Landlord has agreed to allow Tenant to cancel the Lease agreement prior to expiration if the following conditions are met:

1. Pay a sum equal to two months of rent prior to vacating. 2. Provide a forwarding address in writing before vacating. 3. Leave the unit in a clean condition with no damage beyond normal wear and tear on or before ____/____/____. 4. Pay all final utility bills and return keys to Landlord by move out date.

• Tenant understands that the security deposit will only be returned if the above mentioned conditions have been met. • In the event the undersigned is in default to one or more of these conditions, Landlord has the right to keep the security deposit as liquidating damages or make this agreement null and void. If Landlord decides to make this agreement null and void, all terms and conditions of the lease agreement will be enforced, including collection on rent due. • Tenant understands and does hereby forever release Landlord, his officers, employees, or agents of any legal action arising from the aforementioned lease.
