New superfast broadband arrives SUPERFAST broadband has arrived in the Croft and Kenyon areas. CONTROVERSIAL GOVERNMENT PLANS FOR MINIMUM THREE-YEAR LETTING AGREEMENTS ARE CAUSING NEW DEBATES BETWEEN LANDLORDS AND TENANTS

The Proposal The government is proposing a compulsory minimum three-year tenancy agreement to increase security for those who rent a home. However, does this really improve the lifestyle for tenants? Well according to a survey by the Deposit protection scheme (DPS) almost 40,000 tenants was surveyed and over 80% prefer tenancy agreements which last no longer than 12 months!

So what are the pros and cons of a three-year agreement?

The Pros • More security for tenants • Less void periods for landlords • Tenants can put down roots building stronger Communities • Tenants may be able to leave before the 3 years

The Cons • If tenants falls into arrears or becomes a problem, longer eviction processes may occur • Less fl exibility for tenants to move property or area if desired • Less fl exibility for landlords if the circumstances changed during the tenancy • Landlords are locked in for 3 years, with no get out clause There are talks about including a break clause after 6 months, but doesn’t that defeat the whole object?
