Application Criteria & Policies
All rental applications must be complete (no blanks) and are required from each proposed occupant 18 years of age and older. Allow 1 to 3 business days for processing. Please submit the following with your application:
1. $35.00 Credit Check fee for each applicant payable to Bella Vista Property Management. 2. Proof of income (2 times the monthly rent): 4 most recent pay stubs (must be able to verify employment) 2 recent bank statements and award letter (For SSI, Disability, Section-8, child support, etc) 3. Last two years Tax Returns (if self-employed). 4. Copy of Driver’s License or State issued identification and Social Security Card
* The proposed applicant should have a work history of one year minimum at the same company or in the same line of work.
Rental History - Must present 5 years of rental history (no exceptions!) - Must be able to verify your rental history or we reserve the right to deny your application. - No Evictions and unsatisfied judgments within the past 7 years. - No Felonies or and Bankruptcies within the past 10 years. (Bankruptcies on a case by case basis)
Occupancy Rules - According to Fair Housing occupancy should be no more than 2 persons per bedroom plus 1. (Example: 1 bedroom apt = 3 people; 2 bedroom = 5 people; 3 bedroom = 7 people)
If approved, prior to signing a lease you will be required to submit the following and adhere to the following policies: 1. Copies of any satisfied court judgments 2. 3 non-personal references (no relatives) 3. 1st month’s rent and security deposit will be due upon signing the lease. (cash, money order or cashier check)
* All rents are due on the 1st by check, money order, or certified funds. * All late payments must be paid with the late fee. Returned check fees are $50.00 * All tenants are prohibited from smoking inside the units. (Not allowed) * All units will be inspected periodically (normally every 6 months). * All tenants should obtain renter’s insurance for insurance coverage for their personal property. * All repairs or maintenance request must be in writing and delivered to the management company. * All tenants must follow the House Rules and Regulations. Criminal activity or drugs are not allowed at any property. * All tenant contact information must be current and on file with the management company. * Most of Our properties do not permit pets, if accepted by owner; resident must provide an additional deposit, pet application & pictures of all pets. (Pit Bulls, Rottweiler’s, Doberman and Chows are not accepted)
All restrictions, rules and criteria are applied consistently to all residents.
