I certify that the information above is complete and accurate. I further agree to comply with the project plans as approved. I understand that failure to do so may result in additional fees levied against described property above. The E.C.C. process provided for in the HVLA CC&R’s allows for the approval or disapproval of plans and details within 30 days from the date of submission of a complete application package. No owner or co-owner of this or any other lot or home in HVLA who is “Not in Good Standing” will be issued a project permit on any property in HVL. WORK CANNOT BEGIN ON THE PROJECT UNTIL AFTER APPROVED BY THE ECC PLOT PLAN Draw your own Plot Plan. Draw the property lines of your lot. Draw the outline of your house, driveway, deck and/or patio. Indicate the road and the road right-of-way (unpaved portions of the road in front of your house, if any). Draw in your project and indicate measurements and any other particulars as required by the Application. Please see Application for Plot Plan instructions. WORK CANNOT BEGIN ON THE PROJECT UNTIL AFTER APPROVED BY THE ECC SHED, GABEZO, CABANA & AWNING POLICY Resolution 2008-13 Effective July 24, 2008 In accordance with the provisions of the Hidden Valley Lake Association Covenants, Conditions and Restrictions, Article IX, the Hidden Valley Lake Association Board of Directors, under Resolution 2008-13 has adopted the following Shed, Gazebo and Cabana Policy. Specific Requirements Location, design, size, materials and colors must be compatible with the design and exterior of the residence and fit in with the neighboring surroundings. For Gazebos and Cabanas – the following factors shall apply and be considered by the ECC when reviewing plans: • An open-air look that blends in with the surroundings • The structure shall have minimum impact on neighboring views • When built on the lake easement and access to the easement is required, such structure shall be removed at the owner’s expense when and if deemed necessary by HVLA. • The size and height of the structure is considered on a case-by-case basis. • Building colors/stains used shall blend or match with the house. For Sheds – the following factors shall apply and be considered by the ECC when reviewing plans: • Shed exterior color should match the base and trim colors of the house • Shed roof should match the roof color of the house Materials of Construction The structure must be constructed with all new approved materials and must be as close to the ground as practical. Permit Requirements • Signature of property owner • Plot plan which includes: • Property lines with dimensions • Location of existing structure(s) and distance between structure(s) • Front, rear, sides and rear setbacks clearly marked • All easements of record • Trees being considered for removal must be tagged and identified by size • Building specifications, dimensions and elevations • Roof pitch(s) and Overhang size • Plan review fee payable to HVLA WORK CANNOT BEGIN ON THE PROJECT UNTIL AFTER APPROVED BY THE ECC • Performance deposit payable to HVLA following approval and prior to construction. Deposit will be refunded upon timely completion and issuance of final inspection, as stated in Article IX, Section 9.16 of the CC&R’s. • Association dues on all properties owner must be current at the time of submission with no outstanding fines. Work Site Requirements • Permit and house number must be visible from roadway • No work shall start before 7:00 a.m. or continue after sunset • When materials are being delivered, if any portion of the delivery vehicle is blocking any area of the roadway, someone must be controlling traffic in a safe and responsible manner • All building materials are to be kept out of the streets and Right-of-Ways • Do not wash any debris into drainage areas, including dirt and mud. Do not wash concrete out on neighboring lots, streets or easements. • All work area trash/debris should be placed in a container or stacked in a single plie daily and removed from the work site as appropriate, or no more than one week from the completion of the project • No loose dogs, barking dogs, loud music, or foul language at work sites. On-going Project Maintenance From the time a project is completed and approved by the EC Department, it is the sole responsibility of the property owner to keep the project maintained to prevent it from becoming unsightly to the neighborhood and community. See Article X, Section 10.10 of the HVLA CC&R’s and the Weed Abatement & Year-Round Property Maintenance Policy. Name, Address, Phone numbers, UBL#, Contractor’s name and phone number b. Questions answered, boxes filled in 3) If samples are requested are they attached? a. Show Paint color sample and brand name for Body, Trim and Accents b. Sample of Roof with color and brand name 4) If a Plot Plan is required a. Show property lines, house and driveway location b. Show requested project location and dimensions c. Are the setback rules followed (sides 5 ft. back 20 ft. or 25% whoever is greater) 5) Tree Removal a. How many trees and location of trees b. Reason for tree removal c. Are the trees marked with ribbon or paint for ECC to inspection 6) Fence a. Which Zone is the fence located and does it have the required height for the zone b.
