This is a place packed with character, surrounded by landscaped gardens so fine. The perfect place for your happy ending, an enviable lifestyle sublime.” • A stunning Period Residence, which over time has been Sympathetically Extended • Four Double Bedrooms; Three Bathrooms/Shower Rooms • Three Receptions; Conservatory • Spacious Breakfast Kitchen; Separate Utility • Original Character can be found throughout with Exposed Beams, Fireplaces, Granite Work Surfaces and Porcelain Tiles • A Range of Outbuildings including Twin Stables, a Tack Room and Hay Store • Outdoor Entertaining Terrace • Double Garage with a Large Studio/Potential Annexe found Above • The Property is set Well Back from the Road, standing in 2.84 acres of Formal Gardens and Grounds • Potential Equestrian Use with a Paddock extending to 1.5 acres • The Accommodation extends to 2,048sq.ft • Energy Rating: E This period farmhouse has been in the same ownership for many years – a testament to its success, first as a family home then for a sociable couple who love nothing more than to gather their friends and family here. Secluded yet secure, it’s set well back from the lane within a quiet village just down the road from Wymondham College, as well as being close to the A11 and equidistant from Wymondham and Attleborough. With walks and riding opportunities on the doorstep, plus generous grounds to delight a keen gardener, you could live your rural dream here while still being close to all amenities. Thoughtfully Extended Dating back to the 17th century, this former farmhouse has seen many changes over time. The current owners came here 33 years ago with their young daughters in tow, buying the property from another family who had been here for decades themselves. “We fell in love with it and saw that it would make a superb family home,” they explain. They set to work extending the property, almost doubling the footprint to offer a fabulous amount of space, with the original part of the farmhouse housing a magnificent double reception room on the ground floor and generous master suite on the first. Making Memories The conservatory is another more recent addition to the property and adds a great deal of flexibility to the layout. While the kitchen has space for the owners to dine, when extended family descend on the house each Christmas, the owners can seat all 20 of them in the conservatory which leads off the kitchen – making it a wonderful entertaining space. It also has lovely views right down the garden, so you can sit and watch the abundant wildlife that passes by. There’s also a formal dining area in the main reception room, with the sitting room on the other side of a beautiful old brick chimneybreast. The whole house, old and new, retains a classic charm and appealing warmth, with features found throughout. Wonderful Surroundings Once the owners had completed work on the house, they moved on to the garden, landscaping the surroundings. Today, the gardens are just as beautifully maintained, home to plenty of wildlife and bursting with colour and interest throughout the year. The conservatory gets the morning sun which then moves round throughout the day, with the entertaining terrace and undercover area bathed in warmth and light for the best part of the afternoon. The owners love entertaining and often host barbecues: “We have so much space for everyone and if the weather turns, we can head to the summerhouse or undercover area and we can carry on,” they say. They have celebrated many special occasions here over the years, including birthdays and even wedding receptions. A Superb Location The farmhouse is delightfully situated at the end of a long private drive, well away from passing traffic, so it’s very private and secure. You have to come past the house to access the stables and paddock and you can see your horses from the house – something the owners and their daughters always enjoyed. Head out the back and you can go for walks across fields and through open countryside, or jump in the car and you can be in Wymondham or Attleborough in just a few minutes. The house is a stone’s throw from Wymondham College too, adding to the appeal for those with children. “It’s so handy but very quiet here,” the owners smile. Summary The farmhouse enjoys a superb location, set well back from the road, standing in its 2.84 acres of formal gardens and paddock. Situated with easy access to the market town of Wymondham, as well as the main A11 trunk road, which leads in/ out of Norfolk. The property has been in the same ownership for approximately 30 years and has been sympathetically extended and renovated over time. The property also has easy access to local train stations including Wymondham, Spooner Row and Attleborough, which offers a main line to Cambridge with London beyond. The accommodation consists of four double bedrooms, the largest of which being the master has its own en-suite facilities. The remainder of the bedrooms are serviced by a main bathroom. On the ground floor you have three receptions, a breakfast kitchen with an adjoining conservatory. Character has been retained throughout with fireplaces and exposed beams evident throughout. Externally there is a large detached double garage, which has a generous studio above. The current owners have fully decorated this throughout. This would be perfect to work from home, however with additional work the space could easily become a self-contained annexe or equally it could be utilised as a games room. Other outbuildings include an undercover entertaining dining area, which is set just off the fabulous south facing patio. Additionally within the paddock you have twin stables, a hay store and a tack room. Formal gardens surround the home, which is set well back from the road and accessed via a long drive with a beautiful summerhouse found to the end of the garden. The formal gardens extend to 1.3 acres, whilst the paddock extends to approximately 1.5 acres (all stms) Agents notes: All measurements are approximate and quoted in metric with imperial equivalents and for general guidance only and whilst every attempt has been made to ensure accuracy, they must not be relied on. • South Norfolk Council Electoral Review
South Norfolk Council Electoral Review Warding Patterns Submission September 2016 1 Contents 1. Foreword 2. Introduction 2. Proposed Warding Arrangements 3. Equality of Representation 4. Community Identities and Interests 5. Convenient and effective local government 6. Conclusion 1. Foreword South Norfolk is earmarked for significant growth. By 2022, the number of electors within parts of our District, including Costessey, Wymondham and Long Stratton will have increased substantially. We have been required, as a result of the present electoral variance within the Old Costessey Ward to undertake a review of the District Ward Boundaries at this stage, even though we recognise that ideally this process would have followed on from a Parish Boundary review. Having sought clarity regarding the criteria employed by the Local Government Boundary Commission to undertake this review, we have felt compelled to employ a strict adherence to the “10% principle” – that no ward should be more or less than 10% from the average and, in practice, as close to the average as possible. We must redraw the lines following the requirements of the Commission, ensuring that a Parish does not sit in two different District Wards, unless it is also warded. However, this has led to a number of dilemmas in fine-tuning our proposals that our communities will rightly highlight to you. Nonetheless, as much as our communities may favour alternative arrangements, we also recognise that just because a Parish or Town lies in a different District Ward, our communities do not necessarily change. Community organisations will still bind them together, based on their commonalities – and in some cases differences.

  • Welcome from the Headteacher Year 7 Genius Hour
Merry Christmas from Wymondham College December 19 | Edition 25 Welcome from the Headteacher We all enjoyed the usual festive Wymondham College run up to the end of term; Formals were, as always, an absolute joy. However, there have been so many highlights this term, many of which are in this edition of The Lion. For me, I was deeply impressed by the passion, interest and involvement shown by the Sixth Form when we held hustings for the Mid Norfolk prospective parliamentary candidates. My thanks to all involved, especially Mr Thresh for organising and chairing the debate. I have been putting off writing the next part of my introduction for some time in the false belief that if I do not write it down, it won’t happen. Mrs Becky Arnold who has been one of my two Deputies for the last three years will be leaving Wymondham College to take up her new role as Headteacher at Framingham High School in January. I cannot put into words how much Becky will be missed. In the 11 years that she has worked here, she has driven up standards, built trust and developed others in every role that she has undertaken. She is one of the most reflective and hard-working individuals that I have ever had the pleasure to know. She cares deeply about the students and staff at the College and has been a driving force behind so many of the initiatives and projects that have supported our students over the years. Becky is an outstanding teacher, senior leader and friend.
