Grove Isle June 2013 Newsletter www.groveisle.org President's Report

On Wednesday, May 15, 2013, and Thursday, May 16, 2013, the Board of Directors interviewed four candidates for the Property Manager position soon to be vacated by Bob Dees. Three of the candidates were recruited by our Management Company Elliott Merrill and one was our Administrative Assistant, Adrienne Comegys. We had a difficult decision to make. All of the candidates were impressive.

Our decision was based on the candidate whom we felt offered the most to our Community. The selected one brings a great deal of experience, knowledge, and management style we were seeking. He believes the Property Manager should be proactive, visibly present around the property, and should take a “hands on” approach to managing. He managed associations through the hurricanes of 2004 and 2005. He is a well rounded individual with a diverse background. His name is Robert Mullett and we are looking forward to working with him. He should be on board in early June, 2013. Our current Manager, Bob Dees and Administrative Assistant Adrienne Comegys will help with the transition. Please do your part to make him feel welcome.

At the Board of Directors Meeting on May 22, 2013, Ian McLean was appointed to fill the First Vice President slot vacated by Lee Levesque’s resignation on April 25, 2013. Ian was chosen among three candidates who expressed interest in the position. Jonathan Miller and Garry Luke were the other candidates. All three were interviewed by the Board of Directors. Once again, a difficult choice faced the Board. Ian was chosen because we felt he offered the most to the Community at this time. Thanks to Garry and Jonathan for their interest, and thanks for their past service to the Community as members of Board of Directors. The Engineer Survey and Assessment Project centered on our storm water drainage issues will begin very soon. Carter Associates will be conducting the work. We have had a drainage issue here in Grove Isle for many years. Although the emphasis will be on the cul-de-sac at the berm, the survey and study will address our overall drainage issues around the property.

Much has been discussed over the past several months regarding the potential liability to the Association regarding alcohol consumption at our various social events here at Grove Isle. Initially our Insurance Agent, Keith Carroll thought a liability existed only when alcohol was served as part of the admission to the event. In other words, when it was being sold. Our Attorney, Chuck McKinnon, however, advised us that the liability exists whether the alcohol is sold or brought (BYOB) to the events.

A meeting will take place on June 4, 2013, in the MCH Conference Room with Keith Carroll, members of the Insurance Committee, Bob Dees, and me. We will attempt to resolve this issue and review the dollar amounts for appropriate coverage. We will keep you posted.

Our next Board of Directors Meeting will be July 24, 2013. On behalf of the Board of Directors, I wish you a very healthy and pleasant summer. Remember, communication is key to our success.

Bill Sances Association President

Manager’s Report

Where did the month of May go? I thought May was going to be a slow month, but with heavy rains, rusting re-bar causing cement/stucco problems, and many resident minor work orders, we have been kept busy.

We never know when rusted re-bar will show up until stucco starts to fall or crack. This month the main problem was a column that supports the stairway to the second floor in one of our buildings. The landing had to be jacked-up and supported during the repairs and the problem has been fixed and the support is like new. With heavy rains we find the weight of the water causes some of the older gutters to pull away from the sides of the buildings. All such problems have been handled by Gutter King our gutter vendor.

Our summer projects will include replacing 33 rusted fire extinguishers boxes, many painting projects around the complex and the re-surfacing of the tennis courts.

As you know a new manager has been appointed and I will be working with him this month to help with the transition.

On that note, I will say goodbye to everyone and wish you all the very best, knowing that this Board and other Boards to follow will always keep this property in the condition that it currently is in. I will be here for the full month of June; however, I will ask the new manager to report for the Newsletter next month as part of the transition.

Goodbye all and may God Bless everyone.

Bob Dees, Condominium Association Manager.

Garden Homes

The monthly meeting of the Garden Homes at Grove Isle was held on May 15 at the Riveredge Clubhouse. After committee reports were presented we discussed many items including trimming of shrubs, the possibility of wireless sprinklers, problems with trees and soffits, all of which will be addressed in the near future.

Several members have been working diligently on revising our rules and regulations and producing new forms which should simplify and clarify procedures for all. A motion was made and passed to approve these revisions. A copy of the new version will be distributed to all homeowners and will replace all prior versions. Homeowners should ensure that all guests and/or renters are aware of the Rules and Regulations. We were reminded that the trimming of the palms will be starting June 19th with the possibility of also trimming the oak trees.

We will not have any regular meetings during the summer. The next regular meeting will be October 16 at which several important issues will be voted on.

Have a good summer and see you in the fall

Alan Hager, Liaison

Safety Committee

To improve Grove Isle security starting in June the owner's gate will be closed from 11pm until 6am and all vehicles will have to go through the visitor entrance. If the vehicle has a G.I. resident sticker they will be waived through, If not they will have to show picture I.D. to the guard to gain entrance. If you do not have a sticker for your car please visit the office to obtain one.

Hopefully this will not inconvenience residents as we add another layer of security for our community.

FEW Club

The last regular meeting of the FEW Club for the 2012-13 season was held at the Riverside Clubhouse on May 14. About 25 members enjoyed coffee and breakfast treats.

During the meeting President Rolly Marsh asked for ideas for speakers and field trips for the next season. Several suggestions were made, including a trip to the Sebastian Inlet Museum, a guided boat trip to Pelican Island, boat tour of Blue Cypress Lake and surrounding birding areas, Sebastian River boat trip, fishing trip on the Ft. Pierce Lady, Audubon speaker and bird watching with Richard Baker and the Environmental Learning Center in Wabasso. These ideas will be acted on this fall. If anyone has other ideas for trips or speakers please contact any one of the FEW Club officers listed below.

The trail to the deck overlooking the Intracoastal Waterway is in great shape. Two new benches have been placed along the trail a little past the half way point. Several plants are flowering and we have seen many butterflies. Just watch out for the occasional crab hole down towards the end. Trail boss, Bill DeNoncour and a limited trail crew will keep an eye on the trail over the summer months.

The first regular fall meeting of the FEW Club will be held on the second Tuesday of the month, October 8. Our first event will be the popular Veteran's Day celebration on Saturday, November 9. We are looking forward to another exciting season.

We hope everyone has a great, and most importantly, safe summer. Rolly Marsh, President 603-969-5346, Darryl Miller, Vice President 585-317-3405 Nick Campanella, Treasurer 772-257-5490, Betsey Ruehl , Secretary 772-770-4418

Tennis Club

I am pleased to confirm, following Board approval, our tennis courts will be re- surfaced this summer. This time the work will include a fibreglass membrane over the entire court surface which will help retard future cracking. The color will again be red/dark green with the two Pickleball lines in a similar color to the ones we have now.

When the work is underway if you could email me some pictures I will put them in a future Newsletter and on our website.
