SUMMARY

Section Includes: Include labor, materials, equipment, and accessories to furnish and install domestic water heaters, storage tanks, and controls.

SUBMITTALS

Shop Drawings: Submit a Shop Drawing portfolio showing domestic hot water storage tank, heater, and controls to be used for approval by Architect/Engineer. Each component, variation, model number, and option called out in this Specification is to be clearly indicated in submittal for each item. Shop Drawings not complying will be subject to rejection and resubmittal.

QUALITY ASSURANCE

Qualifications: When a manufacturer's name and model number are specifically listed, it is intended to set a standard and style to be followed. Owner approved equal manufacturers shall meet that intended standard.

LARGE GAS FIRED WATER HEATERS

General: Gas fired water heater shall meet ANSI/ASHRAE/IESNA Standard 90.1, Energy Efficiency Standards.

Heat Exchanger: Mount heat exchanger on a stress-free framework within jacket to be able to withstand the effects of thermal shock.

Water Section: Water containing section shall be of the fin tube, 2-pass design, with straight copper tubes having copper fins spaced 7 fins per inch. Securely roll tubes into glass coated

cast iron headers with inspection cover plates for purposes of inspection, cleaning, and repair.

Rating: Water heater shall bear the ASME "HLW" stamp and shall be National Board listed for 160 psi working pressure.

Combustion Chamber: Enclose combustion chamber by high temperature spahl-proof refractory, which shall be modular for ease of replacement in sections.

Jacket: Construct water heater with a 16 gauge, galvanized inside and out, steel jacket protected with an acrylic finish.

Diverter: Water heater shall have a built-in draft diverter within the jacket requiring no additional external draft hood devices.

Insulation: Insulate water heater with 3 1/2 inches of high density insulation.

Pressure Relief: Provide an ASME code relief valve rated for 110 percent of BTU input scheduled at 100 psi setting. Pipe discharge to 12 inches above floor.

Operating Controls: Standard operating controls and equipment shall include copper fin tubes, aluminized steel ribbon burners, 100 percent safety pilot shutdown, operating aquastat, electric hi-limit, automatic gas shut-off device, automatic main gas valve, manual gas cock, main and pilot gas pressure regulators, master switch with pilot light, and inlet and outlet temperature gauges. System shall meet energy efficiency standards of ANSI/ASHRAE/IESNA Standard 90.1.

Firing Control System: Electronic pilot supervision, spark ignition for pilot, 4-second main gas shutdown.

Breaching and Stack: Refer to Section 23 51 00, Breechings, Chimneys, and Stacks.

DIRECT VENTED, EXTRA HIGH EFFICIENCY, STORAGE TYPE GAS FIRED WATER HEATERS

General: Gas fired water heater shall meet ANSI/ASHRAE/IESNA Standard 90.1, Energy Efficiency Standards. Unit shall be an extra high efficiency, condensing type, sealed combustion water heater.

Water heater shall be 94 percent thermal efficient. Water heater to be factory assembled and tested.

Tank: Tank shall be a seamless glass lined steel tank with lining applied after tank construction, approved for a working pressure of 160 psi.

The spiral wound condensing flue coil shall be coated on the flue gas side with an acid resistant glass lining.

Tank shall have a handhole cleanout.

Tank shall carry a 3-year warranty.

Burner: Heater shall utilize a power type burner with a submerged combustion chamber.

Rating: Water heater shall bear the ASME stamp and shall be National Board listed for 150 psi working pressure.

Venting: Provide insulated PVC pipe for air intake. Provide CPVC pipe for exhaust venting.

Jacket: Construct water heater with a steel jacket protected with an acrylic finish.

Hand Hole: Furnish unit with a hand hole cleanout to permit easy access for cleaning.

Insulation: Insulate water heater with high density insulation.

Pressure Relief: Provide an ASME code temperature pressure relief valve rated for 110 percent of BTU input scheduled at 100 psi setting. Pipe discharge to 12 inches above floor.

