Savills (UK) Ltd have been instructed to seek proposals for the above potential development opportunity, which benefits from a draft Local Plan allocation. Offers for the freehold are sought on an unconditional basis, and we outline below the details of the opportunity. Location Colnbrook is a small village within Slough unitary authority, situated approximately 4.7km (2.9 miles) south east of central Slough and 26km (16 miles) west of west . Junction 5 of the M4 and Junction 14 of the M25 are within 1 mile north west and south east respectively.

Please also note the following approximate distances to other significant settlements or infrastructure routes:

 6km (3.7 miles) west of Heathrow Airport  34km (21 miles) southeast of High Wycombe  37km (23 miles) east of Reading

Sunnymeads railway station, located approximately 4.1km (2.5 miles) to the south west, offers services direct to London Waterloo, and Windsor to the west. Langley Railway Station, located approximately 4.1km (2.5 miles) to the north, provides direct services to London Paddington, Reading, the North and the West.

Bus stops on Colbrook High Street and Horton Road provide services to Slough, Windsor and Heathrow Airport. Colnbrook offers a number of local amenities including pharmacy, surgery, school, and public house.

The Site The site measures approximately 4ha in total and is located adjacent to the Queen Mother Reservoir in the north- eastern corner. The land is currently managed grassland, and is occasionally used as an overflow car park for Datchet Sailing Club. The site is accessed via Horton Road to the south of the site. Residential areas lie to the north, east and south east of the site.

The plan below shows the indicative sales boundary outlined in Red. Please note that rights will be granted over the access way into the site, along with an obligation to improve the entrance up to adoptable standards.

Planning The site benefits from a draft allocation for approximately 100 residential units in The Royal Borough of Windsor and Maidenhead Draft Local Plan that was released in December 2016 (site HA44) and is part of a large strategic allocation throughout the borough. An indicative Masterplan created by Savills planning has been drafted for illustrative purposes below.

Please note that the Masterplan is indicative only, covers part of the site that will not be included in the sale (the entrance way and a strip along the western edge), and therefore the plan will need to be adjusted to suit individual proposals and to reflect the indicative sales boundary above.

Method of Sale

Unconditional offers are invited from interested parties by close of play on 28th February 2017. Completion of Contracts must occur by 28th March 2017. Please note that the vendor will not be obliged to accept the highest or any other offer and offer acceptance will be subject to the Vendor’s board approval.

Please note that proposals submitted should include the following information:

Legal Upon completion the Purchaser will be required to lease the entire site back to the Vendor for a period of 6 months to enable access and security works to be completed. During this time the Purchaser will have full access to the site, subject to Health and Safety provisions, in order to carry out inspections, surveys etc.

Part of the site is currently subject to a Lease to Datchet Sailing Club, and accommodates a small boat repair shed and boat storage area. These will be removed by the Vendor and the Lease varied during the 6 month lease back period. We are not aware of any other leases, rights of way or other legal constraints on the site.
