Indoor School A portal framed building clad in brick and Yorkshire boarding with corrugated roof sheeting and translucent roof lighting along with high output floodlights. 30m x 15m silica sand and fibre surface with angled ply side boards and mirrors to one end. The building has a side entrance door off the parking area and an internal door within the continued barn to the four stallion boxes.

Stallion Boxes The four internal stallion stables have been installed with front sliding door stable partitions with swing feed bins, anti- weave bars and corner hay bars. Manege The professionally built ‘infinity’ manege is set in front of the main stable yard set along a line of mature trees providing shelter whilst riding. The surface contains a mixture of silica sand, fibre and rubber to provide an excellent surface for your horse’s stability and comfort for everyday training.

Staff Cottage The Cottage was completed in 2015 and has a spacious open plan living arrangement with fitted kitchen, living and breakfast bar, along with two double bedrooms and a bathroom which are all finished to a high specification. The Main Yard The exceptionally well-constructed stable yard of 14 stables and a foaling box are all insulated allowing them to be a cool ambient temperature in the summer months and allow the stables to remain warm in the winter. The yard itself is laid with a herringbone block courtyard with central raised planting bed and is completely secure and contained by automatic gates. To the side of the yard is a convenient open fronted hay store on a concrete floor with vehicle access around to the rear providing access to the paddocks which have been divided in post and rail fencing used as a grass showjumping arena.

Land In all, Lower Gadhole Farm consists of about 60 acres of mainly grassland pasture with a parkland ‘feel’ having many mature trees within its grounds. The land also contains two large natural spring water fed fishing pools and access to the of which sporting rights are included with the sale.
