Access Statement for Seaspray Bed and Breakfast

Introduction

We, Jo and Dale Turner, aim to cater for the needs of all visitors in our home, based on a 10 bedroom Bed and Breakfast.

The following statement is a summary of our provision.

Pre Arrival

There is a bus stop 100 metres in each direction and there is a frequent bus service.

There are 2 mainline train stations (Hastings and Warrior Square, St Leonards) and the towns are about 15 minutes walk away.

There is a local taxi service that has accessible taxis, if required, and we can make bookings for you.

No animals - the owner has serious allergies.

We are a non-smoking building.

Arrival and Car Parking Facilities

On arrival to the property, please double park or park in a resident permit bay, and we will provide you with a half an hours permit to unload. From 8 pm until 9 am the parking is free. Then we can provide you with permits for the underground car park, over the road under the Pier from 4 pm until 11 am (19 hours). If you want to leave for 24 hours, for the other 5 hours you will need to feed the meter, pay and display style, and put the ticket alongside your Permit.

Disabled bays are 50 metres along the road and are free, if you own a disabled car parking badge.

We are happy to help guests with luggage.

The town is a 10 minutes, level walk, along the seafront from the Bed and Breakfast. In the event of an evacuation, we are able to use the front door on the first floor and/or the door in the basement (not the rear doors). The fire bell will ring continuously, if evacuation is necessary. If you require any assistance in evacuating, please notify us on arrival, and we will ensure you are evacuated safely, e.g. hearing impaired. We have at our disposal a vibrating pillow, but this will need to be booked in advance. We are happy to take delivery of hired equipment. (Please let us know if you do order; telephone number is below for hirers).

We supply a small drinks fridge in the bedrooms, which can be used for medication/food, and we can put larger items in our main fridge on request (this service is not available 24 hours). All special diets are catered for i.e. dairy, wheat/gluten free.

Off the pavement. First step is 15 cm high. 1 metre along to next step – width is 1.6 metres . Then 5 steps - 15 cm high, 30 cm depth and is 1.2 metres to front door. There are hand rails on both sides of steps, which are 1 metre off the ground.

First front door is locked at all times. Front door is double glazed, hung on the right hand side and opens inwards. It is 1.05 metres wide and has a weather strip 5 cm high. There is a drop down handle 1 metre off the floor and door bell is 1.45 metres on the left hand side.

You will be given a key and can access the B&B at all times. On entry into our home there is a lobby, 2 metres long and 1.3 meters wide. Not suitable for wheelchair users, but we can carry chair up steps. Steps are too steep for ramp.

To open, push handle down and let go. Place key in flat side in the top, then 1 click to the right. There is no need to lock the door when leaving and coming in, just shut. It is then locked from the outside but not from the inside. Therefore, no key needed to leave building. Door never to be locked when there are guests in the house.

On entry into our home there is a lobby 2 metres long 1.3 metres wide. It is not suitable for full wheelchair users but we can carry wheelchairs up the steps. The steps are too steep for a ramp. The fire call point and light switch is 1.45 metres off the ground and 2 metres to the 2nd stained glass door which is not locked so just push it open. The handle is 94 cm high 1.05 metre wide and opens inwards; the door is hung on the right.

Public Areas – General Internal

Corridors have a good colour contrast and are well lit. Emergency lighting will come on, if power is off on all floors. The floor coverings on the stairs and hallways, from the ground floor up, are all covered with short pile carpet.

Basement floors are covered with laminated flooring. Doors are 84 cm wide. All bedroom doors have a Yale lock and can be double locked from the inside. Extra keys can be provided upon request.

There is 1 twin/double bedroom on the ground floor with en-suite shower. 8 out of the 10 bedrooms are en-suite. 2 Single rooms share a shower room, but have their own WC. There is 1 public WC in the basement. The stairs are 18 cm high, 29 cm deep and 92 cm wide. Handrail is on one side only. Background music, only in basement area, and can be turned off on request.

Hallways –Ground Floor

There is seating provided in the hallway on the right. The floor is carpeted throughout the ground floor. On left hand side of hallway is a lobby door leading to ground floor room number 10 and private lounge. The lobby is 1.90 metres by 87 cm wide; the door is 84 cm wide.

