Job Description:
HallKeen Management has an opening for an experienced and motivated Maintenance Director to oversee all maintenance responsibilities for an elderly apartment community consisting of 106 units.
The responsibilities of the Maintenance Director are wide-ranging and quite diverse.
The Maintenance Director assures that the building and grounds are maintained in a manner that reflects the high standards of HallKeen Management. The Maintenance Director cooperates with the Property Manager to develop and manage the property’s operating budget; develops and implements cleaning and maintenance procedures; and supervises janitorial/cleaning and maintenance staff at the site. The Maintenance Director must physically be able to participate in all levels of maintenance activity (i.e. lifting heavy materials, climbing ladders, shoveling) on site. The Maintenance Director reports to the Property Manager.
Additional duties of this hands-on position include but are not limited to completion and directing daily work orders from residents and office staff in compliance with HallKeen policy; turning over apartments for occupancy; maintaining or replacing appliances, fixtures and switches; seek, evaluate and recommend contractors for various outsourced functions; provide preventive and corrective maintenance; inspecting apartments, buildings and/or grounds inspections as necessary; replace/maintain smoke detectors, circuit breakers and outlets; providing painting/touch-up paint; changing window screens, providing cosmetic repairs within apartments and common areas; inventory control . Maintenance Director will prepare for and participate in property wide inspections as well as individual periodic inspections; and be available for on- call in response to emergencies after hours and weekends using the necessary safety attire and/or equipment; performing other duties as they arise.
Candidate must have prior property maintenance experience, and working knowledge of current safety practices and regulations (OSHA), grounds maintenance, plumbing, HVAC, and electrical systems to handle service calls and maintain vendor relationships. Knowledge of lead paint and asbestos regulations helpful. Previous supervisory experience overseeing staff is preferred. The ideal candidate must have strong organizational and communication skills with the ability to multi-task and will take ownership of all maintenance responsibilities as they relate to the property.
