Scope of Work for 3601 21st Ave. North Peggy Moore & Kevin O’Rourke

Scope of Work to include:

• Demo and remove the existing /outbuilding. • Demo and remove existing curved concrete driveway. • Demo, remove, and replace concrete with new concrete floor. • Add/Replace fencing behind shed so that yard remains fenced in. • Construct a 13’ x 22’ detached, single garage with a front gable matching the pitch of the main . (Seeking setback modification for proposed placement, 18” off the property line). • Install new concrete driveway in front of the garage with additional parking pad next to driveway, making the total width 19’. • Increase width of curb cut to accommodate new driveway and parking pad. • Add a new stepping-stone walkway from driveway/garage to screened and from to portico. • Demo & Remove existing wood at curb-cut/old driveway. • Remove small section of existing privacy fence at sidewalk, if necessary, to accommodate new parking pad. • Install new 4' picket fence from privacy fence at sidewalk to front of new garage, so that yard remains fenced in. • Add basic landscaping.
