Traditional and Modern “The property is spacious, comfortable, well-appointed and economical to run, a place you always enjoy coming home to,” the owners said. They are the second owners of Pebble Cottage, which was completed in 1997, and they can’t speak highly enough about it. “The initial attraction of the property for us was the design and structure. The company of Potten and its products were well known to us.” As they explain, the mainframes – substantial lengths of seasoned timber – used in the building mean it has a structural integrity of a standard not generally seen in UK homes for hundreds of years. And the timber frames, which are exposed internally, are also fundamental to the aesthetic of the property as they give the rooms a traditional feel.

During their eight years at the house the owners have refurbished the kitchen, the bathrooms, cloakroom and utility room as they didn’t feel they were in keeping with the traditional design of the property. The kitchen and utility rooms were in particular need of attention, and the owners renovated them with units of bespoke solid wood construction, painted in contemporary colours with solid oak work tops, with Villeroy & Boch ceramic sinks fitted with Perrin and Rowe mixer taps. Also in the kitchen and set on the limestone flag floor is a modern AGA electric four-oven, six-ceramic hob oven. Throughout the property the solid cottage internal doors are fitted with wrought iron latches, and architrave and skirting boards the patterns for which were taken from historic mouldings.

Welcoming Village Other than its construction, the second attribute that attracted the owners to the property was its location. They loved the fact that it was in a well-serviced village surrounded by stunning countryside, but with quick road access to the neighbouring market towns of , and East , and the historic cathedral city of . “We like the rural setting with its gently undulating countryside and central location, with its easy access to the coast, the Broads and all the historic places and sites in the area,” they said. “You do not have to travel far from the village to enjoy the countryside, as there’s the common with walks through to and the Priory to enjoy along with different quiet lanes leading out of the village for walks and safe cycling.” Within walking distance of Litcham there are two schools, a primary school and a senior high school. In the village there is also the Bull Inn pub and restaurant, a well-known and long- established local butchers, a post office and general store, and also a health centre with a dispensing pharmacy.
