1 Please supply the following Prior to Signing Lease:

Applications will not be processed unless ALL of the below information is included and form must be signed by applicant on page 4 (where forms are ‘hand filled’ writing must be legible and clear):-

1. Proof of ID – (photo copy of passport) 2 2. proof of address – (photocopy of recent utility bill) 3. Guarantors must also sign our guarantor form, (which is attached – last page). We must have this emailed back to us direct FROM the GUARANTOR – stating in the email they “have signed it and had it witnessed, and can support the tenancy, if necessary financially”.

All of the above can be copied and scanned back to us via email – please put property address and tenant name in subject title of email

Prospective Tenant:-

Every applicant must submit the following within 7 days of enquiry

1. Reference from previous landlord/university accommodation.

2. Reference from Employer or Professional Adult stating good character or from University Tutor.

3. Copy of passport and Visa, where Visa is required must be submitted. HMJ also need to see all passports and Visas when the lease is being signed.

4. Proof of study. This must be letter from ‘University Register Department’ confirming that you have accepted a place of study for 2014/15.

5. Photocopy of Matriculation card.

Tenants MUST set up standing orders for the rest of the monies due, as per contract, immediately after signing lease.

Deposit is due when lease is signed.

Please note rent is payable in advance 3 monthly (i.e. 3 months rent at start of lease) Tenants will be responsible for gas and electricity . They will ensure that accounts are opened in one or all of the occupants name with service providers (i.e. gas, electricity). These tenants will be asked to take over utilities (gas and electricity) and pay and organize themselves, under the provider given by your agent/landlord.

3 Deposits:- Deposit of One month’s rent per person is due on the day of signing of contract. For West Register Properties only: - Two month’s rent is due per person on the day of signing of contract

Rents are collected every 3 months from start of lease date in advance. Tenants are responsible for setting up/payment of all phone contracts and all broadband contracts - please refer to lease. Phone and internet services are the responsibility of the Tenant and they will discuss this with the landlord prior to connecting these services. Tenant(s) will be directly responsible for Council Tax. Tenants will note that there is now a requirement to operate a ‘lead/senior tenant’ in our properties, one tenant will be designated to this prior to the signing of any lease. I believe the information provided here to be true and authorise the landlord or agent to:

Carry out credit searches and reference checks and to contact employers, banks, referees, guarantors and credit reference agencies as appropriate. Use the information obtained with third parties to assess credit ratings, make insurance decisions, for fraud prevention and tracing / debt collection. Speak to utility companies re payments and account information. Handle all information obtained in strictest confidence and in accordance with the principles of the Data Protection Act 1988.

I understand that I can request the details of any credit reference agencies used so that I can verify with them the information provided. I understand that if I default on my tenancy obligations, this information may be released (per S35 DPA 1988) to authorised debt recovery agencies and could affect any future applications I make for tenancies, credit and insurance. Completing this form does not commit the prospective tenant or landlord to a tenancy. A shared or single tenancy will not be created until all applicants have been qualified and have signed the tenancy agreement. I can confirm that I have read the above and have raised any concerns with the landlord or agent. Prospective tenants should be aware that any false statement made could result in early termination of the tenancy under ground 17 of the Housing Act 1996.