Operating Controls: Unit shall have an integrated solid state temperature and ignition control device with integral diagnostics, LED fault display, and a digital display of temperature settings.

Neutralizer Kit: Provide a condensate neutralizer tank equal to manufacturer’s recommendations for each water heater. A condensate drain connection shall be provided in the exhaust outlet. A condensate drain kit shall be provided to collect and drain the flue gas condensate.

GAS FIRED COMMERCIAL WATER HEATERS

General: Gas fired water heater shall meet ANSI/ASHRAE/IESNA Standard 90.1, Energy Efficiency Standards.

Tank: Tank construction shall be central flu baffle design, tested to 300 psi for an approved working pressure of 150 psi.

Tank shall be glass-lined and fired to 1,600 degrees F for complete fusion.

Two or more magnesium anodes shall provide electrolytic protection.

Tank shall carry a 3-year warranty.

Tank shall have a storage capacity of 40 gallons.

Burner: Heater shall utilize a gravity type, aluminized steel, high capacity, radial port burner.

Unit shall have a low silhouette draft hood.

Rating: Water heater shall bear the ASME stamp and shall be National Board listed for 150 psi working pressure.

Breeching and Stack: Provide Metalbestos, or Owner approved equal, Type B, double wall gas vent piping, Model QC, continuous from flue connection on heater to junction with breeching from boiler.

Provide tees, caps, support plates, and miscellaneous fittings for a complete system.

Parts of vent system shall be listed with Underwriters' Laboratories.

Jacket: Construct water heater with a 16 gauge, galvanized inside and outside, steel jacket protected with an acrylic finish.

Hand Hole: Furnish unit with a hand hole cleanout to permit easy access for cleaning.

Insulation: Insulate water heater with 2 inches of high density insulation.

Pressure Relief: Provide an ASME code relief valve rated for 110 percent of BTU input scheduled at 100 psi setting. Pipe discharge to 12 inches above floor.

Operating Controls: Unit shall have an adjustable thermostat to provide a reset of water temperature.

Energy saving intermittent pilot shall be utilized.

Adjustable thermostat shall include an over-heat safety device.

GAS FIRED POOL HEATERS

General: Gas fired water heater shall meet ANSI/ASHRAE/IESNA Standard 90.1, Energy Efficiency Standards.

Pool heater shall be listed and approved by the American Gas Association and the ANSIZ2110.3 Test Standard.

Pool heater shall bear the ASME "H" stamp and shall be National Board listed for 160 psi working pressure.

Pool heater shall operate at a minimum of 89 percent thermal efficiency.

Pool heater shall be approved for indoor or outdoor installation.

Pool heater shall be approved for through-wall DirectAire Vertical, DirectAire Horizontal, and conventional venting (refer to details on Drawings).

Pool heater shall have an independent laboratory rating for Nitrous Oxide (NOx) of 9.9 ppm corrected to 3 percent O2.

Water Section: The water containing section shall be of fin tube design, with straight solid copper tubes having extruded integral fins spaced 7 fins per inch. The tubes shall terminate into a 1-piece, lined, cast iron header. There shall be no bolts, gaskets or O-rings in the header configuration.

Combustion Chamber: The combustion chamber shall be sealed and completely enclosed with ceramic fiberboard insulation.

Burners: The burners shall be constructed of Type 310 stainless steel and fire on a horizontal plane.

Pool heater shall have an integral blower to precisely control the fuel/air mixture for maximum efficiency.

Controls: Standard operating controls shall include a hot surface ignition device with full flame safeguard controls and low temp aquastat for operation as a pool heater. The following controls shall be included:

High Limit Control Automatic Main and Redundant Gas Valve Main Gas Pressure Regulator Inlet and Outlet Temperature Gauges ASME Temperature and Pressure Relief Valve Master Switch with Indicating Light Sequential and Diagnostic Control Panel Pressure Switch; set a 5 psi to prove constant flow Lubricated Gas Plug Cock 24 Volt Controls and Transformer

SEMI-INSTANTANEOUS GAS FIRED WATER HEATERS

Water Heater Package Units: Package units shall be factory assembled to include heaters, pump, wiring to controls, related packaged copper piping, and finished steel base.

