Beautifully converted and subsequently improved and upgraded, it’s a lovely home you can move straight into and start enjoying the lifestyle here right away. Classic Country Style This is a property with real personality and it’s the character here that first attracted the current owners. There are high ceilings, exposed beams, wooden floors, cast iron radiators and more, creating a welcoming and comfortable home where you can feel truly relaxed. Once a dairy, the barn was converted in 2005 and has been recently refurbished with a beautiful farmhouse kitchen, complete with butler sink and space for a range cooker. This is a home with great flexibility: large enough for a family but cosy and intimate for a couple too. The owners have found it brilliant for entertaining and for working from home alike and the barn has risen well to every occasion. Meeting Every Need The central part of the accommodation is formed of a stunning reception that’s easily large enough to incorporate both a sitting room and dining area, the stairs acting as a natural divide. Cosy in winter with the log burner blazing away, it’s also lovely and light, thanks to the dual aspect and the French doors opening onto the sheltered terrace beyond. The kitchen sits next to the generous reception and has space for a breakfast bar, so again, it’s a nice sociable space. At one end of the barn, you’ll find a charming ground-floor guest suite and this is where the owners host visiting friends and family: “They have their privacy then, as do we, and they can help themselves to a cup of tea or a snack from the kitchen too”. At the opposite end of the ground floor are two further good size bedrooms, one currently used as a study, while upstairs, the master suite is wonderfully tucked away, with a dressing area on the landing, plus a luxurious en-suite with roll top bath. Rural Relaxation Step outside and you’ll find a south-facing terrace for barbecues and drinks, with an enclosed lawn beyond. The owners have incorporated a bar within an outbuilding too – perfect for entertaining. It’s surprisingly private out here and you’re not overlooked at all. It’s also incredibly peaceful. The road to the front of the barn is a quiet one and the owners say there’s very little passing traffic, so you can get out and explore the area on foot very safely, as they have done with their dog. Little Ellingham is a small village and the community centres on the parish church and village hall. There are regular coffee mornings and quiz nights, among other events, so it’s easy to meet your neighbours. Down the road, Great Ellingham has a pub, plus a Post Office with a handy shop for those times when you need a loaf of bread or pint of milk. Attleborough and Hingham are also nearby and both have a large selection of shops and amenities. “We like being close to the A11 and to the station for travel to Cambridge or Norwich, but also being able to head out from our front door and immerse ourselves in open countryside. You get the best of both worlds here.” The Accommodation You move through the front door into the main entrance hall, part timbered panelled walls catch the eye, whilst there is boot and coat storage found to either side.
