Greetings from the Board of the Bluffs West Property Association!

ANNUAL MEETING NOTICE: Monday, April 6th starting at 7:00 p.m. and ending around 8:00 p.m. at the Redlands Middle School cafeteria (2200 Broadway). Please note that only property owners whose dues and assessments are paid in full are enumerated for the establishment of a quorum, and only such owners may vote in person or by proxy.

AGENDA: 1. Review of finances for 2014 and presentation of 2015 budget- Paul von Guerard 2. Discussion of plans for replacing irrigation system – 3. Discussion of Special Assessment or annual incremental dues increase to cover cost of replacing irrigation system 4. Architectural control committee report - Keith Williams 5. Board changes and need for new Board and ACC & PUMP committee members - Paul von Guerard 6. Annual Cleanup Saturday April 11 (see below)

DUES & ASSESSMENTS: These funds are vital to our ability to run the POA and are NOT optional. Thanks to all who pay their dues & assessment promptly - it helps the POA keep up with our expenses. If you are in arrears please take the appropriate measures to bring your account current.

POA INFORMATION: Can be found at the website: www.abamanagement.net, to access information for Bluffs West go to the “Our HOAs” section of the webpage and then to “Bluffs West”.

COMMUNICATION: If you would like to receive email notifications during the irrigation season please send an email to [email protected] with POA Group in the subject line. If you are already receiving these emails you will remain on the distribution list until you indicate otherwise.

ANNUAL CLEAN-UP DAY: The neighborhood clean-up day will be Saturday, April 11th starting at 9:00 a.m. at the pump house. Please come with household members and bring rakes. Plastic bags will be provided. Trucks and trailers are also needed as well as a chain-saw. Many hands make light work! Many of you may be busy that morning, if so you are encouraged to clean up any areas around or near your property when you can.

IRRIGATION: Redlands Water plans to turn the water into the ditches Monday April 13. The Pump Committee plans to have the irrigation system up and running Saturday April 18. To that end we will be testing the system the weeks before so please have your MAIN VALVES TURNED OFF BY MARCH 31 to avoid flooding you and your neighbors.

In the event you are unable to attend the meeting, please consider providing a proxy to a neighbor who will be attending or to the board of directors who may vote your proxy at any issue that arises during the meeting.

Agreement Granting Permission to Use Property

I, WHOEVER, President of the Bluffs West Estates Property Owners Association (POA), acting on behalf of the POA, owner of the property located adjacent to the rear property line at XXXX North Arriba, Grand Junction, Colorado, hereby give our permission to HOMEOWNER to plant and tend to landscaping plants and shrubs, located on a ten foot by twenty foot strip of POA property bordering the north side of their platted property line. POA reserves the right to revoke this permission at any time. All improvements lying within the POA property are owned by the POA to do with as they please.
