FAQ’s: What are the office hours? Currently we are opened Monday-Friday 9:30am until 8:00 pm, Saturday we are open from 10:00am- 6:00pm and Sunday from 12:00pm-4:00pm. Where is Reflections located? We are located at 14525 Prism Circle, Tampa, FL 33613. This is located on Bearss on the right just before you hit Bruce B. Downs. How long are the leases? Reflections leases generally run from the middle of August until the end of the following July. However, we do offer short term leases throughout the year. The shortest term we rent is 3 months. What does Individual lease mean? At Reflections we lease all of our apartments by an individual lease basis. This means that each bedroom in an apartment has a separate lease agreement. Each resident is only responsible for the rent on his/her leased bedroom. Do you do roommate matching? At Reflections, we offer all residents roommate matching if you do not already have roommates in mind. All residents will fill out a roommate matching form which will provide us with information about your study habits, smoking preference, lifestyle, hobbies, etc. If needed we will then match you with a roommate with similar interests. What amenities do you have? As a resident of Reflections, you will have access to all of the incredible on-site amenities such as: a stand up tanning bed, newly upgraded 24 hr fitness center complete with tread mills w/ tv’s, cardio machines & flat screen TV’s, pool with sundeck, outdoor kitchen w/ grill, computer lab with free printing, sand volleyball court and lighted basketball court. We also offer a game center/clubhouse with a flat screen TV, kitchen, foosball table, air hockey, and billiards. How close to campus are you? We are approximately 2 miles from the USF Tampa campus, approximately a 20 minute drive to the HCC Brandon campus and approximately 35 minutes from the HCC Tampa campus. Is there a bus available? Yes, Hartline is available and is located right outside of the property. Are the bedrooms the same size? All of the bedrooms are the same size in each of the floor plans. This allows everyone to not have to argue about who gets which room, or who should pay more for the larger size. Each bathroom is also equal in size in the 4 bedroom floor plan as well as being attached to your bedroom. In the 3 bedroom floor plan, bedroom C has a larger bathroom. What utilities are included? At Reflections we include all of your utilities. You will pay your monthly rent and that will include: your fully furnished apartment, cable with HBO, electric ($40 cap per occupied unit), water, sewage, high speed internet, alarm systems, parking, trash, access to all amenities, etc. ONE BILL for everything. What security measures do you have? We offer a limited access gate that surrounds the entire property. This is a limited access gate that will be accessible only by key card. Inside the apartment there are individual key locks on all bedroom doors. We also provide a courtesy guard to roam the property. Can I pay rent online? Yes. Right now, you can log onto rentpayment.com and pay your rent from the convenience of your own home! You are able to set up a one time payment or recurring payments. Soon you will be able to log onto our Reflections website, see your individual accounts and pay right on the website! Where do I get my mail? Your mail will be available at the mail center located by the exit gate on the property. There you can send mail out and receive yours in your individual mailbox. Are there apartment inspections? There may be periodic inspections which will be announced prior. The purpose for these inspections is to determine any damages in the apartment. Often quarterly filter changes, and alarm equipment testing may be coordinated during this time as well to minimize disturbance. If damage beyond normal wear and tear is found there will be charges assessed. What kind of rules are there? Our Rules and Regulations are very similar to all apartment communities around the country. Most resident issues and disturbances are handled by the management and or local police office. We are not a university sponsored housing complex, and therefore the rules that may have been in place in a dormitory may not apply with our community. Our community rules and guidelines are clearly outlined in our lease documents. Please ask us if you would like a copy of this document sent to you. Do you have insurance if my apartment is in a fire, flood, or other natural disaster? Personal Damages are not covered under apartment lease agreements. Apartment managers or the management company are not liable to residents or guests for personal injury or damage or loss of property (including vehicles) from theft, vandalism, fire, smoke, rain, flood, hail, water leaks, ice, snow, lightening, wind, explosion, or surges or interruption of the utility service, except to the extent that such injury or damage was caused by the management negligence. We strongly recommend that all residents purchase renters insurance from