This settlement is located in the eastern part of the county in close proximity to the Kilkenny border. Infrastructure Water Supply: There is currently an adequate water supply in Ahenny Waste Water: There is currently no wastewater treatment system in Ahenny Development Objectives DO1 The Council will seek to protect views from the village centre towards the surrounding uplands. DO2 The Council will seek the retention of existing stone buildings and stonewalls as part of new development. DO3 As opportunities arise the Council will seek the enhancement of the visual amenities of the village and the provision of a village centre focal point. DO4 The Council will seek to improve the carriageway and junction definition in order to facilitate the appropriate expansion of the village. DO5 Where development is proposed on residentially zoned lands, the following criteria should be met: a. Vehicular access shell be to the public road along the eastern site boundary; b. Dwellings shall be constructed on the lower contours of the site and the elevated western part of the site retained for amenity use; c. Dwelling units shall be designed so as to enhance the character of the neighbouring Architectural Conservation Area. 2 South Tipperary County Development Plan 2009 (as varied) 2015 ARDMAYLE Context Ardmayle is located north of Cashel and is identified as a Settlement Node in the County Development Plan. Infrastructure Water Supply: There is currently adequate water supply in Ardmayle Waste Water: Currently there is no wastewater treatment system in Ardmayle Development Objectives New development in Ardmayle shall respect the nature and scale of the village and shall adhere to the following specific objectives; DO1 As opportunities arise the Council will seek the enhancement of the visual amenities of the village and the provision of a village centre focal point. DO2 The Council will facilitate the appropriate redevelopment of disused commercial properties which shall retain the existing stone structure and be of a scale and nature that respects the character of Ardmayle. Access shall be provided to residentially zoned lands to the east and development shall not detract from the setting of Ardmayle Castle. DO3 It is the policy of the Council to facilitate the development of an appropriate cluster of houses where the house designs reflect existing character and the roadside consist of natural stonewalling. DO4 As opportunities arise the Council will facilitate the provision of a riverside park at the River Suir. 3 South Tipperary County Development Plan 2009 (as varied) 2015 BALLAGH Context Ballagh is located in the Tipperary/Cashel Municipal District and is identified in the County Development Plan as a Settlement Node. Infrastructure Water Supply: There are intermittent water supply difficulties in Ballagh, upgrading works may be required to accommodate new developments. Waste Water: There is no public wastewater treatment system in Ballagh Development Objectives New development in Ballagh shall respect the nature and scale of the village and shall adhere to the following specific objectives; DO1 Where development is proposed, the developer will be required to realign the roadside boundary to provide for safe vehicular and pedestrian access. DO2 New development on this elevated site must be of appropriate design to ensure that the visual character of the area is protected. DO3 New housing proposals shall ensure an informal layout with emphasis on high quality design, materials and finishes. DO4 As opportunities arise the Council will seek the enhancement of the visual amenities of the village and the provision of a village centre focal point. DO5 The Council will implement works on the approaches to the village to define the entrance to the village and to calm traffic, i.e. footpaths, landscaping etc. 4 South Tipperary County Development Plan 2009 (as varied) 2015 BALLINURE Context Ballinure is identified in the County Development Plan as a Settlement Node. The village is located to the north of the County on the R691. Infrastructure Water Supply: The water supply currently comes from the Fethard Regional Water Supply Scheme, there are plans to advance this scheme, upgrading works will be required to accommodate new developments. Waste Water: There is currently no municipal wastewater treatment system in Ballinure. Development Objectives New development in Ballinure shall respect the nature and scale of the village and shall adhere to the following specific objectives. DO1 The Council has zoned lands to facilitate the future expansion of the school. DO2 Development on these lands shall facilitate roadside improvements and seek to extend the existing built form of Ballinure, especially to the southern boundary of the site. DO3 Development on these lands shall facilitate roadside improvements and seek to extend the existing built form of Ballinure, especially to the northern boundary of the site. Development shall incorporate a village green and a local equipped area for play. DO4 As opportunities arise the Council will seek the enhancement of the visual amenities of the village and the provision of a village centre focal point. DO5 Development of these lands as outlined shall be subject to a Master Plan which shall provide for a new playing field/village amenity area. The layout of any development shall overlook all amenity areas and shall facilitate permeability throughout the site and a single vehicular access. The layout and shape of the proposed playing field/village amenity area shall be agreed at Master Plan stage. The provision of amenity area shall form Phase 1 of any development. A minimum of 1 acre shall be set aside for provision of playing field/village amenity area, this requirement shall be in excess of standard
