Brent Publication Stage (Stage 3) Local Plan Church End Growth Area Site Allocations BSSA1: Asiatic Carpets Representations on behalf of Kelaty Properties LLP These Representations are submitted on behalf of Kelaty Properties LLP, freehold owners of a 2.3ha site (herein after referred to as the Asiatic Carpets site) that forms part of the BSSA1: Asiatic Carpets site allocation (which is the combination of the Asiatic Carpets and adjoining Cygnus Business Centre sites, herein after referred to as the allocated site). The Asiatic Carpets site is in single ownership and currently comprises a number of large industrial, office and warehouse buildings, as well as open storage, a car wash and builder’s yard. All existing tenants are short-term (albeit Asiatic Carpets as landowner have occupied the site for a number of years) and the buildings are reaching the end of their economic life. As outlined in our response to the preferred options Local Plan, it is the short to medium-term intention of the owners to rationalise their Asiatic Carpets business and either relocate, or operate from more efficient, modern space on site. The Council reviewed and provided commentary on our representations to the preferred options Local Plan within the ‘Summary of Comments to the preferred options Local Plan’ (see Document 1). The response considered our representation to raise three main issues, which can be summarised as follows: 1. Whether it should be necessary and appropriate for the redevelopment of the Asiatic Carpets site to provide replacement industrial floor space; 2. The phasing and deliverability of the Asiatic Carpets site in conjunction with the adjoining Cygnus Business Centre as a single allocation; and 3. -

Capital Ring Directions from Hendon Central station: From Hendon Central Station Section 11 turn left and walk along Queen’s Road. Cross the road opposite Hendon Park gates and enter the park. Follow the tarmac path down through the Hendon Park to Highgate park and then the grass between an avenue of magnificent London plane and other trees. At the path junction, turn left to join the main Capital Ring route. Version 2 : August 2010 Directions from Hendon Park: Walk through the park exiting left onto Shirehall Lane. Turn right along Shirehall Close and then left into Shirehall Start: Hendon Park (TQ234882) Park. Follow the road around the corner and turn right towards Brent Street. Cross Brent Street, turn right and then left along the North Circular road. Station: Hendon Central After 150m enter Brent Park down a steep slope. A Finish: Priory Gardens, Highgate (TQ287882) Station: Highgate The route now runs alongside the River Brent and runs parallel with the Distance: 6 miles (9.6 km) North Circular for about a mile. This was built in the 1920s and is considered the noisiest road in Britain. The lake in Brent Park was dug as a duck decoy to lure wildfowl for the table; the surrounding woodland is called Decoy Wood. Brent Park became a public park in 1934. Introduction: This walk passes through many green spaces and ancient woodlands on firm pavements and paths. Leave the park turning left into Bridge Lane, cross over and turn right before the bridge into Brookside Walk. The path might be muddy and slippery in The walk is mainly level but there some steep ups and downs and rough wet weather. -

Approval for the £40M Brent Cross West Station
Approval for the £40m Brent Cross West Station May 20, 2020 London’s newest train station, Brent Cross West, has received final approval by Barnet Council’s planning committee. Barnet Council held its first planning committee since the Covid-19 pandemic caused public committees to be temporarily suspended. Held virtually, committee members considered, and unanimously approved, the reserved matters application for the detailed design of the new Brent Cross West Station. The approval of the design of the new £40 million, four platform Brent Cross West Station is another significant milestone in the delivery of the ambitious Brent Cross Cricklewood regeneration programme. The state-of-the-art station will be the gateway to Brent Cross South, the new neighborhood at the heart of the development. It will also provide new transport options for the communities already living in Brent Cross, reaching central London’s Kings Cross St Pancras Station in under 15 minutes. The station will be built by VolkerFitzpatrick, one of the country’s leading station construction companies. VolkerFitzpatrick was awarded the contract to build the station in December 2019. Work to clear the site will begin in June with the main works to build the station due to start in January 2021 and be completed in 2022. Ensuring access for all As well as a striking design that has be developed to be light, airy and as safe as possible for passengers, the station has been carefully designed to be accessible for passengers with mobility issues or other access needs. Working with the Brent Cross Consultative Access Forum, Brent Cross West will be the first mainline station outside of central London to install platform humps that ensure there are level boarding points on to the trains from the platform, in addition to offering step-free access from street level to the platforms. -
