1. Before any works commence on site exact 7 details and specifications of foul and surface water drainage proposals, including arrangements for future maintenance, shall have been submitted to and approved in writing by the Council. Thereafter, the development shall be completed in accordance with such approved details, unless otherwise approved in writing by the Council.

2. Site levels and flooding and drainage infrastructure shall be completed in accordance with the approved Site Sections A, B & C, Flood Risk Assessment by Terranus Land and Water dated 3rd March 2020 and the Proposed External Works Layout drawing by Grossart Associates (10820-201) Rev H, dated September 2019, unless otherwise approved in writing by the Council.

3. Before construction of the first house on site, samples of all external finishing materials shall have been submitted to and approved in writing by the Council. Thereafter, the development shall be implemented in accordance with such approved details. The details shall include the following: a) External wall cladding b) External roof c) External window and door design and finishes d) Fascias, soffits and rainwater goods.

Once approved, the development shall be carried out in accordance with such approved details, unless otherwise approved in writing by the Council.

4. Before any works commence on site, details of all external hard surfaces and boundary enclosures and street furniture shall have been submitted to and approved in writing by the Council. The details shall include the following: a) Road, driveway and footpath surfaces. b) Boundary treatment within house plots and in communal areas. c) Street furniture design and finish. d) Any measures required to prevent ball strike from the adjoining golf course.

Once approved, the development shall be carried out in accordance with such approved details, unless otherwise approved in writing by

Before any works commence on site, a phasing plan for the implementation of the proposed development and associated off-site works shall have been submitted to and approved in writing, by the Council. The Phasing Plan shall include: 8 a) Completion of all roads, on-street and communal parking and footpaths within the site; b) Completion of all other hard and soft landscaping within the site; c) Completion of drainage infrastructure, SUDs, open space and remote paths; d) Completion of all off-site traffic management measures; e) Completion of the footpath connection from the site to Beechwood.

Once approved, these works shall be carried out in accordance with such approved Phasing Plan unless otherwise agreed in writing by the Council.

6. Before any works commence on site, exact details of all sustainable practices in the design and construction of the proposed house shall have been submitted to and approved in writing by the Council. Thereafter, the development shall be completed in accordance with such approved details.

7. Before any works commence on site, detailed arrangements for the provision of public art within the development site in accordance with Supplementary Guidance (SG1 - Developer Contributions), of the Local Development Plan 2015, shall have been submitted to and approved in writing by the Council, as planning authority. Thereafter, the development shall be implemented in accordance with the approved details.

8. All trees and hedges to be retained within and adjacent to the site shall be protected from damage during demolition and construction work in accordance with BS5837 (Trees in Relation to Construction) 2012. Such measures shall be installed prior to the commencement of construction works, and shall remain in place for the duration of the construction.

9. Before any works commence on site, a detailed landscape plan and planting specification shall have been submitted to and approved in writing by the Council. The proposed landscaping plans and specifications shall include the following details: a) Public open spaces, play facilities, seating and paths within the landscaping plan around the site and SUDs area. b) Community growing areas. c) Protection and enhancement of the public right of way identified on the stamped approved Proposed 9 Block Plan. d) New native tree and hedge planting specifications within the site and on adjoining land owned by Alloa Golf Club. e) Ecological and biodiversity enhancement measures.

Once approved, these works shall be carried out in accordance with such approved details unless otherwise approved in writing by the Council.

10. Before any works commence on site, the following details shall have been submitted to and approved in writing by the Council as Planning Authority: a) Visibility splays at both junctions of 2.4m by 60m in both directions, within which there shall be no obstructions to visibility over 1m in height above the adjacent road carriageway level. b) A footway of a minimum width of 2m along the site's entire frontage to the A908 Alloa Road, with random rubble boundary wall forming the boundary between the site and footway. c) Formation of two new zebra crossings on the A908 Alloa Road along the site's frontage. d) Details of existing and relocated traffic islands on the A908 Alloa Road along the site's frontage. e) In-curtilage parking provision for houses of 2 spaces for 1-2 bedroomed houses and 2 spaces for 3 -4 bedroomed houses. f) On street visitor parking provision of 25%, distributed evenly throughout the site. g) Parking space provision within communal courtyards of 125%. h) Surfacing and boundary treatment around Junction squares identified on the stamped approved Proposed Block Plan. i) A new bus stop, bus boarder and shelter crossings on the A908 Alloa Road along the site's frontage. j) All road access arrangements to comply with the National Roads Development Guide, 2015.

Once approved, the development shall be completed in accordance with such approved details, unless otherwise approved in writing by the Council.

11. Before any works commence on site, intrusive site investigation works shall be undertaken in accordance with the following procedures: a) The submission of a scheme of intrusive site investigations to the Council for approval; b) Undertaking of the approved scheme of intrusive 10 site investigations; c) Submission of a report of findings arising from the intrusive site investigations; d) Submission of a scheme of remedial works for approval of the Council and; e) Completion of those remedial works.

1. Before any works start on site, the following details shall have been submitted to and approved in writing by the Council, as planning authority;

a) details of the colour and finish of the materials to be used on the exterior of the pods hereby approved including any other structures, raised decks and ground surfaces. b) details of the location and specification for any means of enclosure, including the specification for the fencing to be erected around the area of the old mine entry and the arrangements to maintain this in perpetuity. c) a landscaping specification for the proposed shrub or hedge planting, including details of plant species, sizes, planting distances and means of plant protection and the arrangements to secure the establishment of the planting. The plants shall be native species. d) details of the scope and frequency of measures and arrangements for implementation, to maintain access on the footpath network within the farm, including the section of path along the west boundary 11 of the site.

Thereafter, the development shall be implemented in accordance with the approved details.

2. No development shall commence on site until written details of the design and specification of the works to upgrade the existing bellmouth access onto the B9140 have been submitted to and approved in writing by the planning authority. These works shall include upgrading to provide a 5.5 metre wide surfaced (hot rolled asphalt or similar surface course flexible surfacing material) bellmouth with 6 metre kerbed entrance radii in accordance with the Council`s Roads Guidelines and Specification.

Thereafter, the details shall be completed in their approved form before the first occupation of any pod on the site.

3. Further to Condition No 2 above, the private track to the rear of the upgraded access shall be designed so that no surface water or loose material shall discharge from it onto the public road.

4. At the junction of the track which serves the site and the B9140, visibility splays of 2.4 metres by 160.0 metres in both directions, within which there shall be no obstruction over 1.0 metre height above road carriageway level, shall be formed before the first use of any of the glamping pods within the site hereby approved. Thereafter the above visibility splays shall be maintained as such while the glamping pods remain on the site.

5. Unless otherwise agreed in writing by the planning authority, the access, car parking spaces and turning area annotated on the approved Site Layout Plan shall have been completed and be available for use before the first occupation of any the glamping pods hereby approved.

6. The use of the 6 pods hereby approved shall be used solely for holiday and tourism purposes. For the avoidance of doubt, this permission does not authorise the use of any of the pods as the sole or main place of residence for any of their occupants.

7. Before any works start on site, details of a method statement shall have been submitted to and approved in writing by the Council, as planning authority, which shall facilitate monitoring by the planning authority of occupancy by individual tenants or occupiers, allowing access to letting or lease records to ensure compliance with Condition 6 above. 12

In the event that any pod remains unoccupied for its approved use for a continuous period of 12 months or more, it shall be removed and the site reinstated to its original condition within 3 months from the date of removal, unless otherwise agreed in writing by the Council, as planning authority.
