TANNERIE WOOD HOMEOWNERS ASSOCIATION BOARD OF DIRECTORS MEETING MINUTES February 20, 2014

Attendance: Board Members Present: Sheryl Barbin, Ray Funkhouser, Bernice Marinucci, Maria Rosen, Michael Rush, Carole Witt Attended: Carol Cohen via teleconference Management: Katie Roberts

Call to Order: Bernice Marinucci called the meeting to order at 7:40 p.m.

Homeowner’s Forum:

There were no homeowners present.

Minutes:

A motion was made by Maria Rosen and seconded by Sheryl Barbin to approve the January minutes. All agreed.

Treasurer’s Report:

Maria Rosen distributed the Treasurer's Report via email prior to the meeting.

Follow-Up Report:

Dog Waste Sign - When weather clears, Bernice will ask Fred to accompany her for a walk around the community to decide where the signs should go. Then the board will contact homeowners involved. 2014 Inspections – The board reviewed the inspection process to ensure we are fulfilling our responsibility to keep house values up while making sure the inspection process is fair. Katie asked if any board member would like to accompany her on the annual inspection tour. Maria Rosen volunteered.

Management:

Snow Removal – Katie reported that we have gone over our $10,000 budget for snow removal. The board discussed moving some of the large piles of snow, however, that would cost approximately $500.00 and it was felt that the cost was high and hopefully Mother Nature would take care of that. It was also suggested that we have the excess snow stored in a few parking pads, however, that would create less parking. It was also brought up that some homeowners are shoveling their snow in the street which is against a Township Ordinance (the Township Ordinance states that it is illegal to shovel, plow or blow snow onto a street in accordance with Ordinance #1062). Remember to shovel snow to the right side of your driveway, facing the road. This will help to reduce the amount of snow pushed back into your driveway during plowing. Keep in mind that this could involve the police.

Storm Damage to Trees – K&K came out to check the trees/limbs that have fallen. As there were none in the common area that they felt was an immediate danger, they gave us a $2,000+ cost to do the clean up when the weather gets warmer. A vote was taken and the board approved. Bernice mentioned that a homeowner saw a tree in the basin area that looked dangerously leaning toward Susquehanna Road. Katie will have K&K check it out. Since the meeting, Asplundh’s were out and worked on the trees along Susquehanna Road.

Miscellaneous

Potholes – Several calls were made to the Township regarding the potholes in the community, particularly the ones at entrance. It took them a while, but with Maria’s persistence they finally fixed the ones at entrance.

Illegal Parking – Nancy mentioned that she talked to the Fire Marshall regarding illegal parking, particularly around the planters in the cul-de-sacs. This is a serious safety problem. They recommended that should a homeowner notice this they should call the Upper Dublin Police. These cars will get a violation/ticket.

New Board Member – Ray Funkhouser has moved and his house is up to sale. Ray has graciously agreed to remain on the board until his house sells. Ray will be greatly missed. If anyone in the community is interested in joining our board, please let us know.

Exterior Modifications:

There were no EMF’s.

The meeting was adjourned at 9:15 p.m. The next meeting will be Tuesday, March 18, 2014. All homeowners and residents are welcome.

IMPORTANT Annual Spring Inspection

 The inspection will begin late April to early May, depending on the weather. Violation letters will go out in May.

 Please take some time to check out your property. Although all outside areas of your home will be inspected, special emphasis will be placed on stucco, steps and house numbering.

 Please note that the correction time for violations will now be 30 days from date of letter. This is in accordance with the Rules and Regulations of Tannerie Wood Homeowners Association documents. The procedure will be as follows: The Management Company will inspect the property and will send a letter asking for the violation to be corrected within 30 days. On the 31st day the Management Company will re-inspect the properties. If your property is still in violation you will receive a fine letter. We are asking that you notify the management company when your violation is corrected.

 Keep in mind that mini-inspections are done throughout the year and they can include a violation.

 If you are unsure of your violation or need a better description, please contact the Management Company.

 And another reminder – Please note that our documents state that trash cans/recycle cans be placed out no earlier than dusk the night before (Wednesday night) and taken in by dusk the night of trash pickup (Thursday). Our roads are narrow and we have no shoulders, therefore not only are trash cans in the way of traffic and are a potential safety hazard, but they are also unattractive. Please abide by this rule.
