Garage Addition & Site Improvements HALRB CONCEPTUAL REVIEW on 11-18-2020 Scope of Work for 3601 21st Ave. North Peggy Moore & Kevin O’Rourke Scope of Work to include: • Demo and remove the existing shed/outbuilding. • Demo and remove existing curved concrete driveway. • Demo, remove, and replace concrete Portico floor with new concrete floor. • Add/Replace fencing behind shed so that yard remains fenced in. • Construct a 13’ x 22’ detached, single car garage with a front gable roof matching the pitch of the main house. (Seeking setback modification for proposed placement, 18” off the property line). • Install new concrete driveway in front of the garage with additional parking pad next to driveway, making the total width 19’. • Increase width of curb cut to accommodate new driveway and parking pad. • Add a new stepping-stone walkway from driveway/garage to screened porch and from screened porch to portico. • Demo & Remove existing wood gate at curb-cut/old driveway. • Remove small section of existing privacy fence at sidewalk, if necessary, to accommodate new parking pad. • Install new 4' picket fence from privacy fence at sidewalk to front of new garage, so that yard remains fenced in. • Add basic landscaping. Any deck 36 square foot or larger will need to comply with the NC Residential Building Code) 3.11 EGRESS REQUIREMENTS 3.11.1 Egress – General Requirements: Federal regulations require that each manufactured home have a minimum of two exterior egress doors that are located remotely from each other. Where any means of egress from a manufactured home, including sliding glass doors, is not substantially level with grade, such differences in elevation shall be negotiated by stairs or ramps, which are constructed in accordance with Sections 3.11.2 and 3.11.3. Landings shall comply with Section 3.11.4. Egress stairs, ramps and landings shall be provided and installed by the selling party unless specifically contracted otherwise by the homeowner. 3.11.2 Exterior Steps and Stairways 3.11.2.1 General – All stairs and landings constructed in accordance with this Code shall be entirely self-supporting unless designed and approved by a registered Engineer of Architect.     INFORMATION NEEDED FOR SHED OR GARAGE PERMIT APPLICATION The following must be submitted to the Inspector for approval: ► A completed Building Permit Application. ► A detailed drawing/drawings of the structure, in 1/4” scale, including materials, dimensions and elevations. The maximum shed size is 250 sq. ft. No metal structures are allowed per the Design Standards. ► One of the following: • A current survey map showing lot lines and the proposed location of the shed (rear yard only) or garage, as well as all other structures on the property (pools, decks, etc.); or •An existing survey with the lot lines located and the proposed shed/garage shown; or •A drawing/plot plan for the property with the shed located.
