to allow for the development of a cleaner, non-industrial supermarket use at ground floor level. The site is intended to provide 76 parking spaces at Level -1 and 140 spaces at level 0 i.e. the surface level which will be accessible from Triq Haz-Zebbug and Triq l- Imdina as outlined in the annexed architectural plans. The development will mainly consist of a commercial development with a gross floor area of 13,376 square meters. This proposal shall drastically improve the visual aspect of the site since the volume above ground shall be reduced considerably from that approved in PA 525/10. The proposed built up area in PA 525/10 was 4,330m2 out of a site area of 15,500m2, equivalent to 28% site coverage. This current proposal being requested in PA 1292/19, has now reduced the built up area above ground down to 2,480 m2. This is equivalent to a16% site coverage. camilleriburlo – FEB 2019 Page 3 PROJECT DESCRIPTION STATEMENT – PA1292/19 SMW CORTIS LTD., MDINA RD,- ZEBBUG Figure 1 Proposed block plan showing considerable decrease in built up a rea compared to that approved in PA525/10 Table 1 below outlines the details of the proposed land use factors. • Quarry Worry
Quarry Worry Is there anything to worry about quarries? Why would we worry on just a deep pit which once was a piece of land? The problem is- it once was a piece of land. Most of the quarries end up useless open- pit mines with danger signs stuck on the outskirts. Stone is vitally to our modern lifestyle and so such requirement can only be established by cutting these stones from quarries. In the Maltese Islands, quarries are hollowed out to extract mineral resources from geological formations. The extracted raw materials are used mainly by the quarry industry for the construction of buildings connected to services and economic activities. Some of these examples include: houses, hospitals, offices, churches and roads. In Malta the localities were quarries can be found are Mosta, Valletta, Marsascala, Mellieha, Mqabba, Siggiewi, Qrendi, Zejtun and Swieqi. The problem with quarries is that each quarry has a specific lifetime within which the mineral resources can be extracted. In the case of Malta, this happens when the lower coralline limestone is encountered while quarrying. Quarries which were once of a social and economic benefit, end up being an irreversible scar in the landscape of the Maltese Islands. The disused quarries have to be closed as a good precaution of any harm; however the impact of quarries on the natural environment is endless. Direct impacts include loss of agricultural land which results in loss of natural habitats for animals and wild plants. Other environmental impacts include change in geological features, damaging for crops and fields, soil erosion and noise and dust pollution.
