Renovations and improvements to the communal areas to include - painting of walls, tiling works to indoor pool area and painting a metre band around the lower walls to each apartment block 9. 1. Opening, registering homeowners and proxy forms checked. Joe Charnok elected as a meeting president and Yasin Tüzel elected as a meeting secretary. 2. 2015-2016 Monthly Management Fees is 274,00 TL and yearly incoming budget is 315.648,00 TL. Yasin Tüzel will Use 139.328,00 TL for consulting services (Garden Maint. Pool Maint. Cleaning Maint. And Complex Manager Cost). The Rest Money 176.320,00 TL will use for Electricity, Water, Internet, Salaries and Social Expenses of Employees, Shuttle Service and Unexpected Repairs. The Management Plan Details will be decide with Yasin Tüzel and Minumum with 2 Controllers for 176.320,00 TL expenses. 3. Homeowners who is Nonpayer for Management Fees, it will be Legal procedures starting and +%5 for each months extra charged (if 2 months late, meaning is July has to pay latest in september) 4. Four Frames Management since 1st July, general is good for garden and pool maintenance, but has to improve cleaning. 5. Complex Manager and 2 Controllers can decide for emergeny damage and importantant things for complex. Otherwise till next general meeting owners can ideas and improment can share with controllers and complex manager, for this ideas and improvements all owners can vote via web page or e mail (www.fourframesmng.com). 6. Except general meeting can monthly topics via (www.fourframesmng.com) web page and they can vote over e mail ([email protected]) . 7. Importance of completing the Home Owners Information Form till 15.10.2016. If owners do not complete this form, the first point of contact for them will be their Spring 2 Complex address. If e- mail adress changed owners also has to inform complex manager Maximum in a week. 8. Tiling works 99 cm high from ground to indoor pool area will do it for 2.454,00 TL and for this each owners has to pay once 26,00TL. 9. Re-grouting of outdoor pool will do it for 1.500,00 TL and for this each owners has to pay once 16,00TL. 10. Outdoor Pool are will do it new Pergola with 5 year warranty and cost is 10.930,00 TL and for this each owners has to pay once 114,00TL. (Has to pay till 30.09.2016) 11. All owners has to pay monthly Management fees and who want to pay yearly will accepted also. 12. Controllers list hast to send one more to Mecitoglu about the structural wall defect on the complex, if they didnt answer complex manager can send warning via Noter. 13. Gym equipment will check and getting repair prices for them. Then will share with owners. 14. Internet - this is currently an open network, therefore it is not legal. Thats why will buying via Sümela Bilişim Hot Spot and owners will use they’s own account. That cost is 3.936,00 TL and for this each owners has to pay once 41,00TL. Sharing of Internet with Spring 3 to reduce costs. 15. Sauna & Indoor pool will open from 15 October till 15 April and useable from 08:00 till 21:00 o’clock. Sauna will pay as you go facility (1 hour 20,00TL) 16. Shared facilities can use Spring 3 owners but Spring Villas will not use. 17. Showers in the pool areas is only for before and after pool using. 18. Sauna will work with reservation, who payed 20 TL they can reserved before 2 hours informing. Otherwise reservation will not work 19. Indoor pool will separate electric meter and this costs fairly share with Spring 3(126/30) and Spring 2(126/96) 20. for help conserve costs of Water and Electric, fountain pool will work 10:00/12:00 – 18:00/21:00 and from 15 october till 15 april will be closed. 21. Key fobs will using same as well 22. 1st Aid Box for the complex will add pool area. 23. The debt on LotusM's period for 2015/16 is 49,623.16TL. For this depts will collect once from all owners 520,00 TL 24. Complex Manager can contract web pos for credit card payment system. 25. Who is non payer will share via web page www.fourframesmng.com (if lawyer say okay) 26. Shuttle service summer period will start from 01 April till 31 October, 6 days in a week and will Daily 4 times going 4 times coming. In the winter period 3 days in a week and will Daily one time going one time coming.