On the right hand side there are 14 steps leading to room 9, on first half of landing. 5 metres further along the corridor to a lobby leading to basement stairs and the office (private), dining room, kitchen, public WC and laundry.

Lobby before the stairs is 2.40 metres by 1.10 metres leading to 14 steps each 19 cm high, 27 cm deep and 84 cm wide.

Door to the basement is 76 cm wide and 1.95 cm high Handrail is on the right hand side going down the stairs at 95 cm high.

Breakfast Room

Breakfast room is directly in front of bottom of stairs. 2 door fire protection, open during breakfast. Door is 84 cm wide.

Breakfast is served in the breakfast room in the basement. There are no steps in the breakfast room area. Furniture is flexible and can be moved, as required. Tables have under space of 64 cm high by 64 cm wide and a height of 73 cm (legs in each corner). There are chairs without arms, which can be moved to accommodate.

Menus are provided in large print with most special dietary/allergies requirements catered for. The room is well lit, very bright and airy with background music playing (which can be turned off, if required). There is fire access to front of house in basement area, up 10 steps to seafront pavement. Call point by basement front door and basement back door.

Public WC location - from bottom of stairs, turn right for approximately 4.45 metres to 2 steps, 1 x 18 cm high and 37 cm deep. Toilet door is on the left and is 76 cm wide. Pull cord, on your left, for light.

Bedrooms

All bedrooms are approximately 5 metres by 4 metres and are equipped with:

Bed Boards are available Beds are 75 cm high unless otherwise stated. All shower rooms: o Approximately 2 metres by 1 metre o Sinks are 78 cm high, free standing with an instant water heater. o WC is 44 cm high o Shower is 76 x 76 cm with an instant water heater. o Wall mirror o Shaving point o Central Heating o Extractor fan o Magnifying mirror o Are well lit and ventilated o Good contrast in décor.

There is 1 bedroom on the ground floor which is a double/twin. On first half landing is a single room with an en-suite. 1 double/twin room and 1 family room on first floor. 1 single and 2 double/twin rooms on the second and third floors. 1 WC on second half landing. 1 WC and 1 shower room on third half landing.

Ground floor room (Number 10) can be a double or twin

Door widths to bedroom is 84 cm and the bathrooms are 69 cm. The gap around the side and in between beds is 45 cm. Therefore you can only transfer onto the bed from the left side, however, furniture is moveable on request. Beds are 72 cm high. Divan beds are provided and can be 2 singles or 1 super king bed. 2 bedroom chairs with no arms are in the room and can be removed on request.

The room has the same equipment as stated above under the subtitle ‘Bedrooms’. This bedroom also has an en-suite shower room (see below for details).

Ground Floor Room En-Suite (Small)

Door opens in to the shower room. Small flat fronted sink on the right with clear under-space. It is 78 cm high. Toilet in front of door and is 44 cm high, with grip rail to the right hand side when seated. Shower, with sliding doors, is next to the sink beside WC. The room has good light and has a contrast in colours of the floors, wall, fixtures and fittings.

First half Landing –Single Room No 9

Double lobby doors, opening inwards and are hung on the right. Door width is 76 cm wide. Single bedded room, and the bed is located up against the wall space to the left hand side of bed. Bed is 72 cm high. En-suite shower room.

First Floor, Lobby Door leading to Rooms No 7 and No 8

Room No 7 – 1 double/twin room with en-suite. Door opens into the room, and is hung on the right hand side. Shower room on the left, door opens into room. The bedroom can be made up as a twin with 2 x 3 ft beds or 1 super king 6 ft bed.

Room No 8 is a family room. Door opens into the room and is hung on the right hand side. 2 single x 3 ft beds, 70 cm high and 1 double 4 ft 6 bed, 58 cm high.

Second Floor

1 single room - sea view, shared shower room. 1 double/twin room - garden view with en-suite 1 double/ twin room - sea view with en-suite.

Shared bathroom and WC on third half landing. WC on second half landing.