Qualifications: Heaters shall be design certified and bear the seal of the American Gas Association. Heaters shall be constructed in accordance with the requirements of the American Society of Mechanical Engineers Boiler and Pressure Vessel Code, and bear the appropriate ASME label and stamp. Heaters shall meet ANSI/ASHRAE/IESNA Standard 90.1, Energy Efficiency Standards.

Water Section: Copper coil heat exchanger shall have 2-pass extruded integral copper fin construction and continuous water way design.

Provide inlet thermometer on each water heater. Provide outlet thermometer on each water heater.

Provide magnesium anodes for electrolytic protection.

Heater: Cast iron burner shall utilize counter-opposed turbulated bronze jets to form a single combustion efficient flame.

Breeching and Stack: Provide Metalbestos, or Owner approved equal, Type B, Model QC, double wall gas vent piping continuous from flue connection on heater to 3 feet above roof.

Provide tees, caps, support plates, and miscellaneous fittings for a complete system.

Provide a gravity exhauster on top of the vent stack.

The parts of vent system shall be listed with Underwriters' Laboratories.

Jacket: Construct water heater with a 16 gauge galvanized, inside and out, steel jacket protected with an acrylic finish.

Jacket shall be insulated with 3-inch fiberglass insulation.

Pressure Relief Valves: Provide, on each water heater, an ASME code pressure relief valve set for 100 psi and rated for 110 percent of the BTU input scheduled.

Operating and Safety Controls:

Pilot flame failure recognition with a response time of 0.8 seconds.

Complete mechanical and electrical shutdown in less than 4 seconds upon recognition of pilot outage.

Combination Energy Cut-Off (ECO) with 200-degree maximum setting and high limit aquastat having a 180-degree maximum setting.

Intermittent pilot control module that provides continuous pilot ignition (sparking) on natural and LP gas heaters when pilot flame is not detected. Lockout will occur if pilot flame is not detected within seconds. Manual reset of the controlling aquastat shall be required.

Gas Controls: Automatic gas shut-off device, automatic main gas valve, manual gas cock, main and pilot gas pressure regulators, and master switch with pilot light.

Tests: Unit shall be factory assembled, pre-wired, and tested.

Upon completion of factory tests, unit shall be shipped knocked down with pre-assembled piping manifolds, pump, and wiring harness.

Verification of Performance: System shall be pretested under operating conditions to verify output matches demand.

Reset Control and Sequenced Panel: Domestic water heater system shall contain the sequencing controls for up to (8) heaters. Provide contacts for BMS Contractor to interrupt firing of burner until combusting air damper is open.

Sequencing controls shall monitor the domestic hot water storage tank temperature and shall fire only the number of water heaters required to maintain 120-degree hot water in the storage tank.

Panel exterior door shall contain heater firing indicator light, (8) manual heater on-off switches and system on-off switch and lights.

On a call for heat, the pump shall start. When flow is proven through a safety flow switch, the burner shall start. When tank is satisfied the burner shall stop, then the pump shall stop.

Provide contact for EMCS Contractor to interrupt firing of burner until combustion air damper is open.

Panel interior shall contain the sequencer with the throttling range and the reset ratio adjustment.

Pumps: Inline pumps shall meet Section 22 11 00, Facility Water Distribution, requirements. Pumps shall be indicated on the Drawings.

SEMI-INSTANTANEOUS GAS FIRED WATER HEATERS WITH STORAGE TANK

Water Heater Package Units: Units shall be packaged in factory to include heaters, storage tank, pump, wiring to controls, related packaged copper piping, and finished steel base.

Qualifications: Heaters shall be design certified and bear the seal of the American Gas Association. Heaters shall be constructed in accordance with the requirements of the American Society of Mechanical Engineers Boiler and Pressure Vessel Code, and bear the appropriate ASME label and stamp. Storage Tank: Vertical storage tank shall be constructed and tested in accordance with ASME code and shall bear the ASME stamp.

