Ref: LCAA5857 Offers in Excess of £750,000 Ref: LCAA5857 Offers in excess of £750,000 Quay House, 13 The Quay, Portscatho, Truro, Cornwall FREEHOLD FOR SALE FOR THE VERY FIRST TIME EVER SINCE BUILT CIRCA 1969 The virtually non-existent chance to acquire a totally one-off, sensationally positioned, architecturally designed 4 bedroomed detached water’s edge marine residence commanding quite astonishing panoramic beach, sea and coastal views over Gerrans Bay to Nare Head and Gull Rock. A truly grandstand position in what must be one of the most sought after locations directly above the beach providing plenty of scope for modernisation – subject to all requisite consents. Certain to attract great interest; strongly recommended by the sole agent. 2 Ref: LCAA5857 SUMMARY OF ACCOMMODATION Ground Floor: entrance porch, hallway, 29’ x 16’ main reception room, kitchen, en-suite bedroom, utility room, cloaks/wc. First Floor: e-suite bedroom, 2 further bedrooms, family bathroom. Outside: Rear courtyard, large roof terrace and broad full width sea fronting sitting out terrace. Vast 52’ x 18’ garage/boat store with parking. 3 Ref: LCAA5857 DESCRIPTION The availability of Quay House for sale for the first time since construction in 1969 truly represents an exceedingly rare opportunity to acquire an absolute classic of its era. Seldom does the opportunity to acquire a house of this vintage which has been well maintained but not over zealously modernised presents itself to the market. This particular house has tremendous scope to further exploit its potential. Originally designed by the architect Peter Stubbs Quay House has not been altered since construction and is now offered for immediate sale with vacant possession upon completion. The house features many hallmarks of 1960’s design including generous use of hardwood with the front door, garage door and all the interior wood flooring and woodwork being of polished hardwood. A truly exceptional opportunity likely to be of special and particular interest to those who appreciate modernist architecture. For sale for the very first time ‘ever’ since built circa 1969. Designed by architect Peter Stubbs. Massive scope for modernisation – subject to all requisite consents. 4 bedrooms. 2 en-suite bathrooms. Massive 52’ garage and boat storage with space over. Huge roof terrace with sea views. Enclosed rear courtyard. Full width, sea fronting sitting out terrace. One off opportunity that is sensationally positioned. Panoramic beach, sea and coastal views. Massive 30’ main reception room with ‘wall to wall’ windows facing the sea. With highly unusual benefit of parking. Only a few paces from the beach. Featured in numerous architectural and property related publications including an article in Homes and Gardens magazine dated 1971 entitled ‘Sound of the Sea’. We have been advised that Quay House enjoys ownership of beach and seabed to mean low water. 4 Ref: LCAA5857 In conclusion, it is ‘gems’ such as this for which the most sought after coastal villages on the Roseland peninsula are famed. One could wait and exceedingly long time to have a second chance to acquire a sea fronting house of this calibre and in such a sensational position. Early consideration is advised by the sole agent. 5 Ref: LCAA5857 6 Ref: LCAA5857 7 Ref: LCAA5857 LOCATION Truro mainline railway station – Paddington (approximately 4½ hours) 11 miles • Falmouth 15 miles • St Ives 34 miles • Newquay Airport 32 miles – all distance and times approximate. Roseland is the name given to the beautiful unspoilt peninsula bordering the eastern side of the Carrick Roads – the estuary of the River Fal, bounded to the north by the River Fal at Ruanlanihorne and extending south to the tip of the peninsula at Zone Point beyond the famous St Anthony lighthouse, with the lovely Percuil River providing sheltered moorings meandering down its centre. Portscatho is situated on a ridge of land which slopes down to the little harbour and has all the charm of Cornish scenery. The location offers easy access to both Truro (about 15 miles) and St Mawes, from which access is given to the superb day sailing waters on the Percuilt River. The cathedral city of Truro, the county’s administrative centre, has a mainline rail link to London Paddington (travelling time approximately 4½ hours). Communications are good, with the A30 dual carriageway just north to Truro, giving fast access to the M5 motorway at Exeter. Newquay Airport at St Mawgan provides regular flights to London Gatwick. 8 Ref: LCAA5857 Much of the countryside surrounding Portscatho and Gerrans is owned by the National Trust and is designated as an Area of Outstanding Natural Beauty with numerous scenic creekside and coastal walks within easy reach. The nearby Percuil River and St Mawes are ideal placed to keep either a yacht or dinghy as, together with its creeks and inlets, they provide fantastic opportunities for day sailing. WATKINS1 Pirrie, D., Power, M.R., Rollinson, G., Cundy, A.B. and Watkins, D.C. 2002. Impact of mining on the sediment geochemistry and minerology of the Helford River, Cornwall. Geoscience in south-west England, 10, 323-328. The geochemistry and mineralogy of the intertidal sediments of the Helford River, Cornwall have been examined to assess the potential impact of mining activity on sediment supply. Cores from Polpenwith and Polwheveral creeks show a pulse in Sn (1000-1100 ppm), Cu (800-900 ppm) and Zn (500-600 ppm) at a depth of 30 cm below the present day sediment surface; As and Pb values are typically low and show little down-core variation (<130 ppm As and <78 ppm Pb). Two cores recovered near Gweek have generally low and invariant down-core geochemical signatures, except for a single sample from the base of Core 2 which shows a sudden increase in Sn to >1800 ppm. In addition, two cores were collected from the mouth of Mawgan Creek. Core 4 shows a low but invariant geochemical signature but Core 3 shows a significant down-core increase in Sn (>1900 ppm Sn), Cu (588 ppm) and Zn (1297 ppm). The heavy mineral assemblage is dominated by cassiterite, chalcopyrite and sphalerite, along with less abundant zircon, monazite, ilmenite, rutile/anatase, sphene, wolframite, barite and rare slag products. Diagenetic pyrite, bornite and Fe oxides also occur.
