Transbay Transit Tower SAN FRANCISCO, CALIFORNIA

PROJECT SUMMARY Owner Boston Properties/Hines Architect Pelli Clark Pelli & Kendall/Heaton Associates Role LEED/Sustainability Consultant* Building 1,400,000 SF2 / 130,000 m2 No. Stories 61 stories Cost N/A Completion 2017 Sustainable Features LEED-CS Pre-Certified Platinum Contact Danny Murtagh, Boston Properties 415.772.0700

Transbay Transit Tower will be the tallest building in San Francisco, joining the Golden Gate Bridge and the Transamerica Building as one of the skyline’s defining elements. The design focuses on sustainability, neighborhood development, and financial feasibility. Standing at 1,070 feet tall, the tower has the simple, timeless form of the obelisk, giving the tower a slender, tapering silhouette.

At its base, the Transbay Transit Tower connects directly to the transit center and a new 5.4-acre public park, which will offer recreational, educational, and nature activities. The park has two roles: the future anchor of the neighborhood and a key element of the project’s sustainable design strategy.

Each floor of the tower will have integrated metal sunshades, calibrated to maximize light and views while reducing solar gain. High performance, low-emissivity glass will also help to reduce the building’s cooling load. Cooling may be provided in part by heat-exchanging coils wrapped around the tower’s foundations. The tower and transit center also include comprehensive water recycling systems. In addition, high efficiency air-handlers will take in fresh air on every floor.

Public Utilities Commision Building 525 GOLDEN GATE, SAN FRANCISCO, CALIFORNIA

PROJECT SUMMARY Owner San Francisco Public Utilities Commission Architect KMD/Stevenson Architects Role Sustainability Consultant* Building 277,500 SF2 / 25,780 m2 No. Stories 13 stories Cost $201 Million Completion 2012 Sustainable Features LEED-NC Platinum Contact "#$$%!&'(#)*+,-!SF DPW 415.297.3256

The new Public Utilities Commission building is a 275,000 SF, 13-story highly sustainable office tower located in the San Francisco Civic Center. The structure establishes a benchmark for sustainability within the urban environment. Sustainable strategies include high-performance building envelope, photovoltaic panels, wind turbines, and grey and black water recycling.

525 Golden Gate consumes 32% less energy than similarly sized office buildings. The building has an integrated, hybrid solar array and wind turbines that can generate up to 227,000 kWh/year or 7% of the building’s total energy needs. A state-of-the-art raised flooring system incorporates the building’s data and ventilation infrastructure and reduces the heating, cooling and ventilation costs by 51%. The building’s structure frame contains an innovative post-tension system that allows the entire structure to move and absorb energy during a seismic event, much like a suspension bridge. An onsite ‘living machine’ reclaims and treats all of the building’s wastewater, saving 5,000 gallons of potable water per day.

Over the life of building, reduced operational costs will save PUC ratepayers $3.7 billion or $500 Million in 2011 dollars.

PROJECT SUMMARY Owner Matarozzi/Pelsinger Builders Architect Aidlin Darling Design Role Sustainability Consultant* Building 14,00 SF2 / 1,300 m2 No. Stories 3 stories Cost N/A Completion 2010 Sustainable Features LEED-NC Gold/LEED-CI Platinum Contact Dan Pelsinger, Mat/Pel Builders 415.285.6930

355 Eleventh is a LEED-NC Gold adaptive reuse of a historic and previously derelict turn-of-the-century industrial building. The owner’s intention was to adapt the existing, derelict warehouse into a multi-tenant office building. The building now houses not only the originally envisioned office spaces but also the LEED-CI Platinum Bar Agricole on the ground floor. The former parking lot has been transformed into an outdoor dining courtyard and organic garden where herbs are grown for use within the restaurant, de-privatizing this space. The design focuses on creating meaningfully sustainable spaces that engage the public and support the owner’s focus on Green building.

