Written Description of Work COA Application for 124 S. Boundary St., Chapel Hill NC 27514 With the help of the original blueprints, I would like to remove or modify some bad older renovations to return my house back to a more appropriate architectural look. Necessary repairs will also be performed. The work will be done in three phases. Phase 1 • Remove a large magnolia from the left side of the house. The tree has already damaged the foundation and is causing further damage. The stump will be ground down. • Replace rotted siding with similar siding. The exterior appearance will not be altered. • Address miscellaneous trees around the property. Dead ones will be removed. Stumps will not be ground down. Branches will be trimmed. • Convert about 150 sq ft of attic space into living area. Phase 2 • Remove deck and deck wall. Replace the carport side with pavers or stone. Replace the side towards the front with grass , a garden area and a walkway. The above ground drainage line under the raised deck currently discharges to a small ditch at the edge of the driveway. A new line will be buried or the water directed to the same small ditch by sloping the pavers. These changes will allow this side of the house to have a more original feel when the added external door is converted back to the original window design during Phase 3. • Remove damaged concrete driveway. Replace with pavers or stamped concrete. Phase 3 • Front Entry: The hanging light will be removed and replaced with a hidden or less visible light. The original blueprints do not show a visible light in this location. • Screened porch: The original blueprints show an open porch with only columns. The full length screens that are tacked on the outside of the columns will be removed. The screen door will be removed. That will allow the original columns to be fully visible again. Only if required by code will we add a balustrade and hand rails. If required, the balustrade will match the original balustrade that was used on the sleeping porch. It will be added between the columns so the columns will remain fully visible. • Door on left side of house: In the original blueprints this opening was a double hung window. The door will be converted back into a double hung window to match the original size. New matching siding will added to blend in the restoration. • Shutters: Based on the original blueprints, missing shutters will be added back to the windows on the entire house. • Carport: The current carport is out of character and unattractive. With a completely flat top it does not have any architectural ties to the house or the time period. It also looks out of proportion to the house. A decorative balustrade that matches the original balustrade on the sleeping porch will be added to the top of the carport. A door will be added for access from the sleeping porch/sunroom and a decorative fire pit will be put in the center. • Patio: A ground level patio will be added to the back of the house next to the carport. It will be constructed with pavers or stone. A statue or decorative fountain will be placed in the center. The existing brick walk will be removed and that area will match the patio. .