Tanks shall carry a working pressure of 125 psi and shall have openings and sizes for piping connections shown on Drawings.

Provide an 11-inch by 15-inch manhole on tanks 36 inches and larger.

Tank shall be prime coated then finished with a second coat to match the heater.

Tank Lining: Tanks shall be stone-lined, with hydroplastic cement over sandblasted base metal, to a uniform 1-inch covering.

Reset Control and Sequenced Panel: Domestic water heater system shall contain the sequencing controls for up to (8) heaters. Provide contacts for BMS Contractor to interrupt firing of burner until combusting air damper is open.

Sequencing controls shall monitor the domestic hot water storage tank temperature and shall fire only the number of water heaters required to maintain 120-degree hot water in the storage tank.

ELECTRIC COMMERCIAL WATER HEATERS

General: Electric water heaters shall meet ANSI/ASHRAE/IESNA Standard 90.1, Energy Efficiency Standards. Water heaters shall be Underwriters' Laboratories listed and approved.

Tank: Glass lined water heater tank shall be tested at 300 psi for a working pressure of 150 psi. Insulate tank with foam insulation and cover with a heavy gauge steel jacket with a baked enamel finish.

Heater Elements: Copper/Incoloy sheaths, low watt density immersion elements.

Electrolytic Protection: Furnish tank with magnesium anode(s); size based on tank size.

Wiring: Internal wiring shall be solid copper, PVC coated wiring material rated at 600 volts, 105 degrees C.

Controls: Built-in, adjustable controls shall provide a reset of water temperature.

HOT WATER STORAGE TANK

Construction: Storage tank shall meet requirements of ASTM A515. Fabricate of Grade 70 carbon steel, butt welded shell, and machined heads, ASME rated for 125 psi working pressure. Furnish tank with tank saddles.

Tappings and Openings: Provide (2) openings on top of tank; (1) for hot water outlet and (1) for relief valve. Provide (3) tappings in bottom of tank, (1) drain, (1) inlet from heater, and (1) return to heater. Provide a 14-inch by 18-inch access manhole. Provide (2) tappings in upper half of opposite end of tank (opposite end from manhole) for a thermometer and a temperature regulator (sensor for water heaters).

Pressure Relief: Provide an ASME code temperature/pressure relief valve rated for 110 percent of temperature setting at 100 psi. Pipe discharge to 12 inches above floor.

POINT-OF-USE, COUNTERTOP, INSTANTANEOUS ELECTRIC WATER HEATERS

Water Tank: Construct of thermoplastic, Type P6502, 3/16 inch thick.

Tank Insulation: Molded foam insulation, Type Voranol RST441, with additive Fryrol DMMP at Level 12. Minimum thickness of material shall be 0.355 inch.

Element: Copper sheath with a nichrome resistance wire embedded in magnesium oxide. Water at no time shall come in direct contact with heating wire.

Thermostat: Power shall be activated through a thermostat calibrated from no freeze to 185 degrees F (plus or minus 5 degrees F).

Wiring Connections: Power supply cord, Type SJT, 3-conductor, No. 14 AWG, terminated in a parallel blade, molded-on plug cap, 30-inch cord, secured with strain relief, by manufacturer.

Safety Devices: Provide fuse link to preserve integrity of heating wire when air is present.

Protective Covers: Thermoplastic construction with a minimum thickness of 9/64 inch.

Faucet: Brass plated construction with all water connections. Incorporate pressure relief and mixing assembly for hot to cold adjustment. Provide brass spout.

Approvals: Unit shall be listed by Underwriters' Laboratories.

POINT-OF-USE, UNDERCOUNTER, INSTANTANEOUS ELECTRIC WATER HEATERS

Water Tank: Construct of thermoplastic, Type P6502, 3/16 inch thick.

Tank Insulation: Molded foam insulation, Type Voranol RST441, with additive Fryrol DMMP at Level 12. Minimum thickness of material shall be 0.355 inch.

Element: Copper sheath with a nichrome resistance wire embedded in magnesium oxide. Water at no time shall come in direct contact with heating wire.