The Owner has successfully attracted and retained employees who enjoy using the space. The new perforated skin has created a generously illuminated and well-ventilated interior for the daily users, providing a pleasing view from within while simultaneously offering a degree of privacy for occupants. In addition, the provision of bike parking and showers has resulted in over 40% of the Owner’s employees riding their bikes to work. 355 11th Street is the first and only project to date to receive the AIA Committee on the Environment (COTE) Top Ten Plus Award.

Transbay Transit Center WATER REUSE SYSTEMS SAN FRANCISCO, CALIFORNIA

PROJECT SUMMARY Owner Transbay Joint Powers Authority Architect Pelli Clark Pelli & Kendall/Heaton Associates Role Owner’s Representative for Sustainability* Building 1,400,000 SF2 / 130,000 m2 No. Stories 4 stories with Public Park Cost $4.185 Billion Completion 2017 Sustainable Features LEED-NC Gold (proposed) Contact Joyce Oishi, TJPA 415.597.4620

Located at the heart of downtown San Francisco, the Transbay Transit Center will serve as the hub for various transportation agencies. The project will encompass a large-scale integrated water management system. Gray water will be collected from restroom sinks and directed to a treatment and storage system. Storm water runoff will be collected from the rooftop park and stored for pre-treatment. Water treatment will happen at different stages of the treatment system by means of physical, biological and mechanical processes. The level of treatment will meet that required by city agencies for reuse within the building for toilet flushing. ! At the rooftop park subsurface constructed wetlands will perform polishing treatment of gray water. The wetland presents a unique opportunity for public education and engagement as well as creating a rich and diverse habitat island within the dense urban landscape. As designed, the system will save over 1.5 million gallons of potable water annually. The project serves as a model for future large-scale development striving to conserve valuable natural resources and reduce the human impact on their regional watershed.

CADE Estate Winery has a guiding philosophy of environmental responsibility. The new steel, glass and concrete winery was conceived to be as green as possible, using the sun for energy, caves for storage and aging, and the natural elements of the land for its design inspiration. The vineyard is farmed organically.

Located on a 54 acre parcel in Angwin, California, on the East side of the Napa Valley, the winery includes14,500 square-feet of underground tunnels, a 7,230 square-foot building for wine production, a 3,200 square-foot complex for wine tasting, offices, kitchen, storage, public restrooms and an outdoor courtyard to enjoy the views of the Napa Valley.

The project surpassed California's Title 24 Energy Code by 53% and CADE Winery installed an on-site solar array that offsets 25% of the project's annual energy cost. Instead of relying on energy intensive mechanical system, the winery’s cave system utilizes the earth's natural temperature and humidity to age CADE's wines.

W Scottsdale Hotel & Residences SCOTTSDALE, ARIZONA

PROJECT SUMMARY Owner Triyar Hospitality, LLC Architect Hornberger + Worstell Role Project Architect * Building 300,000 SF2 / 27,870 m2 No. Stories 7 with Pool Deck Cost N/A Completion 2008 Contact, Mark Hornberger, HWI 415.391.1080

The 300,000 square foot W Scottsdale provides an anchor for downtown Scottsdale’s emerging entertainment district. With 224 guest rooms, 18 luxury residences, 3 bars, spa, and upscale Sushi Roku restaurant, the new W functions as a catalyst in the ongoing revitalization of Scottsdale’s downtown.

The expansive level 2 pool deck with desert beach and lounge areas positioned to capture views of Camelback Mountain is the center of activity within the hotel. Guests are drawn to this lively hub from a combined grand staircase/art wall originating in the main “living room,” W’s signature social space.

The design of W Scottsdale, while clearly contemporary, includes regional materials, colors, and architectural elements. The low-rise base podium on which the building sits makes use of sand-colored, split-face Jerusalem stone and deeply recessed windows. On the higher residential levels, the use of trellises and shutter-like louver panels also evoke Scottsdale’s regional aesthetic.
