Agenda : Welcome/Introductions President Doug Bruha opened the meeting at 10:00 a.m. and welcomed everyone. Introductions followed.
Financial –Update on 2016 Operating & Reserve Year-end 2016 reports were reviewed as presented. They show we are financially in good shape. Both Community Reserves and Marina Reserves are building once again. For the marina, one bill has not yet come in for last year on dock removal by Rockett Marine. Also, Docking Solutions does charge more than Rockett for putting in and taking out docks, but is about the only one around here that does that.
Clubhouse and Pool Update The pool was in great shape in 2016 after being resurfaced in 2015. A berm filter was repaired last year, and the other may need doing this year. A playset was ordered, and will be placed between the volleyball net and the other playset, with new mulch for both. Volunteers are being sought to erect it when it arrives. Bids are coming int for surveylance equipment for the clubhouse and pool area. The clubhouse hours and pool hours are 9 a.m. - 10 p.m. Note that the Board is not the police; they can’t be here all the time, and really it is up to everyone here to watch out for Community property as well as each other.
Landscaping & Grounds -Picketts will be coming out to take care of cracks in the tennis courts, which should be a yearly maintenance. -Updating of the entry monument is still in discussion. -It was noted that the easement/walking path is completely block next to Kobeski’s Lot 6 on Cherokee Circle. -The Community does not spray for mosquitoes. Contractors, such as Mosquito Squad, provide this service. It reportedly is effective, and can be done for around $50/each spraying, last several weeks up to a month.
Legend Lake Aerator have been on for about two weeks now. Expenses usually include costs for enzymes and bacteria, aerators, and dye. These things have cleared up the water very well. Legend Lake is just ground water, and height is dictated by the height of Castle Rock Lake, so treating and moving the water should keep it looking good. It
No unleashed dogs are allowed on the beach, or any other area, as they scare others, especially children. Therefore, anyone can go ahead and say dogs should be leashed if they see otherwise. Also, since the deer are having their fawns, dogs should not go chasing after any of the wildlife.
-Minnows should be added in the next few weeks, and Lulich should be tilling the beaches in mid June. -The gazebo does tilt slightly. This was discussed last year, and is still on the list to investigate how to repair it.
-Notes and Reminders: Please do NOT put fish from Castle Rock Lake into Legend Lake. Legend Lake is for Half Moon Bay owners and their guests, and is Catch-&-Release only NO gas powered motors (RC or full size) are allowed on Legend Lake. There is a 30’ setback from Legend Lake to the surrounding properties.
HMB Community 2016 Spring Mtg Minutes Page 1 of 3 Marina/Docks Since boats are getting wider, and thus the lift sizes are increasing to accommodate, four-foot sections were added to many spaces to remedy the smaller slip spaces. This was done in the long dock, the west condo docks behind MacArdy’s, and the EZ docks by the east condos. There should not be anyu problems for width for boats with lifts going forward. This was all done for around $20,000 from last fall and this spring, so marina reserves will go down, but not by the $150,000 figure that was quoted to replace some of those dock. The next that would be done if/when needed could be to put in a 10-plex on the river, and then after that to revamp and expand the ramp docks from 12 to 14 slips. We are allowed a total of 105 slip spaces permitted by WRPCO, and we are now at our allowed limit for distance from the shore for the long dock in the main marina. All slips count the same, whether they are for a pwc or a boat. What we have in the water for docks or day docks is approved for where it was placed and can’t be changed, except to shift slightly if needed for lake bottom conditions.
Boats can start going in for those without lifts. Note to those with lifts: water is about two feet higher lower than it would be in early to mid summer. Also, with low water, it could cost you to re-adjust your lift legs, so you may want to wait to re-adjust.
The marina parking and driving area was regraded and cleaned up. Fourteen loads of gravel was brought in and compated by Hamm’s Excavating, and sloped away from the dumpsters to the sides. This should last at least eight years. Cost was shared between the Marina and the Community.
Architectural Control Committee – Randy Brandt agreed at the Board meeting to go onto this committee. Josh Adam volunteered to also go on it.
New Business: -Copies of the new Juneau County Visitor’s Guide are available, and it includes a map showing town roads. Also, there are four rivers in Juneau County that have canoe and kayak routes.
-The Sanitary District election meeting will be May 18 at 9 a.m. Please come to vote, as who you vote for can affect the costs you pay to the Sanitary District.
-The Township is now accepting logs and cut up logs at the brush dump from Germantown township owners. -Reminder that fireworks are not allowed. The sheriff's department will be tough on fireworks, as this area is in the hazardous fire.
-July 29 at 10:00 a.m.: The Annual Meeting and Elections will take place. Three Board member positions are up for election, currently held by Bud Henning, Chris MacArdy, and Randy Brandt. Anyone else who may interested in being on the Board can contact any of the Board or the office.
-July 29 from 5:30-9:00 p.m.: HMB Community’s annual potluck picnic that evening of July 29. Anyone interested in volunteering to chair and coordinate the potluck picnic should let Michaele know.
-The first weekend in June will be a cleanup weekend. Additional dumpsters will be provided so that owners can discard their large items. This was requested due to the amount of large items being thrown in the dumpsters that should not be.
