The adjacent and spacious sitting room has three windows overlooking the garden and all with deep cills, a flagstone floor and exposed and sanded beams and a large fireplace with stone surround incorporating a Chesney wood burning stove. A half glazed door opens onto the west-facing terrace at the front of the house and garden beyond. Also on the ground floor is a cloakroom with tongue and groove panelling. Stairs from the hallway lead up to the first floor landing. The spacious master bedroom is particularly light and airy with windows to three aspects, all with deep cills and overlooking the garden. The bedroom has fitted wardrobes and a latch door leads into a contemporary and impressive en-suite shower room with two wash hand basins and a glass panelled shower. At the other end of the landing is a further good size double bedroom with south facing window along with a separate family bathroom. Stairs, with fitted bookshelves to one side, lead up to the spacious top floor bedroom with exposed beams and with a pretty window between the eaves. The Guest Cottage A stone path leads to the adjacent cottage which is entered via a part glazed door into a cosy sitting room where a fireplace with stone hearth and mantle incorporates a wood burning stove. The modern kitchen is fitted with hob and combination oven and has an integrated fridge and washing machine. Stairs with a wooden handrail lead up to a light first floor with a large double guest room and a further bedroom/study room. There is a separate and modern shower room. A separate garage/store room adjoins the cottage. The part-walled mature gardens surround the house and provide a lovely, private setting with both lawns and flower beds all planted with a variety of trees, shrubs, climbers and annuals. The gardens have been well designed with terraced areas adjoining the house, one with a charming Victorian-style veranda, providing the ideal setting to enjoy the garden. SITUATION The pretty sought after village of Kencot is situated within a conservation area on the Oxfordshire/Gloucestershire border. The local Cotswold towns of Lechlade, Burford and Witney pro-vide a range of everyday shops as well as specialist shops, pubs, restaurants and hotels. Further facilities are found in the larger towns and cities of Cheltenham, Oxford and Swindon all of which are within daily commuting distance. There is an excellent choice of schools in the area including Pinewood, St Hugh's, Cothill, Hatherop Castle and Burford and many of the well reputed schools in Oxford and Cheltenham. The neighbouring village of Langford offers the nearest primary school. Recreational facilities include golf at Burford, Lyneham Heath and 3 championship golf course at Frilford. Racing at Cheltenham, Warwick, Bath and Newbury. Water activities at Cotswold Water Parks and Theatres at Oxford, Cheltenham, Chipping Norton and Stratford upon Avon. Communications are excellent by road via the M4, M40 and M5 motorways and by rail from either Swindon (London Paddington 55 mins) or Didcot Parkway Station (London Paddington 40 mins). DIRECTIONS (GL7 3QU) From Burford take the A361 towards Lechlade. Proceed for about 3 miles and take the left hand turn signposted to Kencot (Sundblad Avenue). Continue until the cross roads and take a right then the first left at the grassed triangle. Continue into the village and The Gardens will be on your left hand side.
