AGENT’S REMARKS Jones Peckover has been favoured with instructions to let the land by tender; A plan of the land for identification purposes only, is provided with these particulars; The land is down to permanent pasture with the provision of natural and mains water supply at various locations; Water consumption to be paid for by the Tenant; Access to the land from the public highway to all lots;
DIRECTIONS The Land is conveniently situated within four miles of the A55 and the Britannia Bridge. Travelling on the A55 in the direction of Holyhead, crossing the Britannia Bridge, take the first exit after the bridge and signposted Llanfairpwll (Junction 8a). On approaching the village take the first left hand turn onto the A4080 signposted Plas Newydd and Newborough, follow the road to the Plas Coch Junction and turn right (signposted Llanddaniel Fab);
Lot 1: Bryn Celli Ddu Land. Access to the land situated on the right hand side of the road beyond the Siwgwr Plwm Children’s Nursery is from the main trackway that affords access to the Farmstead known as Bryn Celli Ddu.
Lot 2: Can be found on the left hand side of the road opposite Lot 1 and accessed directly from the highway by a field gate.
TENANCY TERMS The land is proposed to let on a Grazing Agreement from 1st December 2015 to 1st April 2016. The full rent must be paid and cleared with Jones Peckover prior to occupation of the land on 1st December 2015. Copies of the Grazing Agreement will be available to interested parties, (who must be fully aware of the terms of such agreements in order to comply with the requirements of the agreements throughout the term).
VIEWING Interested parties will be welcome to inspect the land at their own convenience once they are in possession of these letting particulars. All persons when viewing must ensure that all gates etc are left entirely as found when visiting the land, as there may be stock grazing the land.
TENDERS Tenders must be submitted on the Tender Form attached to these letting particulars, and must be completed in full. Tenders must be received at our Menai Bridge office marked as:
