Hotel Pierre: Palace in the Sky By Stanley Turkel, MHS, ISHC Did you read that a penthouse triplex at the Hotel Pierre in New York City is for sale for $70 million, the highest price ever listed for a New York residence? At 13,660 square feet, that works out to $5124 per square foot. The major feature of the triplex of the triplex is the 3,500 square foot Grand Salon which was the Club Pierrot, an exclusive supper club. But in the depths of the Depression, the Club disbanded in three months. Later, the Pierre Roof was the favored site for debutante receptions, weddings and gala banquets. It often featured Shep Fields and his Rippling Rhythm orchestra. Benefits Low cost Apple (AAPL) is well known among consumers for its innovations and high product quality. But there is a third source of success: low cost manufacturing, due to its scale and pre-purchase agreements with component suppliers. As discussed in a recent New York Times article, Apple buys the components for its products ahead of time reaping off two kinds of benefits. First, deep discounts. Second, it reduces the supply of components available to competitors that buy components on the last moment—and eventually and up paying a higher price that pushes the cost of their products higher. Apple’s strategy that is financed by its $80 billion cash chest, gives the company a cost advantage over competitors that allow the company to quickly cut the price of its models undercutting the competition. Customers, for instance, can buy Apple’s iPhone 4S for $199, providing that they sign a two-year contract with a provider, slightly lower than Samsung’s (SSNLF.PK) Galaxy II, and way lower than Motorola’s (MMI) Droid Bionic model. There is a downside to this strategy, however. Should demand for Apple’s devices drop unexpectedly, due to a severe economic downturn, Apple may be in for big losses, as was the case with Cisco Systems (CSCO) back in the early 2000. This yields 170 metropolitan statistical areas (MSAs) that contain 509 BDSA. Drawing on U.S. Census data from 2010 – 2019, 13 economic data points are collected for each MSA in the sample, yielding 2,210 initial data points. The same 13 data points are collected for each of the 37 states where at least one BDSA currently resides, yielding an additional 481 unique data points Finally, the same 13 data points are collected for the U.S. economy as a whole. This data is sorted using basic weighted-average calculations to measure the relationship between the number of BDSA and the regional economic performance of the group of MSAs containing those BDSA, weighted by the number of BDSA in each city. The BDSA-weighted average of these economic statistics is then compared to the state and national averages for the same economic indicators. The results of this study show that the 170 regions under analysis have BDSA-weighted economic indicators that, when viewed together, demonstrate significantly more robust regional economic environments than the population-weighted average statistics for the 37 state economies in which they reside and the national average for the U.S. -
