JOB DESCRIPTION

POSITION TITLE: MAINTENANCE SUPERVISOR

DEFINITION OF POSITION: Direct and supervise the day-to-day operations of the Facilities Department including all aspects of maintenance, grounds, small project construction and utilities management. Responsibilities include interviewing; hiring and training employees; evaluating performance; planning, assigning and directing work; and addressing complaints and resolving problems.

IMMEDIATE SUPERVISOR: Executive Director of Operations

REQUIRED QUALIFICATIONS:  Educational background or proven successful experience in any of the following areas: engineering, management, technology, facility management, construction supervision, or related field  Three years of experience working in facilities related areas including custodial, maintenance and grounds  Knowledge of Washington State bid laws applied to K-12 educational institutions  Knowledge of computer applications and computer systems related to building maintenance and management (HVAC/DDC control systems, alarm systems, CCTV systems, and lighting control systems)  Able to quickly respond (within 20 minutes) to an emergency at a district facility

PREFERED QUALIFICATIONS:  School based software programs such as SchoolDude, AESOP, Skyward etc.  Knowledge and experience with Microsoft Word and Excel  Possess a Building Operator Certification

 Direct and monitor all work related to building maintenance and grounds  Provide punctual responses to work-related concerns  Provide suggestions and recommendations regarding subordinate employees and make recommendations for evaluation and discipline of subordinates  Hire, supervise and evaluate maintenance and grounds personnel  Supervise all functions of the Maintenance Department  Monitor department budget in consultation with the District Fiscal Office  Plan and direct preventive maintenance program  Perform other duties as assigned by the Executive Director of Operations  Develop annual reports for departmental functions including utility consumption  Determine, prioritize, and define duties for district staff in facilities related areas including custodial and maintenance  Maintain all necessary construction documentation, bid applications, and project back-up paper work  Maintain all necessary contractual documentation for the department  Present where necessary, including to the school board, reports on projects or functions of department  Develop and monitor standard operating procedures for all departmental functions including purchasing and bidding, processing work orders, and development of specifications for projects  Represent the district and/or department as needed with regulatory agencies, other governmental units, professional consultants, and administrative and other personnel

TERMS OF CONTRACT:  Salary: Classified Supervisor (Exempt), $52,853 - $59,488 per year  Length of contract: 8 hours/day, 260 days/year  Leave/Benefits: As per District Policy 5200
