There are several important benefits associated with removing impacted grease and grime which is embedded in your tile and grout. Most important among these are:

 It protects your investment – Your grout is highly alkaline, normally having a ph of around 12. The fatty soils which collect in your grout lines break down and become acidic, and actually eat away at your grout and floor finish! It’s super important to remove these soils to protect the integrity of the floor and grout! It’s just as important to keep them clean to avoid premature floor replacement. CLEAN SAVES MONEY!

 Aesthetics – Food Service and Hospitality Industry focus groups have consistently rated the cleanliness of the establishments they patronize as “VERY IMPORTANT”. It’s obvious that the consuming public is aware of the conditions of the facilities they patronize and they want them to be clean!  Safety – Greasy floors can present a slip and fall hazard. Regular cleaning protects not only your patrons from injury, but your staff as well, not to mention protecting you from lawsuits. A clean environment is conducive to worker productivity and will reduce worker negativity.

 Minimal “down” time – Since our extraction system removes roughly 98% of the water we use so your floors will be dry and safe within a few minutes of service completion. We also utilize high speed “air movers” to evaporate any remaining water and to also prepare floors for sealing. Your floors are dry and usable almost immediately.

 Pest Control – One of the most common pest concerns in the food service industry are German Cockroaches. Any facility which accepts deliveries from outside vendors is susceptible to an infestation of these pests, and they LOVE to eat grease! Fruit flies and gnats will also lay eggs in the organic soil which accumulates at wall /floor junctions and under equipment where cleaning is missed through conventional techniques. Finally, food debris and particles which become embedded in greasy grout lines are impervious to conventional cleaning techniques and super difficult to remove and can provide a food source for rodents. Regular removal of greasy soils can greatly assist your current pest control program, and help to protect the reputation of your restaurants! OUR SYSTEM AND SERVICE

Our unique, patented tools and system design are widely considered to be the finest in the industry, and is the only system that assures you that soils will be completely removed from your facility, not just moved around. We employ a number of components working in harmony which include: Emulsifier, High Pressure, Heat and Vacuum.

 A heavy duty tile and grout cleaner which emulsifies and loosens even the heaviest of impacted soils to help prepare for the extraction procedure.  A Kohler 26 horsepower power plant that allows us to heat water up to 240 degrees F to help power through greasy build up.  A CAT 5 CP Ceramic piston pump which delivers the hot water through our high pressure hose at up to 3000 psi literally “Surgically Removing” greasy soils out of your tile and grout lines without causing damage to the floors and grout.  A Roots blower which produces up to 15 inches of usable vacuum, suctioning all of the soils we’ve extracted through the extraction hose into a 70 gallon stainless steel tank in our trailer, so soils are completely removed from your property!  A variety of patented tools and attachments which permit us to attack these soils anywhere they accumulate, including, floors, walls, baseboards, behind commodes, and in corners!  A 30 day Clean Guarantee! If, for any reason, you or any of your store managers are in any way dissatisfied with the results of our service, we will return within 30 days of the date of the last service and remediate the problem at no additional charge. OUR ANALISYS

During my demonstration, I observed a number of conditions which I’d like to share with you. I have included a number of photos to illustrate these points:

 Tile – The textured tile employed in the dining area and patio trap soils extremely well. The lighter colored tiles were actually several shades lighter after the cleaning. In fact, one staff member remarked to me that she never realized they were white. She thought they were supposed to be gray! The red tile in the kitchen and bakery hide soils better, but the extreme accumulation of greasy soil on the concrete walkway leading to the rear exit illustrates how much soil is being carried out of the kitchen on employee’s feet.

 Grout lines – In the patio, dining area and restrooms the grout lines initially appeared thick and black. After cleaning they appeared much thinner and were actually a light tan illustrating the extreme concentration of soil embedded in the grout lines. The darker grout lines in kitchen and bakery obscured the accumulation of greasy soils but the high concentration of impacted food particles and other organic debris in the grout lines illustrates the challenges associated with conventional sweeping and mopping in regards to removing these contaminants. The accumulation of greasy soils on the rear walkways further illustrates the fact that soil loads are being tracked in AND OUT of the establishment. I estimate that I was able to remove fully 95% + of the soil loads in the front of the house and the back of the house including soil loads under the metro shelving just during my initial cleaning!  Wall/floor junctions – Conventional mopping inevitably deposits dirty water where the floor and walls meet. When the water evaporates all of the grease and other organic contaminants contained in that mop water are left behind resulting in extreme concentrations of soils and grease in these areas. When I cleaned these areas in the kitchen and bakery I could both see and smell large amounts of the greasy soil load being removed.

