Location Mistley is located on the edge of the River Stour estuary and adjoins . It has a range of local shops, a Supermarket, and a number of pubs/hotels. Mistley is 11 miles from the facilities of Town Centre, 35 miles from Chelmsford Town Centre and 12 miles from Ipswich Town Centre. Site Description The site is located in the centre of the village immediately north of the High Street on the Quayside and extends to approximately 0.25 Ha (0.6 acres).

Planning The site has planning consent (permission reference 12/00427/FUL and 15/01631/FUL) for demolition of the existing warehouse, and for the construction of a new building comprising 45 dwellings, quay level warehouse floorspace, office floorspace and car parking provision.

The area to the north and west of the Thorn Quay Warehouse has been designated as a village green subsequent to the original planning application submitted by the Vendors. However an amended permission ensures vehicular access rights to the building from the Quayside to car parking. The revised design of the car park and associated access, under the second planning application, provides access via a ramp to the west of the building.

The consented scheme has been viability tested and was shown to be unable to support affordable housing. However the S106 agreement dated 2 December 2016 directs that a development Commencement Notice is to be served within 10 days of development work starting; the project is then subject to a new viability assessment whereby up to 100% of the Deferred Contributions may become payable.