Thermostat: Power shall be activated through a thermostat calibrated from no freeze to 185 degrees F (plus or minus 5 degrees F).

Wiring Connections: Power supply cord, Type SJT, 3-conductor, No. 14 AWG, terminated in a parallel blade, molded-on plug cap; 30-inch cord, secured with strain relief, by manufacturer.

Approvals: Unit shall be listed by Underwriters' Laboratories.

EXPANSION TANK FOR DOMESTIC WATER SYSTEMS

Materials - Expansion (Compression) Tank: Expansion tank shall be of the pre-pressurized, diaphram type. Tank shall consist of the following:

VACUUM RELIEF VALVE

General: The vacuum relief valve shall have an all brass body and include a protective cap, Watts N36 or equal.

TEMPERATURE REGULATOR

Type Of Valve: Temperature regulating valves shall be of the self-operated, external pilot type, single-seated, metal diaphram actuated temperature regulators.

Both the pilot and main valves shall be of packless construction.

Construction: Bodies shall be of cast iron. Sizes 2 1/2 inches and larger shall have flanged ends.

Seats and discs shall be of Seco metal; stems and diaphrams shall be of stainless steel. Springs shall not be exposed to steam.

Valve shall not have a stuffing box.

All parts shall be easily accessible without removal of valve from piping.

Pilot Valve: There shall be (1) pilot valve separate from the main valve and connected to it by unions. Pilot seats shall be protected by built-in strainer screens.

Thermal elements shall provide 100-degree F range of temperature adjustment and thermal elements shall withstand 100 degrees of over heating without damage.

Temperature adjustment shall be by hand wheel.

Thermal elements, No. 700; casing, No. 728; and 10 feet of flexible tubing shall be of stainless steel.

ARCHITECTURE/COMMUNICATION

General Requirements: The Project shall be comprised of a high speed Ethernet network utilizing BACnet/IP communications between system controllers and workstations. Communications between system controllers and sub-networks of custom application controllers and/or application specific controllers shall utilize BACnet/MSTP (RS485) communications.

Each system controller shall perform communications to a network of custom application and application specific controllers using BACnet/MSTP (RS485) as prescribed by the BACnet standard.

Each system controller shall function as a BACnet router to each unit controller providing a unique BACnet device ID for all controllers within the system.

For the minimum points to be mapped to the BMS by BACnet, refer to the BMS points list. As part of the Shop Drawing submittal for this equipment, indicate confirmation of the minimum points by BACnet and provide a list of additional points that are available.

PART - EXECUTION

GENERAL REQUIREMENTS

Description: Provide water heaters with ASME pressure/temperature relief valve. Provide and install a 4-inch deep galvanized drain pan, with solder joints and drain outlet corresponding in size to P&T relief valve, under water heaters located in ceiling space or in Mechanical Rooms above ground level. Pipe drain from pan to nearest floor drain only. Provide 4-inch high concrete housekeeping pad under drain pans.

INSTALLATION - LARGE GAS FIRED WATER HEATERS

Location: Place heater on a level, non-combustible floor.

Clearances: Water heater shall be a minimum of 24 inches from combustible surfaces.

Venting: Connection between flue connection and stack shall be clear of combustible material, and shall be pitched at 1/2-inch rise per linear foot.

Venting: Construct and install gas vent system to develop a positive flow adequate to exhaust flue gases to outside atmosphere, without condensation within vent.

Connection between flue connection and stack shall be pitched at 1/2-inch rise per linear foot.

Contractor shall provide counterflashing for roof curb and rain cap for stack.

Relief: Install pressure relief valve with discharge piped to 12 inches above nearest floor drain.

Connections: Provide dielectric fittings on piping connections to water heater.

Location: Refer to Drawings and details for piping connections and location of water heater.

Warranty: Furnish a limited 5-year warranty to Owner.

Electrical: Contractor shall provide 120 volt, grounded wiring for power, and control from disconnect on wall.

Provide interlock wiring between heater and circulating pump so that pump shall run when heater is energized.