 Restrooms – Conventional mopping not only deposits contaminants at your wall/floor junctions as illustrated above, but also deposits urine, hair and lots of mop lint beneath the commodes themselves. My contained “Turbo Rotary Washer” removed significant amounts of these contaminants as evidenced by the dissipation of the strong bacterial odor present during initial inspection. After cleaning a large amount of hair and mop lint was observed and cleaned from my waste tank filters after the service.

 Overall – While your staff is delivering the best results which can be expected from conventional cleaning methods, it was apparent that that you are “losing the battle” with soil in your stores. I had to go over the grout lines 3 and 4 times in some areas to get them clean, and when I cleaned my waste tank after the service, I estimate that I discharged between 10 to 20 pounds of grease and organic contaminants!

YOUR SERVICE SOLUTION

We recommend two types of service options:  Initial intensive service - is designed to correct your existing concerns and leave your stores cleaner than they have ever been. Clean like when the store first opened with your tile and grout looking fresh again. Obviously this requires much more time, labor and materials than regular maintenance services.

 Regular maintenance services - are designed to ensure that you we “win the battle” with soil, and that your stores remain perpetually clean instead of a perpetual cleaning battle. While we will be happy to provide service on any schedule you choose. Experience has shown us that these soils and other organic contaminants build up rapidly if not removed regularly, so any service frequency on a less than quarterly basis would be priced as an “initial” or “intensive” service,

ADDITIONAL SERVICES

In adding to our basic floor cleaning service, we offer a number of other services, like high dusting and anti-fatigue mat cleaning designed to help keep your stores sparkling clean and attractive to your patrons while reducing your maintenance costs. We can provide your stores with a “luster” your competitor’s lack. All of the following services are available on an “as needed” or “regular maintenance” basis. This allows you deal with a single vendor for a wide variety of cleaning needs, and hopefully makes your life a bit simpler! I would be pleased to provide pricing on any of these services at your request:

 Carpet Cleaning – We have invested in the ROTO-VAC carpet restoration tool. This tool employs two counter-rotating heads spinning at 520 rpm to clean fiber 360 degrees. 6 cleaning jets and six extraction ports to wash the complete fiber not just two sides like a conventional wand. The ROTO-VAC eliminates many of the problems associated with conventional wand cleaning including excessive drying time and excessive use of cleaning solutions that leave residue to re-attract soil like a magnet. Our system will get your carpets cleaner, dry them faster and help them last longer than conventional services.

 DuPont Teflon Protector – we can treat your carpets with a revolutionary “Flouro- polymer” material designed to keep pre-mature wear and staining from occuring stain and soil resistant, greatly improving their appearance between cleanings, and significantly extending their usable lifespan.

 Concrete and brick, and natural stone cleaning – We can clean your exterior sidewalks, brick patios, drive through pads, decorative brickwork, and just about anything else you can think of! Our service will remove chewing gum, oil and rust stains, and even graffiti!

 Wood and Composite deck cleaning and sealing – If any of your stores have exterior decks, we can clean and seal them, returning them to a “like new” appearance!

 Grout Sealing – After initially cleaning your tile and grout, we can treat your grout line with a professional quality sealer, helping to protect your grout between cleanings, improving its appearance, and vastly extending its usable life by making it way stronger!

 Tile and Grout repair – While cleaning the Applebee’s store, I noticed that the tile baseboards were damaged or missing, particularly in the dishwashing area, as well as some cracked floor tiles. This allows water and organic debris to get behind the existing tile and into wall voids. This provides both a harborage area and a food source to a variety of insect and rodent pests, as well as accelerating the deterioration of adjacent areas. This is condition common to many large chain restaurants, since it is easily overlooked, or it may not make sense economically to dispatch corporate maintenance personnel to perform such minor repairs, or they may lack expertise in this area. As part of my regular service, I would report these conditions to the store manager in writing, and affect these repairs at your request, matching the existing tile and grout colors to the greatest extent possible.

INVESTMENT

As we discussed, pricing is provided on a square footage basis, so you only pay for those areas which you need cleaned. For example, you may want exterior patios cleaned in the spring, summer, and fall, but not in the winter when they are not being used.

Another aspect of the calculation for initial services is the amount of time, effort, and materials required to remediate the existing conditions. As described above, this will be significant, and if I were quoting prices for a single store, they would be higher than those we initially discussed over the phone. However, since we really want earn your business in multiple locations; I will stick with those initial parameters, as well as providing you with a discount for economies of scale:

 Initial or “as needed” services:  One to five locations - $.45/sq ft.  Six to fifteen locations - $.40/sq ft.  Sixteen or more locations - $.35/sq ft.  Regular Maintenance Services:  One to five locations - $.25/sq ft.  Six to fifteen locations - $.20/sq ft.  Sixteen or more locations - $.15/sq ft  Price Guarantee – We promise not to increase the above prices for any reason for two years from the commencement of your services.