their local agency to cover any losses from such causes. This normally is relatively inexpensive (as low as $20/month), and can be found locally as well as nationally. What if I need maintenance in my apartment? Reflections will provide maintenance for problems that may arise in your apartment home or bedroom during our regular office hours such as repairs to your heating and air conditioning, plumbing repairs, repairs to locks and latches, repair of smoke detectors and replacement of air filters. To arrange for maintenance residents may 1) fill out a service request in the management office, 2) call the management office and request the service, 3) go online and email the maintenance request to the office at reflectionsusf.org. At Reflections we take pride in our maintenance and our goal is to respond to each request within 24 hours. We also offer after hour's emergency maintenance for water leaks, and heating and air conditioning issues during extreme temperatures as well as lock outs. What Furniture is included in the apartment? In your apartment, there will be a sofa, loveseat chair (for the 4 bedrooms only), end table, coffee table, TV stand with TV, 2 barstools, and a kitchen table with 4 dining chairs. In your bedroom there will be a full size bed, large dresser, desk, desk chair and nightstand. Appliances include a dishwasher, refrigerator, microwave, oven, stove, disposal, and washer and dryer. What if I need to break my lease? Reflections does not offer any type of lease breakage fee, or buyout option. However, at the manager's discretion the resident may assign the lease for their room to a new approved person. Residents are responsible for finding a new tenant who meets all Reflection’s requirements prior to the new lease being signed and taking effect (be sure to check with the management office for any associated fees and qualifications). What do I pay on move-in day? When is rent due? Typically, residents will pay the full month's rent upon the day of their move-in. The rent will cover the remainder of the month that they move in. Rent is due each month on the 1st day of the month (regardless of the day of the week this day falls on). There is a grace period until the 3rd of each month. On the 4th of every month there will be late fees assessed. Please check your lease documents for specifics on all applicable fees. Can I bring my pet? Unfortunately, we are not pet friendly. What if during the year, my roommates and I do not get along? We offer roommate mediations held by the office per your requests to solve as many issues as we can. If this does not resolve the issues, then we do offer transferring of apartments as per your lease agreement. Do you have community events? Yes we do! At Reflections, we strive to keep our residents happy as well as bringing the community together! What better way than to host regular community events! A few of our past events have included, movie nights, BBQ’s by the pool, 3 point shoot out Contest, Spa Day, Ice cream Socials and more! Do I need a guarantor to sign a lease? Not necessarily. To sign a lease on your own, without a guarantor/co-signor, you would need to provide one month’s proof of income that exceeds three times the monthly rent and have a credit score that is above a 550. In the event that you are not approved, than you would need to find someone that satisfies the previous requirements. If neither of these are not an option for you, then we would require you to pay a security deposit. Does the office accept packages? Yes we do! USPS will leave a yellow slip in your mailbox notifying you that a package is waiting for you in the office. UPS, Fed-Ex & DHL will try to deliver your package to your apartment first. If you are not available, they will leave a notice for you to come pick it up in the office. What forms of payment are acceptable for rent? You may pay with personal check, cashier’s check, money order or online via rentpayment.com. We do not accept cash. What if we go over on our electric bill? Each resident is given a $40 allotment that is applied towards your bill. Therefore, in a fully occupied 3 bedroom, we give you $120 towards your electric bill for the month. If you exceed that amount, we divide the bill evenly between each resident and put it on your account to be paid with your following months’ rent. How do you get to use the tanning bed? Simply come into the office and fill out the proper tanning bed paperwork and sign in. We will give you the keys to the stand up bed, turn on the bed for you and you are all set! How many apartments does Reflections have? We have 7 apartment buildings, each with two separate wings making up 168 apartments with 588 residents. Who is Reflections managed by? Reflections Apartments is owned and managed by Paradigm Properties Management Team. Paradigm Properties is the largest owner/manager of apartment communities in north central Florida. We are headquartered in Gainesville, Florida and are growing as fast as the region around us.
