IRREVOCABLE GENERAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS that I, MR. / MRS. / MISS. ______S/O; / W/O; / D/O; ______Resident of______, holding C.N.I.C. #:______(hereinafter called the “Principal” which expression shall where the context so admits mean and include my legal heirs, successors-in-interest, administrators and Liquidators) do hereby make this Irrevocable General Power of attorney in favor of MR. / MRS. / MISS.______S/O; / W/O; / D/O;______Resident of ______, holding N.I.C. #: ______(hereinafter called “Attorney” which expression shall where the context so admits include his successors and assigns).

In my name and on behalf to do all or of the following acts, deeds, things and matters pertaining to, concerning with or in respect of my immovable property bearing all that piece and parcel of land measuring ______Sq. Yards vide P.D.S. Allotment Letter No. ______, dated ______, PDS. No. ______, CG No. ______, bearing Plot No. ______, Lane ______, Street ______, Phase ______, (Residential / Commercial) situated at SANGAR HOUSING PROJECT, KOH-E-BATIL, GWADAR (hereinafter referred to as the “Property”)

NOW THEREFORE, I, MR. / MRS. / MISS. ______S/O; / W/O; / D/O; ______do hereby irrevocably constitute and appoint MR. / MRS. / MISS. ______S/O; / W/O; / D/O; ______Resident of ______and any of his assigns, nominees or successors (hereinafter referred to as the “Attorney”) in my name and on my behalf to do or cause to be done the following acts, deeds, matters and things:

1. To look after, manage, control and supervise my all rights and interests vested in the SAID PLOT, in my name and on my behalf.

2. To send, serve, receive and accept all notices and summons issued from time to time by any person(s), office, authority, advocate, Court of Law, Civil or Criminal from Lower Court upto Supreme Court of Pakistan, against or for me in respect of my SAID PLOT, on my behalf.

3. To apply for loan against my SAID PLOT, to any Commercial / Schedule / Co-operative Bank and from any other loan advancing agency/authority/department and for such purpose to mortgage/assign my SAID PLOT, with the loan advancing agency/authority/department, as the case may be.

4. To appear, act and / or to represent me before all offices, authorities and departments of Federal and Provincial Governments, and / or other relevant departments/offices and to enter into any correspondence with them, to sign and file application(s), on my behalf.

5. To sign any paper(s)/document(s) on my behalf and to submit the same in any office /department/authority and to receive any reply, papers or documents from any office/department/authority and to acknowledge the receipt of the same, on my behalf.

6. To enter into “AGREEMENT-TO-SELL/SALE AGREEMENT” with any person(s) in respect of my SAID PLOT and to receive the sale consideration on my behalf and to issue valid and proper receipt(s) for such consideration.

7. To sell, transfer, convey, assign, mortgage, gift, encumber or otherwise dispose of my SAID PLOT, by way of Conveyance/Sale Deed, Gift Deed, Declaration of Oral Gift and / or by way of other deed/document/instrument with its physical possession and title documents to the prospective purchaser(s) and / or to the transferee and to admit the execution of the deed, before the authority concerned, on my behalf.

8. To purchase any Non-Judicial Stamp Paper(s), Adhesive Stamps or Court Fee Stamps in my name and on my behalf, in connection with the disposal/transfer of the SAID PLOT and to cause refund of the same.

9. To file or defend any Suit, Rent case, Ejectment Application, Complaint, Petition, Application or any proceedings, whatsoever before any Court of Law, Civil or Criminal from Lower Court upto Supreme Court of Pakistan or before any other authority as may be necessary or expedient relating to my SAID PLOT and for such purpose to appoint any Advocate, Pleader or Agent, on my behalf.

10. To verify and file such plants, written statements, applications, petitions, memorandum of appeal and swear such affidavits as may be necessary therefor and to compromise, compound, withdraw or refer the same to arbitration such legal proceedings in or before any Court of Law from Lower Court upto Supreme Court of Pakistan, or from any other authority, in respect of my SAID PLOT.

11. To make any payment to any office/department/authority due and payable against my SAID PLOT, on my behalf.

12. To give evidence in any matter pending in any Court of Law, or before any other authority in respect of my SAID PLOT and for such purpose to appear in witness box, for examination-in- chief, for cross examination, to file affidavit-in-advance, to produce any document, to summon any witness, on my behalf.

13. To hand over the physical possession and original title documents in respect of my SAID PROPERTY, to the prospective purchaser(s) at the time of the execution/registration of Conveyance/Sale Deed and / or any other transfer instrument/document, on my behalf.

14. To sign and execute all applications, affidavits, representations complaints, objections, forms, memorandum of appeals, agreement, undertakings, indemnity bonds, receipts, letters and all other documents of whatsoever nature in respect of my SAID PLOT and to present the same before the authorities concerned and to admit execution thereof, on my behalf.

15. That my “SAID ATTORNEY”, if desires can appoint, constitute, nominate and ordain any person(s) as “SUB-ATTORNEY”, on my behalf, with all or any of the powers contained in this GENERAL POWER OF ATTORNEY.

16. That under this GENERAL POWER OF ATTORNEY, my “SAID ATTORNEY”, shall exercise all the powers contained herein and other acts, deeds, things and matters as well, which are identical thereto in respect of my SAID PLOT, in his sole and absolute discretion without any let, hindrance, interference, objection or obstruction fro me, my legal heirs or any other person(s) claiming through me.

17. AND GENERALLY act as my “ATTORNEY”, in relation to the matters aforesaid and with all other matters identical thereto and to do all acts, deeds, things and matters done or cause to be done by my “SAID ATTORNEY”, in exercise of powers and authorities hereby conferred as indicated above and it is hereby declared that these presents shall at all times be conclusive and binding on me and on my legal heirs as well.

AND I hereby declare that all and every receipts, deeds, matters, and things which shall be the given, made, executed or done for the aforesaid purpose by the Attorney shall be as good valid and effectual for all intents and purposes whatsoever as if the same had been signed, sealed, delivered, given or made or done by me.
