The RIVERCREST Reporter 2 Community Phone Numbers HOA From Your HOA President, Joe Volkert Rivercrest CDD Clubhouse Corner I enjoy riding the roller coasters at Busch Gardens. To me sometimes our Home Office: 813-672-3804 Owners Association (HOA) is like a roller coaster. We have recently had different ideas presented to us about the structure of our HOA. The most recent idea is the senatorial Meritus Districts structure. This is the uphill climb for a new adventure in bringing our community into a new era. We have been looking at the original documents and covenants with our attorney. Our builder provided us with these documents CDD related issues, 813-397-512 and covenants upon their exit at the completion of building our homes in Rivercrest. Our attorney/ interpreter indicates that the original intent of our HOA covenants outlined a senatorial structure for operating our HOA board and neighborhoods. This outline was never Gary Saliba completed. Licensed Community Association We have 16 neighborhoods, each having an entrance off our 3 main streets. Also each entrance has large pylons indicating the neigh- Manager, CMCA borhood name, such as Villa Isles, Hibiscus Island, Bay Point to name a few. This allows changes to be voted on without a full community 60% membership vote which has been nearly impossible to accomplish in the 10+ years of our existence. I have experienced knocking on doors in at least two neighborhoods 813-672-5230 to get very important changes to happen). Believe me when I say -this new structure is a system that more easily allows good changes to be made without an act of congress. Rodgers Middle School Another advantage of this structure is the better control of leased properties by the master HOA board. Allow me to explain: 813-671-5228 All owners want renters to abide by the same rules as they are required to abide by. Renters should abide by the community rules just like owners are required to. The new structure will give your HOA the right to approve leases, issue violations to renters but currently Riverview High School our HOA must deal with leases going through an owner/ investment company in places like California, Canada or UK and the owner and 813-671-5011 the renters are able to legally turn their back to our rules without any real consequences. These changes must have your support. You have the right to expect all owners and renters in your neighborhood to abide by the Rivercrest LLC – St. Joe Company same uniform rules. Before enacting any change, we need to un- derstand as much as possible about the end result. To that end- so far I have contacted 8 communities that operate their homeowners association in Florida in accordance with the Florida statutes and Florida Sunshine laws.
