Emergency Maintenance Procedure

KRAMER-TRIAD MANAGEMENT GROUP EMERGENCY MAINTENANCE PROCEDURE

As was indicated in the Maintenance/Work Order Procedure section of this handbook, Co-owners are asked to make themselves familiar with those repairs that are their responsibility and those that are the responsibility of the Association. Refer to your Master Deed and Bylaws and/or the Maintenance Responsibility Checklist included in this handbook.

An emergency situation can arise at any time of the day or night. Not all unpleasant situations, however, are considered emergency situations. Generally speaking, an emergency situation is one whereby property damage or physical harm would result.

All calls for fire emergencies should first be directed to your local Fire Department (911).

If you find yourself faced with an emergency situation for a maintenance item that is the responsibility of the Association, please follow the procedure outlined below:

Emergencies During Office Hours

1. All offices are open Monday - Friday, 8:30 a.m. to 5:00 p.m. Contact the Customer Service Department at 1-866-807-6939. 2. Report the nature of your emergency. 3. You will be advised by the Customer Service Representative of the procedure to follow depending on the type of situation you have reported.

Emergencies After Office Hours 1. Call the After Hours Emergency Number 248-888-4700 2. If you are reporting a true emergency, a representative of the Management Company will be contacted and appropriate action taken. 3. You will then be contacted by a representative of the Management Company and advised what to action is being taken.
