Rental Rules*

CHECK-IN TIME is AFTER 4 P.M. EST AND CHECKOUT is 11 A.M. EST. NO Early Check-in or late checkout (unless prior approval by owner or owner’s representative).

Valid Photo Identification is required at check in (a copy will be made)

If the person who made the payment is not going to be there at check in we will have to confirm in advance with the merchants services to assure the charges are authorized.

This is a NON SMOKING unit.

All debris, trash and discards MUST be placed in appropriate receptacles.

PETS -

PETS are not permitted in rental units under any conditions.

REFUNDABLE SECURITY DEPOSIT

This fee is NOT applied toward the rental and is used to cover potential damages to the property and its contents, for such as but not limited to:

• Damage done to suite or its contents, beyond normal wear and tear.

• Suite or house is left unlocked and results in damage or theft.

Cover Missing or damaged Miscellaneous items

• Linens

•Pillows

•Towels

• Remotes

•Dishware and ect..

PAYMENT – An advance payment* equal to 50% of the rental rate is due upon booking. The advance payment will be applied toward the rent. Please make payments via credit card or Paypal. The advance payment is not a damage deposit. The BALANCE OF RENTAL is due (30) days before your arrival date.

* Reservations are not confirmed until receipt of the advance payment.

CANCELLATIONS – CANCELLATIONS - Cancellations that are made more than (30) days prior to the arrival date will receive a 90% refund. Cancellations made within thirty (30) days of the arrival date will be refunded 50%.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons. An additional charge or $25.00 per person per night for guests in addition to four (4) persons will be assessed.

MINIMUM STAY – This property requires a three (3) night minimum stay unless otherwise agreed to by owner (or owner’s representative). Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.

INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.

NO DAILY HOUSEKEEPING SERVICE –

MISSING TOWEL FEE- There will be a $25.00 fee charged for each missing towel.

NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the suite, daily maid service is not included in the rental rate. However, a cleaning fee of $125.+ tax per week (due with final payment, if applicable) will be charged for all stays, the owner (or representative) will inspect the suite as needed to ensure that guests are as comfortable as possible. We suggest you bring beach towels – if necessary. We do not permit towels or linens to be taken from the suite.

RATE CHANGES – Rates subject to change without notice.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. A state or government issued identification (e.g. driver’s license, passport, federal identification) will be required to verify the renter’s identity at time of check-in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING –

PARKING – Parking is relegated to street-side parking only. Vehicles are not permitted to park in the driveway of the property unless approved by the owner. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

JETTED TUB – No children under the age of 12 shall use the tub unattended. When using the jetted tub, remember there are certain safety precautions that should be exercised due to the depth and height of the tub. Use at your own risk. Remember to never use the jets unless the water level visibly covers the jets. Any misuse or intentional improper operation of the tub that causes damage will result in financial restitution to be paid by the renter to the owner to repair/replace the tub. The renter will also be responsible for the advertised daily rental costs for every day the suite goes unrented due to repairs being made to the tub.

STORM POLICY–

STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Local roads can be very congested and even completely obstructed during a storm (i.e. snow). Although New York City roadways are well maintained, we do encourage all renters to consider weather and even traffic conditions when determining appropriate travel time. We do not refund or prorate rental payments due to late arrivals or inability to travel due to weather conditions. TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. This suite and the home it is housed in are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
