FAILURE TO OBTAIN CONSENT TO RENT BEFORE RENTING, WILL RESULT IN A FINE OF $200.00

The Board of Directors of Sundowner Park, Inc. hereby gives conditional approval to rent or lease the aforementioned property, with the understanding that the parties concerned will adhere to the following provisions as well as the rules which apply to all residents of Sundowner Park, Inc.

1. SHAREHOLDERS MUST:

A. Obtain a copy of the rules of Sundowner Park, Inc., and review them with prospective tenants. A copy of BASIC RULES FOR RENTERS MUST be posted in each rental unit.

B. Leave with the Managing Agent an address and telephone number where he/she may be reached at ALL TIMES (day and night). Any problems with the renter must be resolved immediately by the shareholder of the lot.

C. Renters and lessees must be a family unit or single persons of adult age. D. Assume liability of any damage caused to Sundowner Park, Inc., by renters or lessees.

E. Submit to Managing Agent the names of all people authorized to occupy the premises under the rental/lease agreement between the shareholder and renter/lessee PRIOR TO OCCUPANCY. The number of people permitted to occupy any dwelling unit will depend on the size of the dwelling and approved by Managing Agent.

F. Be aware of the authority granted to the Board of Directors of Sundowner Park, Inc., to withdraw consent to rent or lease a unit for failure to adhere to:

a. Conditions of the Proprietary Lease.

b. Rules of Sundowner Park, Inc., as listed on the Offering Statement.

c. Additional Provisions as listed below.

G. Fulfill all above requirements PRIOR TO OCCUPANCY of the unit by the renter/lessee.

2. RENTERS/LESSEES MUST OBSERVE THE FOLLOWING:

A. No more people than the unit can accommodate may occupy the unit and such number must be noted in the rental/lease agreement with the approval of the Managing Agent.

B. The number of automobiles which may enter the Park must conform to the parking regulations which allow only one vehicle per inside lot.

C. There shall be no trespassing on any other lot. This is interpreted to mean: walking through a lot, riding bicycles through another lot or parking at another lot.

D. Renters are not permitted to have pets in Sundowner Park. Lessees may have one pet upon approval by the Managing Agent, and so long as the Park rules governing pets are adhered to. E. It is the policy of the State of Maryland and of Sundowner Park, Inc. to make reasonable efforts to provide an environment free from the manufacture and distribution of drugs;

a. Those controlled dangerous substances as defined under Section 277 of the Maryland Controlled Dangerous Substances Act, Article 27 of the Annotated Code of Maryland, as amended.

b. Those controlled substances as defined under Section 102 of the Federal Controlled Substances Act, 21 USC 802, as amended.

F. You as renter/lessee hereby agree, as a condition of occupying the rental/lease unit, that no person occupying or otherwise using the rented/leased unit shall commit a Drug Violation. A Drug Violation is defined as the actions of any person to:

a. Manufacture, sell, distribute, dispense, or store for such purposes any drug on or about the rented/leased premises.

b. Attempt, endeavor, or conspire to manufacture, sell, distribute, dispense, or store for such purposes any drug on or about the rented/leased premises.

G. If during the term of the rental/lease, any renter/lessee or any person occupying or otherwise using the rented/leased unit violates the terms of paragraph (F) above (A “Drug Violation”), such Drug Violation shall be substantial breach resulting in an event of default under the rental/lease agreement, and the Managing Agent may elect to;

a. Terminate your rental/lease agreement immediately and proceed to seek repossession of the unit in accordance with applicable law.

b. Declare a breach of the rental/lease agreement and proceed to seek repossession of the unit in accordance with applicable law.

c. Require any renter/lessee or other person occupying or using the rented/leased unit and committing a Drug Violation, upon proper notice from the Managing Agent, to vacate the rented/leased unit permanently and not thereafter enter upon the premises.

H. Criminal Conviction under Federal, State of Local law shall not be a precondition for termination of tenancy. I. If the Managing Agent acts under paragraph (G)(c) above, you as renter/lessee shall cooperate with the Managing Agent in any and all efforts of the Managing Agent to require any person committing a Drug Violation to permanently vacate the unit and to cease using the unit to commit Drug Violations. You as renter/lessee hereby assign and convey to the Managing Agent all of the rights as renter/lessee necessary to accomplish the purposes of the Managing Agent under this paragraph (G)(c).

a. If any renter/lessee who commits a Drug Violation is given a notice to vacate or is required to vacate the unit under the provisions of paragraph G, you hereby agree that the Managing Agent may report the names of such persons committing a Drug Violation once they have vacated the unit. If they have vacated the unit without having a Court Hearing, the Managing Agent may still provide the name of any person who committed the Drug Violation. If the Managing Agent intends to report a name, the written notice of termination or written request to vacate shall inform the person of this intension, and shall include such information as may be required by law.

b. The Managing Agent investigating your background as a prospective lessee may check whether your name has been reported for a Drug Violation.