INSTALLATION - DIRECT VENTED, EXTRA HIGH EFFICIENCY, STORAGE TYPE GAS FIRED WATER HEATERS

Location: Place heater on a level, non-combustible floor.

Clearances: Water heater shall be approved for 0 inches to combustible surfaces.

Venting: Construct and install gas vent and air intake system to develop a positive flow adequate to exhaust flue gases to outside atmosphere.

Contractor shall provide counterflashing for roof curb and rain cap for stack.

Relief: Install pressure relief valve with discharge piped to 12 inches above nearest floor drain.

Connections: Provide dielectric fittings on piping connections to water heater.

Provide condensate piping from vent stack to neutralizing station and from neutralizing station to floor drain.

Location: Refer to Drawings and details for piping connections and location of water heater.

Warranty: Furnish a limited 5-year warranty to Owner.

Electrical: Contractor shall provide 120 volt, grounded wiring for power, and control from disconnect on wall.

Provide interlock wiring between heater and circulating pump so that pump shall run when

INSTALLATION - ELECTRIC WATER HEATER

Wiring: Contractor shall provide wiring from electric panel through a disconnect switch to the contacts in water heater.

Relief: Install a pressure relief valve with discharge pipe to 12 inches above nearest floor drain.

Connections: Provide dielectric fittings on piping connections to water heater.

Location: Refer to Drawings and details for piping connections and location of water heater.

Warranty: Furnish a limited 5-year warranty to Owner.

INSTALLATION - SMALL ELECTRIC WATER HEATER

General: Contractor shall refer to manufacturer's installation and operating instructions. Contractor shall furnish 1/2-inch by 1/2-inch stop at location as shown on Drawings. Remove existing cold water faucet and replace with H-C mixing faucet.

Brackets: Install dowels and brackets supplied with equipment. Screw on wall with fasteners and hang appliance into position.

Water Connection: Mount appliance to the right or left underneath fixture. Make water connection in accordance with illustrations, but in all cases, the following applies:

Right-Hand Supply: Cold water inlet. Left-Hand Supply: Hot water outlet. Connect supply with stop valve to the appliance. Connect cold water to inlet at right of unit and hot water outlet to faucet. Provide a cold water connection to faucet. Connections shall be made with stop-checks.

Electrical Connections: Make connections in accordance with NEC and local codes.

Unit comes complete with cord and grounded plug, rated at 110 volts to 120 volts and 1,500-watt capacity, and requires a breaker of fuse of not less than 15 amps. When servicing the appliance, be sure to disconnect power prior to working on unit.

INSTALLATION - DOMESTIC HOT WATER STORAGE TANK

Tank Lining: Clean inside of tank of seals and grease. Trowel Pre-Krete concrete, or Owner approved equal, to a 1/2- to 5/8-inch thickness over metal lath.

Relief: Install a pressure relief valve with discharge pipe to 12 inches above nearest floor drain.

Support: Furnish and install tank support framing as detailed on Drawings with cross beams at saddle supports. Framing shall be all-welded construction.

Inspection: Contractor shall remove manhole on tank. Inside of tank shall be inspected by

Architect/Engineer before tank is resealed and put into operation.

Details of Installation: Refer to Drawings for details of installation.

EXPANSION TANK FOR DOMESTIC WATER SYSTEMS

Installation: Install an expansion tank and an automatic air vent where shown on Drawings.

Tap cold water supply to the water heater for expansion tank. Install the expansion tank close to the water heater and between the water heater and any check valve or the water meter.

VACUUM RELIEF VALVE

General: If required by Code, a vacuum relief valve shall be installed on the water inlet of each of the water heaters.

WATER HEATER PIPING CONNECTIONS

Valves: Provide shut-off valves on the inlet and outlet of each water heater to allow maintenance of the unit without having to drain the piping system.

Unions or Flanges: At each piping connection to the water heater, provide a union or a flanged fitting, between the shut-off valve and the heater, to allow for the removal of the water heater without disruption of the piping system.
