INFORMATION ON BTO FLATS IN NOV 2017 EXERCISE

ANCHORVALE VILLAGE and FERNVALE GLADES

There are two BTO projects in Town offered for sale. Village is bounded by Anchorvale Street and Anchorvale Road, and is located near the Farmway LRT station. Fernvale Glades is bounded by Sengkang West Road, Sengkang West Way and . The details are set out in Table A(1)(a).

3 Residents of Anchorvale Village will be served by the Farmway LRT station while residents of Fernvale Glades will be served by Fernvale LRT station. The LRT stations connect residents to a wide range of transportation networks and facilities in Sengkang Town Centre such as the Sengkang MRT/LRT station, bus interchange, Sengkang Public Library and Compass One. A wide range of commercial facilities in Sengkang Town, include Kopitiam Square hawker centre, Rivervale Mall and Rivervale Plaza (an HDB neighbourhood centre). Residents may also visit the Mall for their shopping and dining experiences or the eateries located at Jalan Kayu. Recreational facilities such

1 as the Anchorvale Community Club, Sengkang Sports & Recreation Centre, and Reservoir are also nearby.

4 To encourage an eco-friendly lifestyle, the developments are designed with several eco-friendly features such as eco-pedestals in bathrooms to encourage water conservation, motion sensor-controlled energy efficient lighting at staircases, and regenerative lifts to reduce energy consumption, etc. In addition, Fernvale Glades will also have a Pneumatic Waste Conveyance System (PWCS) to provide a cleaner and greener living environment for residents. Fernvale Glades is also constructed using the Prefabricated Prefinished Volumetric Construction (PPVC) method.

EUNOS COURT

5 Eunos Court is bounded by Eunos Avenue 5, Eunos Crescent and Eunos Road 2. The details are set out in Table A(1)(b).

The nearby HDB neighbourhood centre (NC) at Eunos Crescent provides residents with a market, and food centre as well as eating outlets offering a variety of food choices and goods and services. More dining and shopping options are also available at Joo Chiat Complex, Tanjong Complex and City Plaza. For leisure and recreation, the residents can visit the Community Centre.

NORTHSHORE EDGE

9 Northshore Edge is located at Punggol Northshore district and is bounded by Punggol Way and Northshore Walk. The details are set out in Table A(1)(c).

10 Within Northshore Edge, there are various publicly accessible roof gardens, landscape deck, etc. where residents and the community can relax, bond and interact.

11 The residents of Northshore Edge will be served by the Samudera LRT station, which connects the residents to the transportation networks such as Punggol MRT/LRT Station and bus interchange located at the Town Centre. Residents can patronize the newly opened Punggol Town Square, an ideal place for the community to interact and socialise. The nearby offers residents shopping, dining and other leisure options

12 Recreational choices are available at My Waterway@Punggol, Connector, and . Residents can also visit Punggol 21 Community Club for community programmes and activities. They may also patronize for more dining and shopping options.

13 Northshore Edge is designed with numerous eco-friendly features such as eco- pedestals in bathrooms to encourage water conservation, motion sensor-controlled energy efficient lighting at staircases, and regenerative lifts to reduce energy consumption. In addition, it will also feature smart technologies for a more liveable, efficient, sustainable and safe environment. These solutions include a Smart Pneumatic Waste Conveyance System to provide cleaner waste disposal and Smart Lighting to meet the residents’ needs while reducing energy consumption. Northshore Edge is also constructed using the Prefabricated Prefinished Volumetric Construction (PPVC) method.

TAMPINES GREENCOURT

14 GreenCourt is bounded by Tampines North Drive 2, Tampines Street 62 and Tampines Avenue 12. The details are set out in Table A(1)(d).

15 The roof gardens and environmental deck in the developments serve as alternative outdoor spaces for residents to enjoy, interact and bond as well as provide visual green relief. These roof gardens and environment deck are open to the public.

16 Residents of Tampines GreenCourt will be served by a wide range of facilities in Tampines Regional Centre, where the Tampines MRT Station and bus interchange are located. There are plenty of shopping, dining and recreational amenities such as Tampines 1, Tampines Mall, and Century Square (undergoing refurbishment).

17 For leisure, residents can visit Our Tampines Hub, ’s first integrated community and lifestyle hub, which houses a variety of sports facilities such as swimming pools, sports hall, gymnasium, and Tampines Regional Library. Dining options are also available at the hawker centre located conveniently within the Hub. They may also participate in the recreational activities organised by the Tampines North Community Club and Tampines Central Community Complex.

OPTIONAL COMPONENT SCHEME (OCS) a) 2-room Flexi Flats

19 The 2-room Flexi flats will be available in two sizes, 36 sqm and 45 sqm. All buyers of the 2-room Flexi flats at Eunos Court and Anchorvale Village will have the option of flooring (Package 1) and sanitary fittings (Package 2) under the OCS. For projects to be built using the Prefabricated Prefinished Volumetric Construction (PPVC) method, namely Fernvale Glades and Tampines GreenCourt, they will come with floor finishes, internal doors and sanitary fittings. Hence, OCS for Package 1 and 2 is not applicable to these projects.

20 Elderly buyers of 2-room Flexi flats on short leases for Eunos Court, Anchorvale Village, Fernvale Glades and Tampines GreenCourt, who wish to have a flat in a move- in condition can choose an additional Package 3, see Table A(2) for details. The cost of the optional components will be added to the selling price of the flat. Grab bars will be automatically provided for short-lease 2-room Flexi flats.

The cost of the optional components (see Table A(3)) will be added to the selling price of the flat.

22 However, in projects that are built using the PPVC method, namely Fernvale Glades, Northshore Edge and Tampines GreenCourt, the flats will come with floor finishes, internal doors and sanitary fittings. This will allow flat buyers to move into their flat more quickly as less renovation works are required. With these provisions, the Optional Component Scheme (OCS) will not be applicable to PPVC flats.
