OSCODA COUNTY TAX SALE PROCEDURES POLICY FORECLOSED PROPERTIES FOR NON PAYMENT OF DELINQUENT TAXES OFFERED AT TAX AUCTION

(TO COMPLY WITH PA 123, 1999 AS AMENEDED)

It is the policy of the Oscoda County Treasurer, acting as the Foreclosing Governmental Unit (FGU), to offer at public tax auction those properties that were foreclosed upon for non payment of delinquent taxes in accordance with P.A. 123 of 1999 as amended. There will be a minimum of two auctions, unless all properties are sold at the first auction, with the first auction containing a minimum bid comprising of all back taxes, penalties, interest and any costs incurred through demolition, cleanup, maintenance or security to the property. The second auction will be a no reserve bid, however the County Treasurer, acting as FGU, reserves the right to establish a reasonable opening bid to cover the costs of the auction.

Properties may be sold with restrictions as determined by the County Treasurer, acting as FGU. Anyone purchasing a tax foreclosed property at tax auction will be required to conform to any and all zoning requirements assessed by the city, village, township and/or county. Purchasers of tax foreclosed property will be liable for all special assessments place upon that property including but not limited to sewer and water assessments.

Properties may be sold individually or offered in groups of 2 or more at the Treasurers discretion, acting as FGU. Properties may have conditions placed upon them at the time they are offered at auction. These conditions may be placed upon the property at any time prior to the auction of the property.

Payment must be made by the end of the auction in accordance with the agreement made by the County Treasurer, acting as FGU, and the company performing the auction prior to the auction being held. Current Summer Tax Bills must also be paid at this time.

The County Treasurer, acting as FGU within 30 days after the property is sold at auction, may cancel any sale at anytime for any reason.

Proceeds from the tax auction will be in accordance with P.A. 123 of 1999 as amended.

The County Treasurer, acting as FGU, has the right to use any auction company or no auction company as he/she wishes.

All work performed by contracted or outside hired help regarding tax foreclosed property, no matter how limited, is the property of the Oscoda County Treasurer, acting as FGU and cannot be used without the authority of the Oscoda County Treasurer, acting as FGU.

Any items not listed within this policy are governed by P.A. 123 of 1999 as amended.
