Sales of new condominium units included in this report are expected to aggregate between $27.6 and $33.6 billion in sales through 2019. The average price of these new development units is expected to reach a record of $5.9 million per unit in 2015. At the same time, far fewer units are being built than during the last development boom, in the mid-2000s, therefore the number of closed sales is expected to increase more modestly than their prices. 2013 2014 2015-2019* TOTAL NEW DEVELOPMENT SALES $2.7B $4.1B $27.6B-$33.6B+ Pricing information for the 4,881 new development units covered in this report comes from active and in-contract listings, offering plans, and projections based on listing prices. Ultimately, sales of these apartments will total roughly $27.6 to $33.6 billion through 2019. Sales in new developments totaled $4.1 billion in 2014, up 50 percent from 2013. While total sales volume has increased in recent years, it is still substantially less than at the height of the market, in 2008, when new development sales totaled $10.4 billion.

Manhattan real estate, as viewed through the lens of this report, focuses on the city's top tier of buildings, which are seen as a relatively stable and good investment. The stagnation in prices and volume, especially in buildings not new to the market, reflects a market that has been saturated with high-end product, and prices in the 3rd quarter of 2020 reflect an overall downward trend.

This yields 170 metropolitan statistical areas (MSAs) that contain 509 BDSA. Drawing on U.S. Census data from 2010 – 2019, 13 economic data points are collected for each MSA in the sample, yielding 2,210 initial data points. The same 13 data points are collected for each of the 37 states where at least one BDSA currently resides, yielding an additional 481 unique data points Finally, the same 13 data points are collected for the U.S. economy as a whole. This data is sorted using basic weighted-average calculations to measure the relationship between the number of BDSA and the regional economic performance of the group of MSAs containing those BDSA, weighted by the number of BDSA in each city. The BDSA-weighted average of these economic statistics is then compared to the state and national averages for the same economic indicators. The results of this study show that the 170 regions under analysis have BDSA-weighted economic indicators that, when viewed together, demonstrate significantly more robust regional economic environments than the population-weighted average statistics for the 37 state economies in which they reside and the national average for the U.S.
