AVALON VILLAS HOMEOWNERS ASSOCIATION Annual Association Meeting Agenda August 1, 2014

The meeting was called to order at 5:00 PM. Thirty-eight percent of the membership was present, not constituting a quorum (50%). The meeting was continued as an informational meeting and discussion. The Board will continue to conduct business with the owner members via email.

Item 1 of Agenda: Reading of Meeting Minutes for the Record The meeting minutes from the 2013 Annual Association Meeting were read to help recall the previous issues. Read and accepted. A copy was emailed to all of the owner members on June 1, 2014 as a reminder for this year’s annual meeting.

Item 2 of Agenda: Review of Rules and Regulations Kurt reminded all vacation rental occupied units, that they must limit their guest numbers to a total of 6 guests in following the bylaws. This can be a noise/traffic issue to owner occupied units.

Item 3 of Agenda: Landscape Report We are asking owners of vacation rental units, to post something in units, to inform guests not to turn disconnect or turn off the faucets and not to touch the timers. A lot of time and care has gone into maintaining the faucets and hoses.

Kurt has Catherine’s watering lay out design and is using that for watering. The grass has been mowed five times as of August 1st and mowing will continue through the growing season as needed. We have had to replace a couple of timers, which we are using a dual head faucet system.

We are continuing to have weed and feed and weed spraying done. (Kurt can you add the information about Connie and Arrowhead here please) Item 4 of Agenda: Building & Maintenance Report- Kurt stated that painting and staining was not due this year, but he would inspect the buildings, especially the south side of buildings 7 and 9 for need of trim painting. Mary’s grid for maintenance was written as a guide and projection, but we need to be watchful of the units to make sure that the outside areas are staying in good shape.

There is a AVHA Board consensus to deal with the water problem with Saint Francis Senior Resources (SFSR) and to take legal actions to resolve the situation. We are paying or subsidizing 18 apartment units and the two units on Story Road. Bernie asked if it would be helpful to contact a former MT state senator to get direction about who to contact in the state of Montana, since we have been designated a Public Water ______.

Item 5 of Agenda: Budget Report As of July 2014, our total liability and equity is $ A. Monthly dues payments: We renew our request that you sign up for automatic withdraws from your bank to the AVHA account at: Bank of the Rockies, Emigrant Branch, PL Box 298, Emigrant, MT 59027 and have your bank note either your name, or unit number on the deposit to assist with payment tracking.

Those of you who need to mail in checks: please do so in groups of six, or twelve postdated checks, one for each month of the year and mail to: Michelle Becker, Maverick Realty, 515 West Park, Livingston, MT 59047
