CABANA USAGE RULES RETAIN THIS DOCUMENT WITH YOU AT ALL TIMES Clubhouse Usage 1. All rentals must be contained within the clubhouse. 2. No exterior decorations on or around the clubhouse are allowed. 3. The Homeowner of record of the event is totally responsible for all persons using the facilities during the period rented and shall hold harmless from and defend the association against any and all claims or liability for any injury or damage shall be caused in whole or in part by the act, neglect or fault of the Homeowner, his/her agents, servants, employees or guests. 4. The Homeowner shall pay any fines for violation or any rules of the Association for private use of the facilities established pursuant to the CC & R’s or Rules and Regulations of the Bettencourt Ranch HOA Guest List and Gate Attendant 2. Authorized Renter must provide a written guest list to the gate attendant if the guest list is comprised of three (3) persons or more persons. Parking 1. Authorized Renter and their guests are to park in the designated parking lot of the cabana area only. No parking on the Association streets is permitted at any time. Animals of any Kind 1. No pets of any kind are permitted inside the facilities, i.e., Cabana, restrooms, function rooms, tot-lot, pool area or inside the pool area unless they are ‘seeing eye dogs’ only. 2. If a seeing eye dog is on property, the owner is responsible at all times for ensuring that animal wastes are removed in a sanitary manner. Conduct of Guests 1. Guests are not permitted to use the pool at any time during the rental period. Please also refer to item 4 and 5 on your rental agreement. 2. Authorized Renter is responsible and accountable for the conduct of your guests, and for ensuring your guests comply with all Association rules and regulations. 3. Guests under the age of 21 years old must receive continuous adult supervision at all times. A ratio of one (1) adult must supervise not greater than 10 guests who are under the age of 21 years of age. 4. If complaints are received by the Association due to excessive noise, this could violate your contract, and future usage of the facilities Food and Condiments 1. Alcohol may be consumed by individuals who are 21 years of age or older; alcohol may not be sold at any time. Alcohol may not be consumed outside of rental area. 2. No fire of any kind is permitted inside or outside the cabana. This includes candle burning, BBQs, fireworks, smoking (inside) etc. 3. You are responsible for removing all food, refreshments and condiments from the Cabana at the end of the scheduled rental day. This includes any items stored in the refrigerator, oven, microwave, cabinets, etc.

Decorations or Furnishings 1. Decorations or furnishings MAY NOT be attached to the walls, windows, doors or ceilings - as this will deteriorate the surfaces. 2. Existing furniture may be re-arranged, but not removed from room, during usage but must be returned back to their original configuration upon exiting the cabana. 3. Pool furniture may not be used during the scheduled event.
Entertainment 1. No music or music speakers or live music groups are allowed outside the facilities. Music volume is to be reduced at an appropriate time since this a residential neighborhood. Please close the Cabana doors and windows while music is playing so as not to disturb surrounding residents.
Housekeeping 1. Authorized Renter is responsible for restoring the Cabana and restrooms to a like and similar condition before the rental period. In the event the facilities are left in an unacceptable manner, BRHOA will charge a minimum $50 cleaning fee to restore the facility to a similar manner before the rental period. 2. Authorized Renter is responsible for providing all cleaning products and supplies, garbage can liners and the like - to be used to restore the facility to its original condition. 3. All surface areas, i.e., inside the refrigerator, microwave, oven, cook-top, burners, counter tops, etc. will be cleaned by the Authorized Renter using the appropriate cleaning products. 4. Authorized Renter is responsible for ensuring the kitchen floor, pantry floor, windows, furniture, and carpet areas are free of dirt and debris. Owner will supply an ample number of 10 gal plastic garbage bags. These plastic garbage bags will be used to store your local garbage. 5. Authorized Renter is responsible for removing all litter and trash around the exterior of the cabana, including parking lot. If it is found that garbage has been placed in other residents’ receptacles, Authorized Renter will be charged a minimum $50 fee for its removal. 6. Check the restrooms, appliances, hallways, kitchen, and other rooms where usage was provided.

Security access has been established for the period in which the facility is rented only. 2. Authorized Renter is responsible for exiting the property by the designed usage end-time. Failure to do so will result in forfeiture of the deposit fee. 3. Close and lock all windows to the cabana, this includes rest rooms and kitchen area. 4. Turn off all interior lighting, i.e., restrooms, kitchen, hallway, function room, kitchen pantry, etc. 5. Authorized Renter is responsible for ensuring the security system is set to the ‘RED’ light position located on the card reader before you exit the property. Failure to do so will result in forfeiture of the deposit fee.
