Dear Dead-Beat:

Although I’m not required by law, or by our lease agreement, to provide you with this notice, I prefer to give you every opportunity to pay or move before formal evection procedures begin. If legal evection action is required, a Detainer Warrant will be issued against you and it will become a permanent part of your credit and rental history, thereby effecting future rental and credit options.

Therefore, you are hereby notified that the rent for the premises now occupied by you, located at STREET ADDRESS HERE, is now PAST DUE. Your last payment was due MONTH 1, 2005. Your account is now delinquent in the amount of $000.00 plus late charges of $00.00, for a total amount of $000.00.

Please send payment immediately. You are required by law to pay the past-due amount in full within Five (5) days. If we have not received it within Five (5) five days, the lease agreement will be terminated. You will be required to vacate immediately and deliver up possession of said premises. If for any reason you will not be able to fulfill your agreement, it would be to your advantage to notify me immediately that you will peacefully relinquish the property and arrange a payment plan for the past due amounts.
