The site would have an area of 0.629ha measured to the extent of land take beyond the limits of the current adopted highway. The total area of works, including those modifications within the adopted highway, would equate to some 0.897ha. The site is bounded to the east by, and including part of, the alignment of Hullbridge Road. The site is bounded to the south by, and including part of, the alignment of Rawreth Lane. The remainder of the site is formed from the field corner north westwards from the existing junction. 1.2 The site is predominantly grazing land associated with the equestrian uses at Lubbards Farm. A substantial hedge some 2 - 3m in height bounds the carriageway edge of the field with the junction. The farmer has provided a route around the field and into the field corner, which horse riders can use. Beyond that the field is divided into grazing paddocks. The horse riding route and paddock corner would be included in the application site. The paddock areas are closely grazed. 1.3 Opposite the site fronting Hullbridge Road the road is fronted by a mixture of detached and semi-detached housing with chalets and bungalows further north.
